What's it like to live in Mount Pleasant?
Mount Pleasant is where a lot of Vancouver renters end up once they want somewhere walkable that is not downtown. It is the city’s design and studio district, with Emily Carr University at the north end, the old warehouses along Great Northern Way turned into offices, and a run of small independent retail on Main Street that has survived long enough to define the place. About 37,000 people live here and six in ten households rent. At 36.3 the median age is the youngest of Vancouver's 22 local areas, and the population rose 14% between the 2016 and 2021 censuses against 5% citywide. The rental stock is mixed in a way that is genuinely useful. Older three and four storey walk ups fill the side streets between Main and Fraser, which is where the more affordable one bedrooms are. Along the Broadway and Kingsway corridors there are newer six storey buildings with in suite laundry and a dishwasher. Character houses split into suites are common on the numbered avenues, and a basement suite in Mount Pleasant is often the cheapest way to get a real bedroom in a central neighbourhood. About four in ten homes here went up in 2006 or later, so the mix swings hard between a wartime house cut into suites and a building with a parcel room. The character comes from Brewery Creek. Beer was made here from the 1880s, and the modern version is a dozen or so craft breweries inside a fifteen minute walk, with Brassneck, 33 Acres and Main Street Brewing the ones people name. That, plus the coffee roasters and the restaurants clustered around Main and Broadway, is why the neighbourhood reads younger than its census numbers. It also means the streets around the tasting rooms are busy on a Friday evening, which is worth knowing before you take a unit above one.The thing to plan for is the Broadway Subway. The Millennium Line extension runs underneath Broadway with a Mount Pleasant Station at Main Street, and it is now scheduled to open in fall 2027. Construction has been disruptive and the arrival of a station is already priced into some newer buildings, so the honest read is that transit here gets significantly better in about a year, and rent is likely to follow it.

Rent with confidence in Mount Pleasant
What BC tenancy rules protect, and how liv.rent keeps the process safe from first message to signed lease.Deposits are capped
A landlord in BC can ask for a security deposit of up to half a month of rent, plus up to half a month again if you have a pet. Anything more is not permitted.Rent increases are limited
Existing tenancies can only be increased once every 12 months, by no more than the provincial cap, and with three full months of written notice.Every listing is verified
Landlords complete ID verification before they can post, and you can sign the lease and pay rent through liv.rent, so there is no e-transfer to a stranger.A lot of Mount Pleasant rentals are suites in older houses rather than units in a managed building. Those are legitimate, but check that the suite is a legal one, confirm what is included in the rent, and get the heating and laundry arrangement in writing. Never send a deposit before you have seen the actual unit. The tenancy points above are general information about renting in British Columbia, not legal or financial advice. Mount Pleasant rental questions
Is Mount Pleasant expensive compared with the rest of Vancouver?
CMHC's October 2025 survey put the average rent for a purpose built apartment at $1,903 in its Mount Pleasant/Renfrew Heights zone, just under the $1,970 Vancouver average and well below Kitsilano/Point Grey at $2,051. That average covers every occupied unit, including long tenancies held down by rent control, so a suite coming available today asks above it. Price also moves sharply with the building: an older walk up between Main and Fraser is one of the better value one bedrooms in a central neighbourhood, while a newer unit on the Broadway corridor can approach downtown rates.
Does Mount Pleasant have a SkyTrain station?
Not inside the neighbourhood yet. Main Street–Science World on the Expo Line and Broadway–City Hall on the Canada Line are both roughly a fifteen minute walk, and the 99 B-Line runs the length of Broadway. Mount Pleasant Station, on the Millennium Line extension under Broadway at Main Street, is scheduled to open in fall 2027.
Is the Broadway Subway construction still disruptive?
Less than it was. Tunnelling is finished and track installation was completed in September 2026, with the remaining work concentrated around station entrances and street restoration. If you are viewing a unit facing Broadway, go at a weekday morning and judge the noise for yourself rather than taking a listing photo at face value.
What is the brewery district actually like to live next to?
Busy on Thursday through Saturday evenings and quiet the rest of the week. The tasting rooms cluster on the industrial blocks between Main, Quebec and 4th, so most residential streets are unaffected, but a unit directly above or beside one will hear it. It is one of the reasons people move here, and one of the reasons people move away.
Can I find pet-friendly rentals in Mount Pleasant?
Yes. The share of pet-friendly listings is higher than downtown, because so much of the stock is low rise and house suites rather than strata towers with pet bylaws. Landlords may ask for an additional pet deposit of up to half a month of rent.
When is the best time to look for a rental in Mount Pleasant?
Inventory is best in late spring and again in August. December and January are the quietest months, which means fewer options but noticeably less competition on each one. Vacancy in CMHC's Mount Pleasant/Renfrew Heights zone was 2.5% in October 2025, tighter than the 3.7% citywide but looser than Kitsilano or the West End. Units on Main Street itself tend to go fastest.
