<p>This profile is different from others in the series as it is the first one we are running during the current pandemic. Like all businesses, <a href="https://liv.rent/company/15027" target="_blank" rel="noreferrer noopener" aria-label="GEC (opens in a new tab)">GEC</a> has had to adjust to the new environment. Thankfully, they&#8217;ve been active users of liv.rent for some time which conveniently facilitates a contact-free rental process &#8211; suddenly so vital during this time.</p>

<h2 class="wp-block-heading">How has COVID-19 impacted your business?</h2>



<p>Since <a href="https://liv.rent/blog/category/covid-19/" target="_blank" rel="noreferrer noopener" aria-label="COVID-19 (opens in a new tab)">COVID-19</a>, the Government of Canada began denying entry from any non-Canadian citizens, we have seen a high number of cancellations across all our residences and have shifted our target demographic from international students to local residents. We have amped up our marketing for private apartments and have reduced our rates. Despite this pandemic, many people still need a place to stay and we’re trying our best to connect with them. </p>



<p>We have also been in contact with school housing departments to proactively offer our services, as we have heard some schools closed their student residences with no more than a week’s warning to their students. GEC is in a unique position to offer private accommodations, so we have been doing our best to connect with these schools to ensure that no students are left without options.</p>



<p>We have also been in contact with the public health authorities to offer our hotel at a discounted rate to healthcare workers who need a place to stay. We believe that this is the time to offer help when you can and ask for help with you need it.</p>



<h2 class="wp-block-heading">Can you share tips for managing properties during the pandemic?</h2>



<p>Be kind, compassionate, and understanding. This <a href="https://liv.rent/blog/category/covid-19/" target="_blank" rel="noreferrer noopener" aria-label="pandemic (opens in a new tab)">pandemic</a> is a difficult time for everyone right now and we need to help each other as best as we can. We have been in constant communication with our residents, partners, and schools about our flexible policies and services, and we have been in contact with those that need our help. Of course, we’re not the biggest company, but we are trying to offer our help where we can. </p>



<p>This has been a fast-changing situation and we have been closely monitoring recommendations from Health Canada, the BC CDC, and Vancouver Coastal Health to evaluate our operations and take the necessary measures to ensure the safety and wellbeing of everyone at our properties. We have had to temporarily suspend our housekeeping service and close our fitness centres and focus on the frequent sanitization of our common areas, hallways, and elevators. </p>



<h2 class="wp-block-heading">What liv.rent features are you finding particularly useful right now?</h2>



<p>The entire <a rel="noreferrer noopener" aria-label="app  (opens in a new tab)" href="https://liv.rent/app" target="_blank">app</a> is perfectly suited for the <a rel="noreferrer noopener" aria-label="current situation (opens in a new tab)" href="https://liv.rent/blog/category/covid-19/" target="_blank">current situation</a>. It has provided business continuity for us during this trying time as we adjust to the new health and safety restrictions. Of particular note, is the video capability. We are now conducting video tours and sharing video clips with prospective tenants so that we can avoid in-person viewings. The <a rel="noreferrer noopener" aria-label="liv.rent (opens in a new tab)" href="https://liv.rent/" target="_blank">liv.rent</a> upload video feature is simple and easy to use and appears right under uploaded images of a property &#8211; easily accessible for prospective tenants and in-coming students from other cities or provinces.</p>

<h3 class="wp-block-heading">Tell us about your property management experience</h3>



<p>We have worked with a full range of properties and clients &#8211; from very high-end, furnished homes catering to high profile tenants seeking rentals in the $10,000+/ month range, all the way to the modest $600/ month basement bachelor units.</p>



<p>We&#8217;ve been fortunate to work with some of the best tenants and, unfortunately, also with tenants through successful arbitration, who had taken advantage of their Landlords in the worst ways. However, arbitration is always the last resort. We truly believe good property management starts with finding good tenants.<br><br>We also recognize many tenants feel their needs have been ignored or disrespected; many feel they are treated solely as a source of revenue while not receiving the level of care and attention they expect. Keep in mind, an owner may hold the title on the property, however, it is the tenant who makes it a home. </p>



