What is a short-term rental in Toronto? As in other Canadian cities, there’s a notable difference between short-term rentals and vacation rentals. While vacation rentals are typically seen as being less than one month in duration, short-term rentals typically range from 1-6 months, with the most common being month-to-month leases – which we’ll be focusing on in this post.

These types of rentals are often desirable as they offer renters greater flexibility. They can also be necessary for temporary or contract-based workers moving cities, since they might not want or need to find housing for an entire year. Short-term leases and month-to-month rental leases are also particularly popular among post-secondary students, since they can simply rent a unit for a semester or two rather than needing to sign on for an entire calendar year. You might also hear short-term rentals in Toronto referred to as monthly rentals or month-to-month rentals, but these both differ from weekly rentals in Toronto, which would generally be considered vacation rentals.

How to find month-to-month rentals in Toronto

Renters can easily search for month-to-month rentals using liv.rent’s built-in search filters. Simply select ‘Filters’ from the top-left of the listing page, scroll down to where you see ‘Lease Type’, then select ‘Month to Month’ to only be shown leases that renew on a month-to-month basis.

Once you find a listing you’re interested in, you can sign up to apply or just reach out and send an instant inquiry to the landlord. You don’t need to have an account to ask questions, but it’s a good idea to start so you can keep all your correspondence saved in your chat history.

It’s much easier than back-and-forth email correspondence or phone calls. Plus, you don’t have to finish filling out your profile entirely until you’re ready to apply. And, once your profile is complete, you can use it to apply to multiple units, saving time and energy.

Now that we’ve covered what exactly short-term and month-to-month rentals are and how you can find them on liv.rent, let’s dive into some specific strategies for finding the perfect place. Renters essentially have three options when searching for a place to rent. If you’re already somewhat familiar with the area you’re looking in, you can search by location – for example, if you know you want to be in Downtown Toronto, you can simply hone in on this area using a map search.

Otherwise, you can search by your individual requirements and lifestyle needs. For example, if you don’t plan on bringing your own furniture, you can search for furnished units in order to narrow down your results. If you’ve come to expect a certain level of luxury from your living section, you can also filter your search by price, number of bedrooms, or minimum square footage as well. Finally, if you’re moving for work reasons, you can try searching by your career type to try and find hotspots among your fellow professionals or near your workplace.

Within this diverse city, also known as ‘The Flower Town of Canada’ thanks to its large greenhouse industry, there is plenty of green space and restaurants offering authentic cuisines from around the world. Brampton is also a short drive to Toronto Pearson International Airport, with transit options offering quick access from all corners of the city.

Proximity to Downtown Toronto:

Brampton is about a 35 to 50-minute drive to Downtown Toronto by car, which makes it an exceedingly popular place for commuters seeking less expensive rental housing. By transit, Brampton is only about a 45-minute trip to Downtown Toronto by way of the GO Train from Bramalea GO Station.

In addition to being one of the cheapest places to rent in the GTA, it has also been one of Canada’s fastest-growing cities from 2001 to 2011, going from a relatively small suburb to a mid-sized city with a population of over 100,000 people. Milton’s many residents benefit from the area’s many unique outdoor spaces, trails, and year-round activities, as well as its relative proximity to Toronto itself.

Proximity to Downtown Toronto: Milton is about a 45 to 55 minute drive to Downtown Toronto and about 2 hours by GO Train from Milton GO Station.

Rental types: Milton is still a largely suburban city despite its rapid growth, with mostly townhomes and single-family residences as well as some low- and mid-rise condo buildings.

Richmond Hill is a fast-growing community in the York Region of the GTA, just North of Downtown Toronto. The area has even been counted among the six best places to live in Canada as recently as 2014, and it’s easy to see why. Mixing history, community, and a uniquely down-to-earth feel, Richmond Hill is the perfect place for renters seeking a cozy escape within a lively urban centre.

Rental types: Vaughan is approximately 30-50 minutes by car to Downtown Toronto, or 50-60 minutes by public transit. Richmond Hill is just slightly further – about 40-60 minutes by car and an hour or so by public transit.

Burlington is the largest of the four municipalities that make up the Halton Region, and is also the centre of the Golden Horseshoe – one of Canada’s largest industrial markets.

