If you’re looking for apartments near Commercial-Broadway Station in Vancouver, seven rental buildings stand out: Hub Place, Caledonia, Alexandra Place, Marquee on the Drive, Credo, Popolo and Lakeview Place. Which one suits you depends on whether you commute, study, want Commercial Drive at your door or want quieter streets. Only Hub Place is confirmed as a purpose-built rental; the other six are older and newer buildings, several of them condominiums, where an individual owner may rent out a suite.

What are the seven rental buildings near Commercial-Broadway Station?

The seven sit along East Broadway, Commercial Drive and the avenues north and south of Broadway. We’ve placed each one by street address, because no source we’ve seen gives a walking time for every building. Where a source does give a distance, we say so, so you can tell what’s measured and what isn’t. Each fact in the table comes from the building’s liv.rent page unless we name another source.

Which building suits a commuter, a student, a Drive regular or a family?

If you commute, Hub Place and Caledonia on East Broadway fit best. If you’re a student, Alexandra Place is near Vancouver Community College. If you want Commercial Drive close by, Marquee on the Drive and Credo are the picks, and if you’d rather have quieter streets, Popolo and Lakeview Place are. Each pick below has one confirmed fact and one thing to check at a viewing.

Commuters: Hub Place and Caledonia on East Broadway

Hub Place at 1649 E Broadway is the only confirmed purpose-built rental of the seven. The City of Vancouver’s September 15, 2020 public hearing summary describes a proposed 12-storey mixed-use building at this address, with 114 secured rental homes, 23 of them below-market, and commercial space at street level. CBRE’s track-record page for the building’s sale calls the finished building a 12-storey concrete purpose-built rental with street-level retail.

On CAPREIT’s Hub Place page, viewed October 20, 2026, you’ll see in-suite laundry, a party room, bike storage and a bike repair room. It also lists EV charging, a pet wash station, a children’s playground, an elevator and underground parking. Dogs and cats are listed as allowed. Ask the landlord to confirm current availability and terms.

Caledonia at 1515 E Broadway is about one block west of Hub Place by address. Its liv.rent page shows a 1983 completion year and lists an elevator, parking, shared laundry, a storage area and wheelchair accessibility. The trade-off is shared laundry here against the in-suite machines at Hub Place.

Students: Alexandra Place, on the campus side of the station

Vancouver Community College’s Broadway campus is at 1155 E Broadway. VCC’s transit page says it’s just steps from VCC-Clark Station on the Millennium Line, the stop west of Commercial-Broadway. If the campus side matters most to you, see our guide to student housing near Vancouver Community College.

Alexandra Place at 1440 E Broadway has 57 units over three floors and was completed in 1980, its liv.rent page says. That page’s description mentions a retrofit with a new building envelope, plumbing and roof, places the building between McLean and Woodland drives, and lists an elevator, laundry, parking and a storage area. Before you sign, measure the walk to your own campus entrance.

Drive regulars: Marquee on the Drive and Credo

Marquee on the Drive at 2250 Commercial Dr began as the Van East Cinema. Canadian Architect reported on June 7, 2014 that developer Image Development Inc. turned the cinema into a 58-unit condominium that reused more than 75% of the earlier structure. The cinema was designed by Bruno Freschi, the architect behind Expo ’86 and Science World. The developer’s release put the building less than two blocks from the station, and its liv.rent page lists bike storage, a clubhouse, an elevator and in-suite laundry.

Credo at 1533 E 8th Ave sits one avenue north of East Broadway, because Broadway runs in place of 9th Avenue. Its liv.rent page lists 33 units over four floors, a 2009 completion year, developer Jacken Investment Inc, and secured underground parking, an elevator, a garden and in-suite laundry. You trade a Commercial Drive address for a side-street one.

Quieter streets: Popolo and Lakeview Place

Popolo at 2235 E Broadway is a recent condo development. Its liv.rent page lists 81 units over six floors, names EPIX Developments Ltd. as the developer and puts the nearest crossroads at Garden Drive and East Broadway. Sources disagree on when it was completed, so ask the landlord for the building’s age and the suite’s condition.

Lakeview Place at 1950 E 11th Ave has 28 units over four floors and a 1991 completion year, and its liv.rent page lists a fireplace, bike storage, an elevator, a garden, in-suite laundry and storage. Quieter streets here mean Trout Lake. The City places Trout Lake Rink, part of the community centre, near Victoria Drive and East 12th Avenue. The City’s 2022 John Hendry Park Renewal Plan calls the park approximately a 10-minute walk from the Commercial-Broadway transit hub. Check the walk from each building on a map.

What is it like to live beside the Expo and Millennium Line interchange?

Commercial-Broadway is where the Expo Line and the Millennium Line meet, and it’s busy. TransLink counted 6,445,000 boardings there in 2025, the third-highest of any SkyTrain station, in its June 26, 2026 review of the busiest stations and routes. The 99 B-Line, TransLink’s busiest bus route, recorded 10,655,000 boardings in 2025 and also serves the station.

Wikipedia’s station entry says the Expo Line platforms opened on December 11, 1985, and the Millennium Line platforms on August 31, 2002. One stop toward Waterfront on the Expo Line is Main Street-Science World, and we have a separate guide to rental buildings near Main Street-Science World Station.