<h3 class="wp-block-heading"><strong>How many properties do you have or manage?</strong></h3>



<p>We currently manage 258 units. These are focused mainly in Vancouver in the Mount Pleasant, Fairview and Kitsilano neighbourhoods. </p>



<h3 class="wp-block-heading">Do you manage properties alone or have a team?</h3>



<p>We work as an amazing team!  We have team members dedicated to finance, leasing, maintenance as well as to supporting the day-to-day operations of the business.  Our team is the best! </p>

<h3 class="wp-block-heading">Biggest headaches associated with being a landlord/property manager</h3>



<p>This is a tough question. There can be a multitude of frustrations in this business &#8211; anything from trying to bridge relationships between disgruntled neighbours (think noise complaints) to gently communicating how the &#8216;unique&#8217; features of a property may actually hinder the potential rental rate to a proud owner. Both have their challenges. </p>



<h3 class="wp-block-heading">What do you look for in a tenant? Are there specific sections you look at in an application first?</h3>



<p>Generally, we look for signs of stability. We always want to find a good, long-term tenant for our clients. That said, we have never discounted an application from a tenant who has a disjointed rental history due to travel etc. We also try very hard to give priority to tenants with pets whenever a pet-friendly property becomes available. We understand how difficult it can be for these folks to find suitable housing. Lastly, we take very seriously our ability to contribute to the housing situation</p>



<h3 class="wp-block-heading">How has liv.rent addressed some of your pain points/made your life easier? What are your favourite features?</h3>

This allows us to make sure we are finding not only someone who can pay the rent but someone who will be a good fit in the building community. Ideally, a rental application should be like an employment application and include a cover letter.&nbsp; Sometimes tenants will come to a showing with a little booklet about themselves with their application &#8211; we appreciate this but it is rare.</p>
<p><a href="https://liv.rent/" target="_blank" rel="noreferrer noopener" data-rich-text-format-boundary="true">liv.rent</a> provides us with the tenant profile which includes additional information which is awesome! It has eliminated the need for us to ask for more information, shortening the application process.</p>


<p>Another of our favourite features is the matching feature &#8211; When we get a notification of a &#8216;<a href="https://liv.rent/blog/2019/08/suggested-tenants/">suggested tenant&#8217;</a>, it allows us to wade through the sea and go directly to those who are pre-qualified. </p>



<h3 class="wp-block-heading">Do you prioritize applicants who have 100% complete profiles?</h3>



<p>Definitely!​ We like tenants who have taken the time and effort into providing all the information we typically seek. Here&#8217;s a helpful hint: potential tenants who just send an email with &#8220;Is this still available?&#8221; with no name, no contact information, do not get priority. We encourage applicants to complete their liv.rent profile for the best results and service.</p>



<h3 class="wp-block-heading">Do you have any suggestions or feedback for the liv.rent team?</h3>



<p>Branded messaging is important to us, as well as increased efficiency. This way we could ensure consistent messaging that aligns with our company values, without having to type communications out each time (or copy and paste). <p>It&#8217;s no wonder why young professionals from across Metro Vancouver are flocking to New Westminster in droves. The city has something to offer just about everyone, combining the best of the big city with proximity to some of B.C.&#8217;s best parks, trails, and its famous riverside. Let&#8217;s break it down now to see what New West has to offer its residents.</p>

<p>New Westminster has a unique location about 17km southeast of Vancouver and 8km from Burnaby, nestled in its own little corner of the Lower Mainland right on the banks of the Fraser River. This means it&#8217;s a short drive or transit trip to just about everywhere else in the Lower Mainland, about 30 minutes by SkyTrain or car to Vancouver. Not that you&#8217;ll feel the need to leave very often though – New Westminster is a gorgeous city that&#8217;s particularly sought out in the summer for its lush parks and picturesque riverside location </p>