Proximity to Downtown Toronto: Burlington is about an hour’s drive to Downtown Toronto, or about 45-70 minutes by public transit depending on the route taken.

Rental types: Burlington has a good mix of single-family residences, as well as some newer mid-rise apartment buildings throughout its downtown district.

Toronto rent has rebounded significantly since the onset of the COVID-19 pandemic, especially in Downtown where prices have returned to well above their previous levels.

So, what’s the cheapest rent in Toronto? Well, the average rent is $2,190 for an unfurnished one-bedroom and $2,410 for a furnished one-bedroom unit. But if you break down rent by the GTA’s different cities & municipalities, then the current unfurnished one-bedroom rent prices look like this:

What is the cheapest rent in Toronto?

The cheapest places to find homes for rent in the GTA are typically found in cities like Brampton and Oshawa which are a little bit further away from the centre of the city, but prices have been known to fluctuate significantly throughout the GTA.

As an example, Oshawa has typically been the cheapest place for renters in Toronto over the past years, but this list shows that there are plenty of individual neighbourhoods in other corners of the city and region with even cheaper rent. How to find cheap places to rent in the GTA

Now that you have an idea of what the cheapest neighbourhoods are in the GTA, how do you find cheap rent?

1. Use liv.rent to find listings

The first place you can look is liv.rent — search in an affordable neighbourhood and drat and drop the price selector tool to pull up listings that are within your budget.

2. Look for rental incentives

Next, you can scan listings with rental incentives like a month of free rent, discounts on rent, or other freebies that come when you sign a one-year lease.

3. Negotiate rent

Finally, you might be able to negotiate a lower rent for a unit. This is especially true if the place you’re looking at is listed for above the monthly average in the area.

Ask the landlord if they’d be open to accepting 5% to 10% less and be ready to prove that similar units in the area are going for cheaper.

This profile is different from others in the series as it is the first one we are running during the current pandemic. Like all businesses, GEC has had to adjust to the new environment. How has COVID-19 impacted your business?

Since COVID-19, the Government of Canada began denying entry from any non-Canadian citizens, we have seen a high number of cancellations across all our residences and have shifted our target demographic from international students to local residents. We have amped up our marketing for private apartments and have reduced our rates. Despite this pandemic, many people still need a place to stay and we’re trying our best to connect with them.

We have also been in contact with school housing departments to proactively offer our services, as we have heard some schools closed their student residences with no more than a week’s warning to their students. GEC is in a unique position to offer private accommodations, so we have been doing our best to connect with these schools to ensure that no students are left without options.

We have also been in contact with the public health authorities to offer our hotel at a discounted rate to healthcare workers who need a place to stay. We believe that this is the time to offer help when you can and ask for help with you need it.

Can you share tips for managing properties during the pandemic?

Be kind, compassionate, and understanding. This pandemic is a difficult time for everyone right now and we need to help each other as best as we can. We have been in constant communication with our residents, partners, and schools about our flexible policies and services, and we have been in contact with those that need our help. Of course, we’re not the biggest company, but we are trying to offer our help where we can.

This has been a fast-changing situation and we have been closely monitoring recommendations from Health Canada, the BC CDC, and Vancouver Coastal Health to evaluate our operations and take the necessary measures to ensure the safety and wellbeing of everyone at our properties. We have had to temporarily suspend our housekeeping service and close our fitness centres and focus on the frequent sanitization of our common areas, hallways, and elevators.

What liv.rent features are you finding particularly useful right now?

The entire app is perfectly suited for the current situation. It has provided business continuity for us during this trying time as we adjust to the new health and safety restrictions. Of particular note, is the video capability. We are now conducting video tours and sharing video clips with prospective tenants so that we can avoid in-person viewings. The liv.rent upload video feature is simple and easy to use and appears right under uploaded images of a property – easily accessible for prospective tenants and in-coming students from other cities or provinces.

Tell us about your property management experience

We have worked with a full range of properties and clients – from very high-end, furnished homes catering to high profile tenants seeking rentals in the $10,000+/ month range, all the way to the modest $600/ month basement bachelor units.

We’ve been fortunate to work with some of the best tenants and, unfortunately, also with tenants through successful arbitration, who had taken advantage of their Landlords in the worst ways. However, arbitration is always the last resort. We truly believe good property management starts with finding good tenants.

