What's it like to live in South Cambie?

South Cambie is a narrow strip on the west side of Cambie Street between 16th and 41st, and it is the second smallest of Vancouver’s 22 local areas by population. It is also, by a wide margin, the fastest growing: the population rose 24% between the 2016 and 2021 censuses while the city grew 5%. The Canada Line opened underneath it in 2009 and the Cambie Corridor Plan rezoned the frontage above it, and the neighbourhood has been rebuilding itself ever since. For renters that means the housing is unusually new. A lot of what you will see listed here is recent purpose built rental or a condo in a building under fifteen years old, which in practice means in suite laundry, a dishwasher and a parking stall, and none of the quirks that come with a 1950s house suite. The older half of the neighbourhood is still character houses on quiet side streets, and about 28% of all homes here predate 1961.Transit is the whole point. King Edward Station sits on its eastern edge and Oakridge–41st at its south east corner, which puts downtown about twelve minutes away and the airport around twenty two, with no transfer either way. Vancouver General Hospital is a short bus ride north. Cycling is easy on the Heather Street route, which parallels Cambie one block west and avoids the traffic. What South Cambie does not have is a high street. This is a residential corridor, not a shopping one: groceries come down to Choices and a Safeway, the restaurants are scattered, and for anything larger people go south to Oakridge Park or north into Fairview. Two things make up for it. Queen Elizabeth Park is just across the eastern boundary and Douglas Park is in the middle, so a large park is never far away.

Rent with confidence in South Cambie

What BC tenancy rules protect, and how liv.rent keeps the process safe from first message to signed lease.

Deposits are capped

A landlord in BC can ask for a security deposit of up to half a month of rent, plus up to half a month again if you have a pet. Anything more is not permitted.

Rent increases are limited

Existing tenancies can only be increased once every 12 months, by no more than the provincial cap, and with three full months of written notice.

Every listing is verified

Landlords complete ID verification before they can post, and you can sign the lease and pay rent through liv.rent, so there is no e-transfer to a stranger.

Much of what rents here is a strata unit in a recent building, so the strata bylaws sit on top of your tenancy agreement and can limit pets, move in days and elevator bookings. Ask for them before you sign. Buildings still under construction attract fake listings in particular, so never send a deposit for a unit you have not stood inside. The tenancy points above are general information about renting in British Columbia, not legal or financial advice. For guidance on your own tenancy, contact the Residential Tenancy Branch. How liv.rent verification works

South Cambie rental questions

Is South Cambie expensive compared with the rest of Vancouver?

It runs above the city average, mostly because the housing is newer than the city average rather than because the location commands a premium. CMHC does not publish a survey zone that lines up with this local area, so there is no clean market average to quote. In practice a recent one bedroom on the Cambie frontage costs noticeably more than a suite in one of the older houses a few streets back.

Why is South Cambie growing so fast?

Two decisions stacked on each other. The Canada Line opened under Cambie Street in 2009, and the Cambie Corridor Plan then rezoned the land along it for apartments. The result was the fastest population growth of any Vancouver local area between the 2016 and 2021 censuses, up 24% against 5% citywide, and a steady supply of new rental buildings.

Where do people shop in South Cambie?

Not really in the neighbourhood. Groceries come down to a Choices and a Safeway, and there is no continuous high street. Most people go south to Oakridge Park, north into Fairview along Broadway and Cambie Village, or east to Main Street. If walking to a butcher and a bakery matters to you, this is one of the weaker neighbourhoods in this guide for it, though Shaughnessy just west is weaker still.

How good is transit from South Cambie?

Excellent for its size. King Edward Station sits on the eastern edge and Oakridge–41st at the south east corner, both on the Canada Line, which puts downtown about twelve minutes away and YVR about twenty two with no transfer. The 15 runs Cambie itself and the 25 crosses at King Edward.

Is South Cambie a good neighbourhood for families?

The parks and schools are strong for such a small area. Douglas Park has the community centre and the playing fields, Queen Elizabeth Park is on the eastern boundary, Edith Cavell is the catchment elementary and Eric Hamber the catchment secondary, and there is an unusual concentration of daycares and preschools. The constraint is price per bedroom in the newer buildings.

Can I find pet-friendly rentals in South Cambie?

Yes, though more of the stock here is strata than in the older east side neighbourhoods, so the building bylaw often decides rather than the landlord. Confirm the strata rules on the number and size of animals before you commit. Landlords may ask for an additional pet deposit of up to half a month of rent.

Methodology

Places, parks, schools and transit routes on this page come from OpenStreetMap. Walk times are approximate. Population, age and how many households rent come from Statistics Canada's 2021 Census. Neighbourhood figures total its smallest published areas inside the City of Vancouver's local area boundaries. Rent and vacancy come from CMHC's Rental Market Survey for October 2025, for the City of Vancouver.Listing counts and prices come from liv.rent, so they show what's on the platform rather than the whole city.OpenStreetMap, Statistics Canada, CMHC.