<br><h3 style="color: #fe5f55">Transportation</h3>



<p>New Westminster has some of the best and most vast <a rel="noreferrer noopener" aria-label="public transit (opens in a new tab)" href="https://www.newwestcity.ca/transportation/getting-around/transit" target="_blank">public transit</a> options of cities in the Lower Mainland, with five SkyTrain stations, over twenty bus routes and Frequent Transit Networks linking New Westminster to other cities make it exceedingly easy to get around for those who don&#8217;t have a vehicle. For those that do drive, getting around and in &amp; out of New West is also quick and convenient. The Trans Canada Highway links the city with just about everywhere else in B.C. and beyond, and will also be your main route to Vancouver. The other major artery connecting New West with the rest of the area is Highway 91A over the Queensborough Connector. </p>

<p>New Westminster&#8217;s Brow of the Hill neighbourhood has an ideal location nestled between Quayside to the south and Uptown to the north. With an easy walk to the riverside and Downtown as well, Brow of the Hill residents enjoy quick access to the very best of New Westminster. For families, Fraser River Middle School is in the center of the neighbourhood, and there are plenty of parks in close proximity. In addition to its rich history, Brow of the Hill has emerged as one of New Westminster&#8217;s most acccessible, convenient neighbourhoods for a variety of renter demographics. Douglas College is a mere 10 minute walk away, and Columbia Station is 15-20 minutes. The numerous shops, businesses, and public gathering places make for a tight-knit community that&#8217;s the perfect mix of affordable and desirable.</p>

On the neighbourhood&#8217;s southern end closer to downtown is Fraser River Middle School. As you can see, Brow of the Hill is ideal for families as it offers schooling options for children of all ages.</p>

<p>New Westminster&#8217;s Downtown is home to a good amount of the city&#8217;s dining, shopping and entertainment destinations, but it&#8217;s not like your typical urban downtown core. New West is Western Canada&#8217;s oldest city after all, with a rich history as an incorporated city dating all the way back to 1860. Nowhere is this more evident than in New Westminster&#8217;s downtown. Heritage buildings are everywhere, and you&#8217;ll be hard-pressed to find a high-rise. Instead, the Downtown area is a popular destination for young families both local and visiting with plenty of <a rel="noreferrer noopener" aria-label="local shops (opens in a new tab)" href="https://downtownnewwest.ca/" target="_blank">local shops</a> as well as all the convenient shopping, dining and entertainment destinations one would expect of a modern downtown. As a bonus, it&#8217;s also right off the river and a short few minutes&#8217; walk from the Quay.</p>

<p>Though it&#8217;s primarily home to colleges, training institutes and alternative learning centres, Downtown New Westminster is nearby a couple of elementary and middle schools, with secondary schools not far away either. Fraser River Middle School is probably the closest, with Qayqayt Elementary School close by to provide an option for younger children.</p>

These days, it&#8217;s a lively hub of activity with all sorts of things to do, places to eat, and more. The neighbourhood gets especially busy in the summer when people from around the city and beyond flock to Moody Park&#8217;s outdoor swimming pool to cool off. Year-round, this close-knit community is an excellent place for renters of all ages.</p>

<p>Sapperton is one of New West&#8217;s most historic neighbourhoods, taking its name and identity from the Sappers – Royal Engineers who originally called the city home back in its early days. These days, it&#8217;s anything but dated though. The area is home to <a rel="noreferrer noopener" aria-label="Royal Columbian Hospital (opens in a new tab)" href="https://www.fraserhealth.ca/Service-Directory/Locations/New-Westminster/royal-columbian-hospital" target="_blank">Royal Columbian Hospital</a>, one of the largest hospitals in the region, as well as an impressive variety of shops, restaurants, and more. Like much of New West, Sapperton is immersed in nature with plenty of parks, recreational spaces, and forested areas for residents to enjoy. The neighbourhood is well-serviced by transit as well, with Sapperton SkyTrain station closer to RCH, and Braid Station to the south.</p>

This combination makes it ideal for renters looking for a community-oriented neighbourhood that&#8217;s tranquil but still close to the action. Most amenities are within walking distance, like the area&#8217;s schools, parks and myriad businesses, and there are plenty of transit stations within Glenbrooke South to easily travel around New Westminster and beyond.</p>