We also recognize many tenants feel their needs have been ignored or disrespected; many feel they are treated solely as a source of revenue while not receiving the level of care and attention they expect. Keep in mind, an owner may hold the title on the property, however, it is the tenant who makes it a home.

How many properties do you have or manage?

We currently manage 258 units. These are focused mainly in Vancouver in the Mount Pleasant, Fairview and Kitsilano neighbourhoods.

Do you manage properties alone or have a team?

We work as an amazing team! We have team members dedicated to finance, leasing, maintenance as well as to supporting the day-to-day operations of the business. Our team is the best!

Biggest headaches associated with being a landlord/property manager

This is a tough question. There can be a multitude of frustrations in this business – anything from trying to bridge relationships between disgruntled neighbours (think noise complaints) to gently communicating how the ‘unique’ features of a property may actually hinder the potential rental rate to a proud owner. Both have their challenges.

What do you look for in a tenant? Are there specific sections you look at in an application first?

Generally, we look for signs of stability. We always want to find a good, long-term tenant for our clients. That said, we have never discounted an application from a tenant who has a disjointed rental history due to travel etc. We also try very hard to give priority to tenants with pets whenever a pet-friendly property becomes available. We understand how difficult it can be for these folks to find suitable housing. Lastly, we take very seriously our ability to contribute to the housing situation

How has liv.rent addressed some of your pain points/made your life easier? What are your favourite features?

As Property Managers, we want to know a little more about the applicants beyond the standard information provided on applications. This allows us to make sure we are finding not only someone who can pay the rent but someone who will be a good fit in the building community. Ideally, a rental application should be like an employment application and include a cover letter.  Sometimes tenants will come to a showing with a little booklet about themselves with their application – we appreciate this but it is rare.

liv.rent provides us with the tenant profile which includes additional information which is awesome! It has eliminated the need for us to ask for more information, shortening the application process.

Another of our favourite features is the matching feature – When we get a notification of a ‘suggested tenant’, it allows us to wade through the sea and go directly to those who are pre-qualified.

Do you prioritize applicants who have 100% complete profiles?

Definitely!​ We like tenants who have taken the time and effort into providing all the information we typically seek. Here’s a helpful hint: potential tenants who just send an email with “Is this still available?” with no name, no contact information, do not get priority. We encourage applicants to complete their liv.rent profile for the best results and service.

Do you have any suggestions or feedback for the liv.rent team?

Branded messaging is important to us, as well as increased efficiency. It would be great if we could store crafted auto-responses we could send to applicants at the touch of a button when a property is no longer available, or an application is rejected. This way we could ensure consistent messaging that aligns with our company values, without having to type communications out each time (or copy and paste). Additionally, it would be great if we could have branded application forms for potential applicants to complete directly through liv.rent.

What are some of your favourite listings on liv.rent?

We love to peruse high-end properties. So many of our favourite listings are of West Vancouver homes, with pools and panoramic views of the city and ocean. These homes are gorgeous!

What is it like to live in New Westminster, BC?

It’s no wonder why young professionals from across Metro Vancouver are flocking to New Westminster in droves. The city has something to offer just about everyone, combining the best of the big city with proximity to some of B.C.’s best parks, trails, and its famous riverside. Let’s break it down now to see what New West has to offer its residents.

Location

New Westminster has a unique location about 17km southeast of Vancouver and 8km from Burnaby, nestled in its own little corner of the Lower Mainland right on the banks of the Fraser River. This means it’s a short drive or transit trip to just about everywhere else in the Lower Mainland, about 30 minutes by SkyTrain or car to Vancouver. Not that you’ll feel the need to leave very often though – New Westminster is a gorgeous city that’s particularly sought out in the summer for its lush parks and picturesque riverside location

Transportation

New Westminster has some of the best and most vast public transit options of cities in the Lower Mainland, with five SkyTrain stations, over twenty bus routes and Frequent Transit Networks linking New Westminster to other cities make it exceedingly easy to get around for those who don’t have a vehicle. For those that do drive, getting around and in & out of New West is also quick and convenient. The Trans Canada Highway links the city with just about everywhere else in B.C. and beyond, and will also be your main route to Vancouver. The other major artery connecting New West with the rest of the area is Highway 91A over the Queensborough Connector.

