    • Calgary’s average unfurnished one-bedroom rent decreased by 5.3% year-over-year to $1,442, while Edmonton’s decreased by 3.0% to $1,254. Both cities also eased from August.

    • Calgary’s furnished one-bedroom rent decreased by 13.5% year-over-year to $1,539, more than double the 5.3% decline in unfurnished one-bedroom rent. Edmonton showed a smaller version of the same pattern, with furnished one-bedroom rent down 3.9% year-over-year compared with a 3.0% decline for unfurnished units.

As of September 2, 2026, the Bank of Canada held its policy interest rate at 2.25%, the seventh consecutive hold. The next scheduled announcement is October 28, 2026. Alberta does not cap rent increases. For a monthly periodic tenancy, landlords must provide at least three full tenancy months’ written notice. Rent cannot increase during a fixed term or until at least 365 days after the tenancy began or the last increase.

Let’s look now at the current rental costs and overarching trends in Calgary and Edmonton for September 2026.

Average rent across Calgary

This month, Calgary’s average asking rent for a furnished one-bedroom unit decreased from $1,576 in August to $1,539. The average unfurnished one-bedroom decreased from $1,465 to $1,442. Since April, unfurnished one-bedroom asking rents have remained in a narrow band of $1,440 to $1,469, well below the same months in 2025.

Month-to-month rent change

To better understand how rent prices have shifted across Calgary quadrants, here are the most significant month-to-month movements for furnished and unfurnished one-bedroom units.

Among furnished one-bedroom units, City Centre was the only quadrant to increase. Southwest posted the largest decrease, followed by Northeast.

Among unfurnished one-bedroom units, Southeast recorded the only increase. Northeast posted the largest decrease, followed by Southwest.

Average prices for furnished and unfurnished one-bedroom units decreased across Calgary this month. Furnished units averaged $1,539, while unfurnished units averaged $1,442. The furnished average was $97 higher.

Average rent across Edmonton

This month, Edmonton’s average asking rent for a furnished one-bedroom unit decreased from $1,413 in August to $1,398. The average unfurnished one-bedroom decreased from $1,264 to $1,254. Since April, unfurnished one-bedroom asking rents have remained between $1,236 and $1,264, consistently below the same months in 2025.

Month-to-month rent change

To better understand how rent prices have shifted across Edmonton sectors, here are the most significant month-to-month movements for furnished and unfurnished one-bedroom units.

Among furnished one-bedroom units, Northwest posted the largest increase. Southwest was essentially flat, while Downtown posted the largest decrease, followed by Northeast.

Among unfurnished one-bedroom units, Northwest posted the largest increase, while Northeast posted the largest decrease in Edmonton.

Quadrant/Sector breakdown

Rental averages vary widely within both cities, so we break the data out by quadrant in Calgary and by sector in Edmonton to compare one-bedroom, two-bedroom, and three-bedroom rates for furnished and unfurnished units.

Quadrant breakdown: Calgary

Calgary Southwest has the highest average unfurnished one-bedroom rent this month at $1,521, while Northeast is the most affordable at $1,268. Taking a closer look by listing type across Calgary’s five quadrants:

  • One-bedroom rents mostly declined this month. Furnished one-bedroom rents fell in four of five quadrants, with City Centre the lone exception. Unfurnished one-bedroom rents fell in four of five quadrants as well, with Southeast the only increase.
  • Two-bedroom rents were more mixed. Furnished two-bedroom rents rose in four quadrants, with Northeast the only decline, while unfurnished two-bedroom rents rose only in Southwest and Southeast and fell in the remaining three quadrants.
  • Three-bedroom rents were the most varied segment. Furnished three-bedroom rents increased in Northwest, decreased in Northeast and Southeast, and had no comparable August data in City Centre and Southwest. Unfurnished three-bedroom rents increased in City Centre and Northwest but decreased in Northeast, Southwest, and Southeast.

Sector breakdown: Edmonton

Edmonton Southwest has the highest average unfurnished one-bedroom rent this month at $1,345, while Northeast is the most affordable at $1,183. Taking a closer look by listing type across Edmonton’s six sectors:

  • One-bedroom rents were mixed. Furnished one-bedroom rents rose only in Northwest and Southwest, falling in the remaining four sectors. Unfurnished one-bedroom rents rose in four of six sectors, Downtown, Northwest, West, and Southwest, falling only in Northeast and Southeast.
  • Two-bedroom rents diverged by listing type. Furnished two-bedroom rents rose only in Downtown and Northeast, while unfurnished two-bedroom rents rose in Downtown, Southwest, and Southeast and fell in Northeast, Northwest, and West.
  • Three-bedroom rents softened most broadly. Furnished three-bedroom rents decreased in Downtown, Northeast, and Southwest. No comparable August data was available for Northwest, West, or Southeast. Unfurnished three-bedroom rents increased only in Downtown.

Data collection methodology

Our monthly rent reports use data from our own liv.rent listings, as well as data our team manually collects from other popular listing sites, covering available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.

When collecting this data, we exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation. Investing in manual data collection means we consider only the current month’s listings, since we can filter out duplicate listings and older ads that have not been removed.

Another key difference between our data collection methods and those of agencies such as the Canada Mortgage and Housing Corporation is that we include only current asking rent prices. Many official reports include data for entire buildings, which tends to skew numbers lower since many units are already occupied and may be rent-controlled or rented well below current rates.

As a Canadian rental platform founded and based in Vancouver, we want to provide a completely accurate depiction of the rental market in the cities we cover.