<h2>Pros of Roommates</h2>
<p style="text-align: left;"><strong>1</strong>. <strong>Save on rent and utilities. </strong>Rent and bills will be split, reducing monthly costs considerably.</p>
<p style="text-align: left;"><strong>2.</strong> <strong>Safety.</strong> Homes with more than one occupant are far less likely to be robbed as the chances of someone being home are higher.&nbsp;</p>
<p style="text-align: left;"><strong>3. Share the chores.</strong> Basic chores related to the upkeep of your residence can be shared. The onus is no longer just on you.</p>
<p style="text-align: left;"><strong>4. Share furnishings. </strong>Fewer big ticket purchases to make on your own.</p>
<p style="text-align: left;"><strong>5. Space. </strong>2+ bedroom units are larger than studios and single bedrooms, typically featuring larger common areas like living rooms and kitchens.</p>
<p style="text-align: left;"><strong>6. Companionship. </strong>Living alone can be lonely. With roommates, you have always have a sounding board, someone to talk to and provide an objective perspective.</p>
<p style="text-align: left;"><strong>7.&nbsp;</strong> <strong>Convenience. </strong>Having a roommate can offer convenience in a number of ways. To name a few, if you travel, there’ll be someone to look after your plants or your pet and if you both study or work in the same area, you have the option to carpool.</p>
<p style="text-align: left;"><strong>8. Network. </strong>Having a roommate is like learning a language – a whole new world can open for you. More opportunities to expand your friend and professional network.&nbsp;</p>

<h2>Cons of Roommates</h2>
<p style="text-align: left;"><strong>1. Dependability. </strong>Now that bills are split, you will always have to ensure money is collected from roommates in order to pay the bills.</p>
<p style="text-align: left;"><strong>2. Lack of privacy.&nbsp;</strong>You will have to be more aware of your actions and behaviour in order to maintain a respectful, functioning relationship with your roommate(s).</p>
<p style="text-align: left;"><strong>3. More mess.</strong> Another person(s) will be contributing to mess and clutter in your living space.</p>
<p style="text-align: left;"><strong>4. Excess furniture.</strong>&nbsp;It is likely you will have to sell some items or store them elsewhere in order for the space to be functional.</p>
<p><span style="font-size: inherit;">Whether you choose your roommates before you find a place or seek them afterwards, there will always be challenges. <p>Moving out before a lease causes many complications, disputes between co-tenants are not covered by the Residential Tenancy Act. For example, a dispute resulting from a missed rent payment by one roommate would not be settled in the Residential Tenancy Branch.</p>
<p>If, a roommate does not give proper notice in writing, the tenancy will continue as is, but the remaining tenants will be responsible to cover the entire rent. It&#8217;s important to have these conversations with your roommate(s) before signing the lease together.&nbsp;</p>

<h2>Tell us about your property management experience</h2>
<p>We have 6 years of experience managing all varieties of properties around the lower mainland and take care to ensure properties are maintained and the very best tenants are selected.</p>
<h2>How many properties do you have or manage?</h2>
<p>We are currently managing over <strong><a href="https://liv.rent/company/wbrothers">200 properties</a></strong>.&nbsp; They range from studio suites to luxury waterfront properties in <strong><a href="https://liv.rent/rental-listings/detail/house/west-vancouver/2366">West Vancouver.</a></strong></p>
<h2>Do you manage properties alone or have a team?</h2>
<p>Our team is comprised of 4 agents, 1 administrator and an accountant. Together we strive to provide the best customer service experience possible.</p>
<h2>Biggest headaches associated with being a landlord</h2>
<p>For us, finding the right tenant is always the key. So the biggest challenge (or headache) is conducting our due diligence when selecting a tenant. We always run extensive reference checks so we are confident we&#8217;ve made the right decision. This is time consuming but <em>absolutely necessary</em> to ensure our relationships with our clients (and tenants) remain positive.</p>
<h2>What do you look for in a tenant? Specifically, are there specific sections you look at in an application first?</h2>
<p>Tenant and property match-up is very important. The first step is to know and understand your tenant. For us, it is always important to find out as much as we can about the tenant, their requirements, their expectations and their credentials. Then, we conduct background checks that include employment history, previous landlord reviews etc. It is also key that we meet the tenant in person. Since we will be dealing with the prospective tenant for 12-36 months, having a good rapport with them is important. If someone is good on paper but you don&#8217;t have a good interpersonal relationship, we would think twice before making the decision to grant them the tenancy.</p>
<h2>How has liv.rent addressed some of your pain points/made your life easier? What are your favourite features?</h2>