Culture & Entertainment

New Westminster has a burgeoning arts & culture scene and bustling waterfront community that make it appealing for renters of all ages. This is best shown by the New West Cultural Crawl, which takes place in October each year and spotlights local artists and all that makes New Westminster unique. Another popular event that runs practically year-round, the New West Farmers Market is a focal point of the community’s locally-focused outlook and provides an excellent place to gather and shop for local produce and goods. New Westminster is also known for its excellent breweries, like Steel & Oak and Another Beer Co.

Sports & Recreation

If an active, community-centred lifestyle sounds good to you, then New West should be right up your alley. The city’s famous Quay and the River Market make for an excellent place to spend a weekend afternoon, bordering on the Fraser River and home to plenty of local shops and seasonal events. Queen’s Park is another popular gathering spot for tourists and locals alike, with 75 acres of sprawling parkland as well as its own basketball, pickleball and tennis courts, walking/running trails, and an indoor arena. The city is also just a 20-30 minute drive to Downtown Vancouver, or about 45 minutes by transit.

Who should live in New Westminster?

In short – everyone! New Westminster has plenty to offer, no matter your age or goals. The area has tons of elementary and secondary schools, daycare facilities, and parks which draw in families from around the Lower Mainland, especially combined with the city’s many activities and reputation for safety. For students, Douglas College is one of the Lower Mainland’s largest colleges with over 17,000 students and offers a variety of programs as well as both on-campus housing and plenty of nearby rentals as well. Young professionals particularly adore New West for its affordable rental rates, proximity to larger cities like Burnaby and Vancouver, and tight-knit feel with plenty of entertainment, dining, recreation, shopping and other amenity options.

New Westminster offers incredible value to renters, particularly in its Downtown and Brow of the Hill neighbourhoods. For two-bedroom and three-bedroom units especially, the city has rates well below the Lower Mainland’s average.

Good news for pet owners – looking at our current liv.rent listings for New Westminster, 31% of rentals in the city are pet-friendly. New Westminster is an excellent place for pets thanks to its many scenic riverside paths and trails and an abundance of parks and green spaces where residents can take their furry friends.

New Westminster Neighbourhoods

Let’s take a closer look now at some of New Westminster’s many distinct neighbourhoods. For the sake of brevity, we’ll only be focusing on the neighbourhoods with the most to offer renters in terms of value and selection. Below, you can find a map comparing the average rental price for one-bedroom, unfurnished units in each of the six New Westminster neighbourhoods we’ll be looking at here.

Brow of the Hill

New Westminster’s Brow of the Hill neighbourhood has an ideal location nestled between Quayside to the south and Uptown to the north. With an easy walk to the riverside and Downtown as well, Brow of the Hill residents enjoy quick access to the very best of New Westminster. For families, Fraser River Middle School is in the center of the neighbourhood, and there are plenty of parks in close proximity. In addition to its rich history, Brow of the Hill has emerged as one of New Westminster’s most acccessible, convenient neighbourhoods for a variety of renter demographics. Douglas College is a mere 10 minute walk away, and Columbia Station is 15-20 minutes. The numerous shops, businesses, and public gathering places make for a tight-knit community that’s the perfect mix of affordable and desirable.

Brow of the Hill has a number of Elementary and Secondary Schools within its borders, as well as just beyond. Herbert Spencer Elementary School is minutes away in nearby Queen’s Park, while New Westminster Secondary School and Lord Kelvin Community School are both close by as well. On the neighbourhood’s southern end closer to downtown is Fraser River Middle School. As you can see, Brow of the Hill is ideal for families as it offers schooling options for children of all ages.

• 25-35 minutes by car to Vancouver City Centre
• 40-45 minutes by transit to Vancouver City Centre (15-minute walk to New Westminster Station, 25 minutes on Expo Line towards Waterfront Station)

Simcoe Park is within a 5-minute walk of just about anywhere in the Brow of the Hill neighbourhood, offering a community garden and an off-leash dog area.

