What's it like to live in Kerrisdale?
Kerrisdale is built around a genuine village high street, which is rarer in Vancouver than it sounds. Along West 41st Avenue between the two boulevards you get the community centre, the pool, a library branch, a grocer, a pharmacy and a long run of independent shops and restaurants, all within a few minutes of each other. Step one block off it and the neighbourhood turns into wide, tree lined, extremely quiet residential streets. The catch for renters is supply. Only about 41% of households here rent, against 55% across Vancouver, and roughly half the homes are detached houses. What rental stock exists is concentrated in the low rise apartment buildings along West Boulevard and Arbutus Street, and it does not turn over often. When it does, it is expensive: CMHC’s October 2025 survey put the average purpose built rent in its Westside/Kerrisdale zone at $2,385 against $1,970 across Vancouver, the highest of its zones inside the city. The demographic follows from that. The median age is about 45, several years above the city, and the average household is 2.4 people. This is a neighbourhood of established families and long term owners rather than of people in their twenties, and the evening street life is correspondingly quiet. The schools are part of the draw: Magee Secondary and Maple Grove Elementary are the public catchment schools and Crofton House sits inside the boundaries.Getting around is the real trade-off. There is no SkyTrain station and there will not be one; the R4 along 41st Avenue is the workhorse, running east to Joyce Station and west to UBC, and downtown is a genuine half hour or more. The compensation is the Arbutus Greenway, the paved former rail corridor that runs right alongside West Boulevard and gives you a flat, traffic free route north toward False Creek and south to Marpole.

Rent with confidence in Kerrisdale
What BC tenancy rules protect, and how liv.rent keeps the process safe from first message to signed lease.Deposits are capped
A landlord in BC can ask for a security deposit of up to half a month of rent, plus up to half a month again if you have a pet. Anything more is not permitted.Rent increases are limited
Existing tenancies can only be increased once every 12 months, by no more than the provincial cap, and with three full months of written notice.Every listing is verified
Landlords complete ID verification before they can post, and you can sign the lease and pay rent through liv.rent, so there is no e-transfer to a stranger.Rental supply here is thin enough that good units go quickly and applicants sometimes feel pressure to commit sight unseen. That pressure is exactly what rental fraud relies on. Never send a deposit before you have seen the actual unit, never pay outside a platform that keeps a record, and be wary of any listing priced noticeably below the rest of the neighbourhood. The tenancy points above are general information about renting in British Columbia, not legal or financial advice. Kerrisdale rental questions
Is Kerrisdale expensive compared with the rest of Vancouver?
Yes, it is at the top. CMHC's October 2025 survey put the average rent for a purpose built apartment at $2,385 in its Westside/Kerrisdale zone against $1,970 across Vancouver, the highest of its zones inside the city. That average covers every occupied unit, including long tenancies held down by rent control, so a suite coming available today asks above it. The lower rents in the neighbourhood are in the older walk ups along West Boulevard.
Why are there so few rentals in Kerrisdale?
Because the neighbourhood is mostly owner occupied houses. Only about 41% of households rent against 55% citywide, and roughly half the homes are detached. Almost all of the rental stock is in low rise apartment buildings along West Boulevard and Arbutus Street, plus a smaller number of suites in houses. Expect fewer listings and faster turnover when they appear.
Does Kerrisdale have a SkyTrain station?
No, and none is planned. The R4 along 41st Avenue is the main service, running east to Joyce Station and west to UBC, and it connects to the Canada Line at Oakridge–41st, about twelve minutes away by bus. Downtown is a half hour or more. If a short rail commute matters most, this is the wrong neighbourhood.
Is Kerrisdale a good neighbourhood for families?
It is one of the strongest in the city for it, which is most of why people pay the premium. Maple Grove Elementary and Magee Secondary are the public catchment schools, Crofton House is inside the boundaries, the community centre and pool are on the high street, and the residential streets are genuinely quiet. The limit is price and the small number of family sized rentals.
What is the Arbutus Greenway?
The former railway corridor that runs through the neighbourhood alongside West Boulevard, now paved as a walking and cycling route. It gives you a flat, traffic free path north toward Kitsilano and False Creek and south to Marpole, and it is the single best reason to keep a bike here.
When is the best time to look for a rental in Kerrisdale?
Vacancy in CMHC's Westside/Kerrisdale zone was 2.4% in October 2025 against 3.7% across Vancouver, so the market is tight as well as expensive. Listings cluster around the school year, with late spring and August the fullest. Because there are so few, being ready to apply the day something appears matters more than the month.
