What's it like to live in Marpole?
Marpole is the bottom edge of Vancouver, the strip between 57th Avenue and the north arm of the Fraser where the bridges cross to Richmond and the airport. For renters its headline fact is simple: it is the cheapest neighbourhood in the city. CMHC’s October 2025 survey put the average purpose built rent here at $1,540 against $1,970 across Vancouver, the lowest of any of its Vancouver zones, and the gap is not small. The second fact is how fast it is changing. Marpole grew 14% between the 2016 and 2021 censuses while the city grew 5%, one of the highest rates anywhere in Vancouver, because the Marpole Community Plan opened the arterials to new low rise apartments. More than four in ten homes here are now apartments in buildings under five storeys, and a good share of what you will see listed is less than a decade old. About 59% of households rent, above the 55% city figure. The area also holds c̓əsnaʔəm, an ancient Mus̱queam village and burial ground by the river that has been occupied for thousands of years and is a National Historic Site. That history sits alongside a present day neighbourhood where roughly 56% of residents have a mother tongue other than English or French, Cantonese and Mandarin the largest, and the restaurants and grocery stores along Granville reflect it.The trade-offs are honest ones. Marpole is a long way from the rest of Vancouver: downtown is half an hour, and the neighbourhood is oriented as much toward Richmond as toward the city above it. Marine Drive Station sits at the eastern end, so a Granville Street address is a bus ride rather than a walk from the Canada Line. Granville, Oak and Cambie are all busy arterials. And you are directly under the approach to YVR, which is a real and constant sound that varies with the runway in use.

Rent with confidence in Marpole
What BC tenancy rules protect, and how liv.rent keeps the process safe from first message to signed lease.Deposits are capped
A landlord in BC can ask for a security deposit of up to half a month of rent, plus up to half a month again if you have a pet. Anything more is not permitted.Rent increases are limited
Existing tenancies can only be increased once every 12 months, by no more than the provincial cap, and with three full months of written notice.Every listing is verified
Landlords complete ID verification before they can post, and you can sign the lease and pay rent through liv.rent, so there is no e-transfer to a stranger.Marpole has a lot of older walk ups on arterials that are candidates for redevelopment under the community plan. That does not put your tenancy at risk on its own, but a landlord can only end it to demolish or substantially renovate with approval from the Residential Tenancy Branch, notice and compensation. Ask directly whether a building has a development application, and get any promise about the length of your tenancy in writing. The tenancy points above are general information about renting in British Columbia, not legal or financial advice. Marpole rental questions
Is Marpole cheaper than the rest of Vancouver?
Yes, and by the largest margin of any neighbourhood in this guide. CMHC's October 2025 survey put the average rent for a purpose built apartment at $1,540 in its Marpole zone against $1,970 across Vancouver, which is the lowest of any Vancouver zone it publishes. That average covers every occupied unit, including long tenancies held down by rent control, so a suite coming available today asks above it, but the relative gap holds.
How bad is the aircraft noise?
It is real and you should not discover it after signing. Marpole sits under the approach and departure paths for YVR, and how much you hear depends on which runway is in use and on the day’s weather, so one visit is not a reliable sample. View the unit with the windows open, and ask the landlord and any neighbours directly.
Does Marpole have a SkyTrain station?
Marine Drive Station on the Canada Line sits at the eastern end of the neighbourhood, at Cambie and Marine. From the Granville Street side, where most of the shops are, it is a bus ride rather than a walk, so check the distance for a specific address. From Marine Drive the airport is about fifteen minutes and downtown about twenty.
Why is there so much new construction?
The Marpole Community Plan opened the arterials and parts of the interior to new low rise apartments, and the neighbourhood grew 14% between the 2016 and 2021 censuses against 5% citywide. In practice that means a lot of the listings you will see are recent buildings with in suite laundry and a dishwasher, at rents well below equivalent stock further north.
Is Marpole a good neighbourhood for families?
On price per bedroom it is one of the best in the city, and Sir Winston Churchill Secondary is the catchment school. The constraints are distance from the rest of Vancouver and the aircraft noise. The Fraser River parks along the south edge are underused and genuinely good.
When is the best time to look for a rental in Marpole?
Vacancy in CMHC's Marpole zone was 2.6% in October 2025 against 3.7% across Vancouver, so it is tighter than the city despite being cheaper. Late spring and August are the fullest months. Because so much of the stock is new, completions can add a cluster of listings at once, which is worth watching for.