Downtown New Westminster

New Westminster’s Downtown is home to a good amount of the city’s dining, shopping and entertainment destinations, but it’s not like your typical urban downtown core. New West is Western Canada’s oldest city after all, with a rich history as an incorporated city dating all the way back to 1860. Nowhere is this more evident than in New Westminster’s downtown. Heritage buildings are everywhere, and you’ll be hard-pressed to find a high-rise. Instead, the Downtown area is a popular destination for young families both local and visiting with plenty of local shops as well as all the convenient shopping, dining and entertainment destinations one would expect of a modern downtown. As a bonus, it’s also right off the river and a short few minutes’ walk from the Quay.

Though it’s primarily home to colleges, training institutes and alternative learning centres, Downtown New Westminster is nearby a couple of elementary and middle schools, with secondary schools not far away either. Fraser River Middle School is probably the closest, with Qayqayt Elementary School close by to provide an option for younger children.

Proximity to Downtown Vancouver:

• 30-35 minutes by car to Vancouver City Centre
• 30-35 minutes by transit to Vancouver City Centre (5-minute walk to Columbia or New Westminster Stations, 25 minutes on Expo Line towards Waterfront Station)

Sports & recreation

Downtown New West is steps from the Waterfront Esplanade Park that runs along the banks of the Fraser River. There’s also Quayside Park close by, as well as the Quayside Off-leash dog area.

Uptown

Uptown is another New West neighbourhood with a ton of history, dating all the way back to the city’s early days back in the 1860s when it was primarily a residential area. These days, it’s a lively hub of activity with all sorts of things to do, places to eat, and more. The neighbourhood gets especially busy in the summer when people from around the city and beyond flock to Moody Park’s outdoor swimming pool to cool off. Year-round, this close-knit community is an excellent place for renters of all ages.

Uptown has two nearby schools, Lord Kelvin Elementary School for children in kindergarten to grade 5, and New Westminster Secondary School for grades 9-12. The closest middle school. Fraser River Middle School, is just about a 10-15 minute walk away.

• 25-30 minutes by car to Vancouver City Centre
• 40-50 minutes by transit to Vancouver City Centre (20-minute walk or 5-minute bus ride to New Westminster Station, 25 minutes on Expo Line towards Waterfront Station)

Sports & recreation

Moody Park is a defining feature of the Uptown area, bringing together the community practically every day with its range of activities for residents of all ages. The outdoor pool is a great place to go for a swim in the summer and is very popular in the summer, but Moody Park also offers lawn bowling, a playground & water park, a sports field, and tennis & pickleball courts.

Sapperton

Sapperton is one of New West’s most historic neighbourhoods, taking its name and identity from the Sappers – Royal Engineers who originally called the city home back in its early days. These days, it’s anything but dated though. The area is home to Royal Columbian Hospital, one of the largest hospitals in the region, as well as an impressive variety of shops, restaurants, and more. Like much of New West, Sapperton is immersed in nature with plenty of parks, recreational spaces, and forested areas for residents to enjoy. The neighbourhood is well-serviced by transit as well, with Sapperton SkyTrain station closer to RCH, and Braid Station to the south.

Sapperton is home to Richard McBride Elementary School, which provides classes for children in kindergarten to grade 5. Glenbrook Middle School is only about a 5-minute drive away, or a 20-30 minute walk depending on where in Sapperton you’re located. For older students, New Westminster Secondary School is about a 10-minute drive away.

Transportation

Proximity to Downtown Vancouver:

• 30-45 minutes by car to Vancouver City Centre
• 40-45 minutes by transit to Vancouver City Centre (5-10-minute walk to Sapperton or Braid SkyTrain stations, 30 minutes on Expo Line towards Waterfront Station)

Sports & recreation

Sapperton Park is a spacious green area located adjacent to Royal Columbian Hospital, and has both a playground and a water park which comes in handy in the summer. Hume Park is on the north end of the neighbourhood, and has a spray park as well as a popular outdoor pool.

Glenbrooke South

Glenbrooke south is a quaint, expansive area on the eastern side of New Westminster with a laid-back feel, quiet streets, and plenty of smaller apartments. This combination makes it ideal for renters looking for a community-oriented neighbourhood that’s tranquil but still close to the action. Most amenities are within walking distance, like the area’s schools, parks and myriad businesses, and there are plenty of transit stations within Glenbrooke South to easily travel around New Westminster and beyond.

There are plenty of education options for Glenbrooke South residents, most within easy walking distance. Richard McBride Elementary School in nearby Sapperton is a short 5-minute drive away, with Herbert Spencer Elementary School and Glenbrook Middle School also nearby.