The Broadway Subway will extend the Millennium Line west from VCC-Clark to Arbutus Street. TransLink says it’s scheduled to open in 2027, and the Province’s September 21, 2026 release says passenger service is scheduled for fall 2027. No exact opening day has been announced. TransLink says B-Line buses will keep running between Arbutus Street and UBC. Daily Hive reported on July 30, 2026 that ending the B-Line east of Arbutus is expected to send more passengers to transfer between the two SkyTrain lines at this station.

For you as a renter, a building within a short walk of these platforms puts two SkyTrain lines and, until the subway opens, the B-Line within reach, at the cost of a busy corner. Visit at rush hour, and ask whether the suite faces the guideway or Broadway.

How much is a two-bedroom in Vancouver this October, and does it apply near the station?

In October 2026, liv.rent’s Metro Vancouver rent report put the average asking rent for an unfurnished two-bedroom in the City of Vancouver at $3,125, up 5.2% year over year from $2,970. The report was published October 2, 2026. That covers the whole city, and we didn’t find a figure in the report for the streets around the station.

The same October 2026 report put the City of Vancouver’s unfurnished one-bedroom at $2,329, which is 2.6% below October 2025. Statistics Canada’s second quarter 2026 rent statistics, released September 9, 2026, put two-bedroom asking rent in the Vancouver census metropolitan area at $3,030, down 4.1% from the second quarter of 2025. The directions differ because the measures differ: liv.rent’s figure is unfurnished listings in the City of Vancouver in October 2026, while Statistics Canada’s covers the wider metropolitan area over a quarter.

Neither figure is a rent for a specific building. Each building above sets its own price, so ask the landlord for the current asking rent and note the month you saw it.

What is being built next to the station, and does it affect renting today?

Two rental projects beside the station have been approved or are moving through approval, and neither is a building you can rent today. Daily Hive reported that Vancouver City Council approved the Safeway site rezoning at 1780 E Broadway on June 10, 2025, for three towers with 1,044 secured purpose-built rental homes, 104 of them below-market. Crombie REIT is redeveloping the Commercial-Broadway Safeway with Westbank. It lists the project as near-term and anticipates enactment of the rezoning by-law before the end of 2026, according to Buildups’ report on Crombie’s second-quarter 2026 results.

At a public hearing shortly before July 30, 2026, council also approved in principle the rezoning for 2516 Commercial Dr and 1704 E Broadway, the corner directly west of the Expo Line platforms. The concept is a 31-storey tower with 207 secured purpose-built market rental homes (25 studios, 103 one-bedrooms, 53 two-bedrooms and 26 three-bedrooms). Daily Hive reported on July 30, 2026 that the design may change to keep room for a future station platform and footbridge.

If you rent, this is future supply, and we haven’t seen a construction date in any source. If you’re a landlord with a nearby suite, more purpose-built rental homes could mean more competition when a suite turns over, though no source we’ve seen forecasts the effect on rents.

What should Commercial Drive renters and landlords know about the 2.3% cap and strata rules?

The Government of B.C.’s rent increases page, last updated August 27, 2026, sets the maximum annual rent increase at 2.3% for 2026 and 2.2% for 2027. Each increase needs at least three full months’ written notice on Form RTB-7, and rent can rise only once every 12 months. This is general information, not legal advice.

If you rent

A valid notice states the exact dollar amount of the increase and the date it takes effect. The same Government of B.C. page says a landlord can’t round the increase up or add unused room from an earlier year. If a notice asks for more than the limit, you don’t have to pay the unlawful part. You can raise it with your landlord or apply to the Residential Tenancy Branch for dispute resolution.

Your landlord must give you the strata’s bylaws and a Form K (Notice of Tenant’s Responsibilities) if you rent in a strata building. Under the Province’s guidance for tenants in stratas, you can end the tenancy without penalty within 90 days. That applies if the landlord fails to give you both and also fails to give the strata a signed Form K. Bylaws can set quiet hours and rules on smoking and pets, so read them before you sign.

If you are a landlord

The rent increases page says the 12-month clock runs from when the rent was set or last legally increased. It applies even when a new landlord or a new tenant arrives through a sublet or assignment. If you want to go above the limit, you’ll need the tenant’s written agreement, with the exact dollar amount, the effective date and the tenant’s signature. The other route is an application to the Residential Tenancy Branch for an additional increase.

If your suite is in a strata building, give the tenant the bylaws and a Form K, and give the strata a signed copy. Our guide on how to screen tenants covers screening, and our Rental Laws hub collects more B.C. and national rules.

If Lakeview Place appeals, two more buildings from liv.rent’s list sit on the next blocks of the avenues nearby. Royal Victoria at 1883 E 10th Ave has 14 units over four floors, a 1994 completion year and an elevator. Lakeview Court at 1928 E 11th Ave has 21 units over three floors, a 1993 completion year, an elevator, in-suite laundry, parking and a patio or terrace. Both sets of facts come from their liv.rent building pages. If you’d like more East Vancouver guides, browse our Neighbourhoods hub.

What are the best apartments near Commercial-Broadway Station?

Seven stand out: Hub Place, Caledonia, Alexandra Place, Marquee on the Drive, Credo, Popolo and Lakeview Place. Hub Place is the only confirmed purpose-built rental. Can you live near Commercial-Broadway Station without a car?

The station is well connected: it joins the Expo and Millennium lines, and the 99 B-Line stops there too. TransLink counted 6,445,000 boardings at the station in 2025, third among SkyTrain stations. That also means a busy corner, so visit at rush hour before you sign.
