Living in False Creek, Vancouver

Low rise housing built into the water’s edge, a continuous seawall, and Granville Island for a corner shop. One of the few places in Vancouver where the architecture was designed around mixing incomes rather than maximising views.

What's it like to live in False Creek?

False Creek South is one of the more unusual things Vancouver ever built. In the 1970s the City took a stretch of industrial waterfront it owned, and instead of selling it for towers, leased it out for low rise housing deliberately mixed between co-ops, non market housing and market leaseholds. Fifty years on it still reads that way: three and four storey buildings stepped down to the water, courtyards and footpaths instead of arterials, mature trees, and no single block that announces what its residents earn. The seawall is the spine of daily life. It runs unbroken along the whole shore, so Granville Island is a ten minute walk west, the Olympic Village shops a similar distance east, and downtown is a short hop across the water on an Aquabus or False Creek Ferry rather than a drive around. Vancouver General Hospital is about eleven minutes uphill, which matters more than you would expect given how many people here work there.Granville Island is the amenity that no other neighbourhood has. The Public Market covers groceries properly, the produce and bakery stalls are genuinely good rather than a tourist gesture, and around them sit Granville Island Brewing, The Liberty Distillery, three theatres and the Emily Carr art school legacy. It gets very busy with visitors in summer, which residents mostly solve by shopping early. Two things to understand before you look. The land under False Creek South is still City owned and leased, and those leases run out over the coming decades, which the City and residents are still working through; it does not affect a normal tenancy, but it is why you will read about the neighbourhood in the news. And the housing mix means a good share of the homes here are co-op units allocated through waitlists rather than listings, so the market rental supply is smaller than the number of front doors suggests.

Rent with confidence in False Creek

What BC tenancy rules protect, and how liv.rent keeps the process safe from first message to signed lease.

Deposits are capped

A landlord in BC can ask for a security deposit of up to half a month of rent, plus up to half a month again if you have a pet. Anything more is not permitted.

Rent increases are limited

Existing tenancies can only be increased once every 12 months, by no more than the provincial cap, and with three full months of written notice.

Every listing is verified

Landlords complete ID verification before they can post, and you can sign the lease and pay rent through liv.rent, so there is no e-transfer to a stranger.

A large share of the homes in False Creek South are co-op units, and co-ops select their own members from their own waitlists rather than advertising. Nobody legitimate will sell you a place in one, and anyone offering to move you up a list for a fee is running a scam. For market listings, the waterfront premium makes this a neighbourhood where underpriced adverts are especially worth distrusting: view the actual unit and never pay a deposit outside a platform that keeps a record. The tenancy points above are general information about renting in British Columbia, not legal or financial advice. False Creek rental questions

Where exactly is False Creek?

For this guide it means the south shore of the inlet, from the Burrard Bridge east to Main Street: Granville Island, the False Creek South community between the bridges, and the Olympic Village shore. It is not one of the City of Vancouver’s 22 census local areas, which is why you will sometimes see the same addresses described as Fairview or Mount Pleasant. The north shore across the water is Yaletown and Downtown.

Is False Creek expensive?

It sits near or above the city average, and it depends which end you are on. False Creek straddles two CMHC survey zones, which in October 2025 reported average purpose built rents of $1,929 for South Granville/Oak and $2,198 for Downtown, against $1,970 citywide. The newer towers at the Olympic Village end price highest. Those averages cover every occupied unit including long tenancies held down by rent control, so a suite listed today asks above them, and they exclude co-op housing entirely.

How does co-op housing work in False Creek South?

Co-ops run their own membership waitlists and choose their own members, so you apply to each co-op directly rather than answering a rental listing. Waits are commonly measured in years, applications usually involve an interview, and members are expected to take a turn helping run the building. This is why False Creek South has fewer listings than its size suggests, and why anyone offering to sell you a spot is not legitimate.

What is happening with the False Creek South land leases?

The land under False Creek South is owned by the City and leased to the buildings on it rather than sold, and those leases run out over the coming decades. The City and the residents’ organisations have been working through what happens at expiry for years, and it has not been settled. For a renter signing a normal tenancy agreement this changes nothing today, but it is the reason the neighbourhood turns up in the news, and it is worth asking a landlord about the building’s own lease position.

Can you live in False Creek without a car?

Easily, and most people do. Granville Island covers groceries on foot, the seawall connects the whole shore without touching traffic, Olympic Village Station is about fourteen minutes away, and the 50 runs to downtown by way of Granville Island. The Aquabus and False Creek Ferries cross the water in a few minutes and are genuine transport rather than a novelty. Parking, by contrast, is tight and expensive.

Is it too busy living next to Granville Island?

In July and August, the market area gets very crowded and the traffic on the island itself backs up. Residents largely deal with it by shopping early in the day and walking or cycling rather than driving on and off the island. Away from the market, the False Creek South streets are courtyards and footpaths rather than arterials, so the noise does not carry far into the residential blocks.