• 30-45 minutes by car to Vancouver City Centre
• 40-60 minutes by transit to Vancouver City Centre (20-25 minute walk or 5-10 minute bus to Sapperton or Columbia SkyTrain stations, 30 minutes on Expo Line towards Waterfront Station)

Sports & recreation

Glenbrook Ravine Park and the connecting trails are close by and are a great place to escape into nature for an afternoon. Also close by is Sapperton Landing Park along the waterfront, and Terry Hughes Park is near as well, attached to Glenbrook Middle School. Queens Park is also close by, one of the city’s largest outdoor spaces.

Brunette Creek

Idyllic Brunette Creek is on the city’s far east end, nestled between Sapperton and Glenbrook South. Defined by the Brunette River and expanding down to the Fraser River, Brunette Creek is a nature lover’s paradise with easy access to nearby trails at Glenbrook Ravine and Queen’s Park, yet with all the modern convenience you’d expect of a prominent New Westminster neighbourhood. For renters looking for the best of both worlds, Brunette Creek may be your perfect solution.

Glenbrook Middle School is close by for students in grades 6-8, as are Herbert Spencer and F.W Howay Elementary Schools for younger students.

Proximity to Downtown Vancouver:

• 30-45 minutes by car to Vancouver City Centre
• 40-45 minutes by transit to Vancouver City Centre (10-15 minute walk to Sapperton station, 30 minutes on Expo Line towards Waterfront Station)

Sports & recreation

Nearby Queen’s Park is a popular gathering place with plenty of picnic areas, as well as a spray park, courts for tennis, pickleball and basketball, a sports arena, off-leash dog areas, and more. For those that want a quick hike without leaving their neighbourhood, The Glenbrook Ravine Park & trails are a popular destination throughout the week for their lush greenery in an urban settings.

Pros of Roommates

1. Save on rent and utilities. Rent and bills will be split, reducing monthly costs considerably.

2. Safety. Homes with more than one occupant are far less likely to be robbed as the chances of someone being home are higher. 

3. Share the chores. Basic chores related to the upkeep of your residence can be shared. The onus is no longer just on you.

4. Share furnishings. Fewer big ticket purchases to make on your own.

5. Space. 2+ bedroom units are larger than studios and single bedrooms, typically featuring larger common areas like living rooms and kitchens.

6. Companionship. Living alone can be lonely. With roommates, you have always have a sounding board, someone to talk to and provide an objective perspective.

7.  Convenience. Having a roommate can offer convenience in a number of ways. To name a few, if you travel, there’ll be someone to look after your plants or your pet and if you both study or work in the same area, you have the option to carpool.

8. Network. Having a roommate is like learning a language – a whole new world can open for you. More opportunities to expand your friend and professional network. 

Cons of Roommates

1. Dependability. Now that bills are split, you will always have to ensure money is collected from roommates in order to pay the bills.

2. Lack of privacy. You will have to be more aware of your actions and behaviour in order to maintain a respectful, functioning relationship with your roommate(s).

3. More mess. Another person(s) will be contributing to mess and clutter in your living space.

4. Excess furniture. It is likely you will have to sell some items or store them elsewhere in order for the space to be functional.

Whether you choose your roommates before you find a place or seek them afterwards, there will always be challenges. And don’t be fooled into thinking it will be easier with your best friend; in fact, it can often be worse given the heightened expectations of compatibility. 

3 Tips for Living with Roommates

Here are 3 Tips to help ensure your shared living arrangement goes smoothly:

1. Create a Roommate Agreement 

A Roommate Agreement sets out the ground rules and expectations you want all roommates to agree to before moving in together. This should be drafted when two+ roommates are starting a tenancy together or when a new roommate joins.

2. Communication is great, but Compromise is Key

Remember your roommate cannot read your mind, it’s important to keep communication with your roommate. However, compromse is key when living in a shared space – remember to meet your roommate in the middle. 

3. Discuss Lease Commitments

Moving out before a lease causes many complications, disputes between co-tenants are not covered by the Residential Tenancy Act. For example, a dispute resulting from a missed rent payment by one roommate would not be settled in the Residential Tenancy Branch.