<p>Liv.rent has helped us assess applicants more easily thanks to the Trust Score. We really appreciate the general overview of the tenants provided by the app. This way, before conducting a showing, we already have some background information on the potential tenant.</p>
<p>The chatting feature and pre-application features are very useful. Every time we post a new listing, we have potential tenants messaging our team through the liv.rent chat feature. In addition, posting a property on liv.rent is SO SIMPLE and looks very professional.</p>

<h2>Do you ever reach out to your “Suggested Tenants” through the app encouraging them to apply?</h2>
<p>We haven&#8217;t been using this feature as much since we have lots of traffic from the potential tenant directly every time we post a listing. We will use it in the future if a listing doesn&#8217;t elicit as much attention.</p>

<h2>Do you prioritize applicants who have 100% complete profiles?</h2>
<p>Yes, a good profile always encourages our agents to prioritize the tenant since this shows they are keen and conscientious. At the same time, it is easier for us to do the screening process as well. I like to deal with organized and proactive tenants and having a complete profile demonstrates this to us as a landlord.</p>
<h2>Any other features you would like to see in liv.rent?</h2>
<p>We are generally very happy though maybe it would help to allow more than one applicant into a listing to help address a roommate situation.</p>

<p>Luxury Rental Suites, a subsidiary of Century 21, is a Vancouver-based property management team specializing in luxury furnished and unfurnished rentals throughout the lower mainland area. With over 20 years of combined sales, property management and real estate experience, Luxury Rental Suites goes above and beyond to assist landlords with tenant placement and property management needs.</p>
<p>They&#8217;ve recently started using liv.rent to help manage properties and are excited by the simplicity and functionality available in the app and in the web version.</p>
<h2>Tell us about your property management experience</h2>
<p>We are an experienced team! Both Lily and Nan have been in the property management business for over 10 years now.&nbsp; All of our agents have experience in either sales, leasing, property management or all of the above. We are committed professionals able to help any client with their property management needs.</p>
<h2>How many properties do you have or manage?</h2>
<p>We currently manage 70 properties, co-manage 200 and do tenant placements for multiple others (over 500).</p>
<h2>Do you manage properties alone or have a team?</h2>
<p>We have a team of property managers, a coordinator, and an administrator who help the management team with accounting and showings.</p>

<h2>Biggest headaches associated with being a landlord</h2>
<p>That’s easy -100%, it is repairs. &nbsp;We have a dedicated team to ensure we address all the issues in a timely manner. This team includes a general contractor, handyman, electrician, appliance technician, cleaners, etc.&nbsp; In order to keep good tenants, and ensure the integrity of the property,&nbsp; it is imperative that we respond effectively to repair requests.</p>
<h2>What do you look for in a tenant? Specifically, are there specific sections you look at in an application first?</h2>
<p>We look at numerous factors including income, rent to income ratio, social media presence, and employment record to name a few.&nbsp; We base our decisions on all of these factors combined, not one specific item. We carefully consider all sections of an application and don&#8217;t weigh one over the other; they are considered together.</p>

<p><em>The Trust Score is an intelligent rating system designed to help determine whether a tenant qualifies for an apartment or home and allows landlords to compare apples to apples. The score is based on a number of key factors like </em></p>
<p><em>Income and Employer Verification,past court and bank records; all taken from documents that tenants upload. This way, it allows landlords to easily pre-screen applicants.</em></p>

<p>Yes. A complete profile demonstrates diligence and interest which, for us, suggests a conscientious tenant.</p>
