What's it like to live in Riley Park?
Riley Park is the City of Vancouver planning name for the square between Cambie, Fraser, 16th and 41st. Almost nobody uses it. People say Main Street if they mean the shops, or Little Mountain if they mean the hill, and the neighbourhood is really the sum of those two: a long commercial strip running north to south, and a park on the highest ground in Vancouver sitting beside it.Queen Elizabeth Park tops out at about 152 metres and is the highest point in the city, with the quarry gardens, the Bloedel Conservatory and the view back over downtown. Next to it sits Hillcrest Centre, built as the curling venue for the 2010 Olympics and since converted into one of the best community facilities in Vancouver: a pool, a rink, a fitness centre and the Terry Salman library branch under one roof. Nat Bailey Stadium is across the road, with the Canadians in summer and the winter farmers market in the parking lot.The housing is old, and that is the main thing to know before you search. About 35% of the homes here were built before 1961 against 20% across Vancouver, and more than a third are a suite in a house or duplex. So the typical listing is a floor of a character house rather than a unit in a building. You get more space and more charm than the equivalent rent buys further north, and you also get single pane windows, older wiring and whatever the owner upstairs decided about laundry.Transit is the weak point. There is no SkyTrain station inside the neighbourhood: King Edward on the Canada Line sits on the western boundary at Cambie, about twenty minutes on foot from Main Street, and most people here use the 3 Main instead. Cycling is better, with the Ontario Street bikeway running the length of the neighbourhood, though Little Mountain is called that for a reason.

Rent with confidence in Riley Park
What BC tenancy rules protect, and how liv.rent keeps the process safe from first message to signed lease.Deposits are capped
A landlord in BC can ask for a security deposit of up to half a month of rent, plus up to half a month again if you have a pet. Anything more is not permitted.Rent increases are limited
Existing tenancies can only be increased once every 12 months, by no more than the provincial cap, and with three full months of written notice.Every listing is verified
Landlords complete ID verification before they can post, and you can sign the lease and pay rent through liv.rent, so there is no e-transfer to a stranger.More than a third of homes here predate 1961, and a lot of the rental stock is a suite carved out of one. Check that the suite is legal, look at the windows and the heating, confirm whether laundry is shared with the owner, and ask who pays hydro. None of that shows in a listing photo of a nicely lit kitchen. The tenancy points above are general information about renting in British Columbia, not legal or financial advice. For guidance on your own tenancy, contact the Residential Tenancy Branch. How liv.rent verification works
Riley Park rental questions
Where exactly is Riley Park?
It is the City of Vancouver local area bounded by Cambie Street, Fraser Street, 16th Avenue and 41st Avenue, named after the small park at Main and 30th. In conversation people call the area Main Street or Little Mountain, and listings sometimes describe it as Mount Pleasant, which is the neighbourhood immediately to the north. Search records, transit maps and this guide use the official name.
Is Riley Park expensive compared with the rest of Vancouver?
It sits near the city average, cheaper than Kitsilano or Fairview and dearer than the neighbourhoods further east. CMHC does not publish a survey zone that lines up with this local area, so there is no clean market average to quote. What moves the price most here is the type of home: a suite in an older house costs noticeably less than a unit in one of the newer buildings near Cambie.
Does Riley Park have a SkyTrain station?
Not inside it. King Edward and Oakridge–41st on the Canada Line both sit on the Cambie Street boundary, which is roughly a twenty minute walk from Main Street. Most people here use the 3 Main, which is frequent and runs all the way downtown, or cycle the Ontario Street route.
Are the Main Street restaurants in Riley Park?
The ones that get written about are, just at the northern end. Anh and Chi, Published on Main and The Acorn all sit on Main between roughly 18th and 24th, inside Riley Park rather than Mount Pleasant, but that is a fifteen to thirty minute walk from the middle of the neighbourhood. The shops nearer 33rd are more everyday and less written about.
Is Riley Park a good neighbourhood for families?
It is one of the better ones. The average household is 2.4 people, most of the rental stock is a full floor rather than an apartment, Hillcrest Centre covers swimming, skating and the library in one building, and Queen Elizabeth Park is one of the best large parks in the city. Sir Charles Tupper is the catchment secondary for much of the area.
Can I find pet-friendly rentals in Riley Park?
Often, because most landlords here are homeowners setting their own policy rather than following a strata bylaw. The same thing makes a no a firm no. Queen Elizabeth Park has off leash areas, and landlords may ask for an additional pet deposit of up to half a month of rent.