If, a roommate does not give proper notice in writing, the tenancy will continue as is, but the remaining tenants will be responsible to cover the entire rent. It’s important to have these conversations with your roommate(s) before signing the lease together.

W Brothers is a Vancouver-based property management company providing professional property evaluation, tenant selection and property management services since 2013. W Brothers is currently managing over $300 million worth of real estate and have rented more than 500 luxury homes in the Metro Vancouver Area since their inception.

Tell us about your property management experience

We have 6 years of experience managing all varieties of properties around the lower mainland and take care to ensure properties are maintained and the very best tenants are selected.

How many properties do you have or manage?

We are currently managing over 200 properties.  They range from studio suites to luxury waterfront properties in West Vancouver.

Do you manage properties alone or have a team?

Our team is comprised of 4 agents, 1 administrator and an accountant. Together we strive to provide the best customer service experience possible.

Biggest headaches associated with being a landlord

For us, finding the right tenant is always the key. So the biggest challenge (or headache) is conducting our due diligence when selecting a tenant. We always run extensive reference checks so we are confident we’ve made the right decision. This is time consuming but absolutely necessary to ensure our relationships with our clients (and tenants) remain positive.

What do you look for in a tenant? Specifically, are there specific sections you look at in an application first?

Tenant and property match-up is very important. The first step is to know and understand your tenant. For us, it is always important to find out as much as we can about the tenant, their requirements, their expectations and their credentials. Then, we conduct background checks that include employment history, previous landlord reviews etc. It is also key that we meet the tenant in person. Since we will be dealing with the prospective tenant for 12-36 months, having a good rapport with them is important. If someone is good on paper but you don’t have a good interpersonal relationship, we would think twice before making the decision to grant them the tenancy.

How has liv.rent addressed some of your pain points/made your life easier? What are your favourite features?

Liv.rent has helped us assess applicants more easily thanks to the Trust Score. We really appreciate the general overview of the tenants provided by the app. This way, before conducting a showing, we already have some background information on the potential tenant.

The chatting feature and pre-application features are very useful. Every time we post a new listing, we have potential tenants messaging our team through the liv.rent chat feature. In addition, posting a property on liv.rent is SO SIMPLE and looks very professional.

Do you ever reach out to your “Suggested Tenants” through the app encouraging them to apply?

We haven’t been using this feature as much since we have lots of traffic from the potential tenant directly every time we post a listing. We will use it in the future if a listing doesn’t elicit as much attention.

Do you prioritize applicants who have 100% complete profiles?

Yes, a good profile always encourages our agents to prioritize the tenant since this shows they are keen and conscientious. At the same time, it is easier for us to do the screening process as well. I like to deal with organized and proactive tenants and having a complete profile demonstrates this to us as a landlord.

Any other features you would like to see in liv.rent?

We are generally very happy though maybe it would help to allow more than one applicant into a listing to help address a roommate situation.

Tell us about your property management experience

We are an experienced team! Both Lily and Nan have been in the property management business for over 10 years now.  All of our agents have experience in either sales, leasing, property management or all of the above. We are committed professionals able to help any client with their property management needs.

How many properties do you have or manage?

We currently manage 70 properties, co-manage 200 and do tenant placements for multiple others (over 500).

Do you manage properties alone or have a team?

We have a team of property managers, a coordinator, and an administrator who help the management team with accounting and showings.

That’s easy -100%, it is repairs.  We have a dedicated team to ensure we address all the issues in a timely manner. This team includes a general contractor, handyman, electrician, appliance technician, cleaners, etc.  In order to keep good tenants, and ensure the integrity of the property,  it is imperative that we respond effectively to repair requests.

What do you look for in a tenant? Specifically, are there specific sections you look at in an application first?

We look at numerous factors including income, rent to income ratio, social media presence, and employment record to name a few.  We base our decisions on all of these factors combined, not one specific item. We carefully consider all sections of an application and don’t weigh one over the other; they are considered together.

Liv.rent has helped us assess applicants easier.

The Trust Score is an intelligent rating system designed to help determine whether a tenant qualifies for an apartment or home and allows landlords to compare apples to apples. The score is based on a number of key factors like

Income and Employer Verification,past court and bank records; all taken from documents that tenants upload. This way, it allows landlords to easily pre-screen applicants.
