Southeast led the gain, rising 7.10% to $1,379, and it is the only one of the 11 areas tracked across both cities where an unfurnished one-bedroom costs more than a year ago, by $7.
  • Furnished one-bedroom rents are falling faster than unfurnished in both cities
    • Year-over-year, Calgary’s furnished one-bedroom average decreased 7.56% from $1,675 to $1,549, roughly twice the 3.65% decline for unfurnished units. In Edmonton, furnished rents decreased 8.86% from $1,526 to $1,391 against 3.26% for unfurnished, and the furnished premium narrowed from $144 in September to $117.

As of September 2, 2026, the Bank of Canada held its policy interest rate at 2.25%, the seventh consecutive hold. The next scheduled announcement is October 28, 2026. Alberta has no cap on annual rent increases, though landlords must still give written notice and can raise rent only once every 365 days.

Let’s look now at the current rental costs and overarching trends in Calgary and Edmonton for October 2026.

Average rent across Calgary

This month, the average asking rent for an unfurnished one-bedroom unit in Calgary rose 0.76% from September, reaching $1,453 per month. Since October 2025, the Calgary average for an unfurnished one-bedroom has decreased 3.65%, a drop of $55.

Viewed since May, Calgary’s unfurnished one-bedroom average has held in a narrow band between $1,442 and $1,469, while the same months in 2025 ranged from $1,508 to $1,583. The gap against last year has narrowed from $118 in August to $55 in October.

Month-to-month rent change

To show how rents shifted across Calgary’s five quadrants, here are the month-over-month movements for furnished and unfurnished one-bedroom units.

Among furnished one-bedroom units, Northeast recorded the largest increase at 9.13%, while the other four quadrants eased: Southeast decreased 2.07%, Northwest 1.08%, City Centre 0.61%, and Southwest 0.49%.

Among unfurnished one-bedroom units, Northeast again led with a 4.03% increase, followed by City Centre at 2.15% and Northwest at 1.48%. Southeast posted the largest decrease at 2.69%, followed by Southwest at 0.62%.

Furnished units carry a premium over unfurnished ones in both cities, and that premium has narrowed over the past year.

Unfurnished vs furnished rates in Calgary

Average prices for both furnished and unfurnished one-bedroom units increased in Calgary this month. Furnished one-bedrooms rose 0.63% to $1,549 per month, while unfurnished units rose 0.76% to $1,453. A furnished one-bedroom currently rents for $96 more per month than an unfurnished one on average, compared with $167 a year ago.

Average rent across Edmonton

This month, the average asking rent for an unfurnished one-bedroom unit in Edmonton rose 1.60% from September, reaching $1,274 per month, the highest monthly figure of 2026. Since October 2025, the Edmonton average for an unfurnished one-bedroom has decreased 3.26%, a drop of $43.

Viewed since May, Edmonton’s unfurnished one-bedroom average has moved between $1,236 and $1,274, while the same months in 2025 ranged from $1,293 to $1,318.

Month-to-month rent change

Edmonton’s six sectors moved in different directions this month. Among furnished one-bedroom units, Southwest recorded the largest increase at 5.75%, followed by West at 0.68% and Southeast at 0.66%. Northwest posted the largest decrease at 5.65%, followed by Downtown at 2.54% and Northeast at 1.46%.

Among unfurnished one-bedroom units, Southeast recorded the largest increase at 7.10%, followed by Northeast at 5.47% and West at 2.53%. Northwest posted the largest decrease at 2.64%, followed by Downtown at 1.40% and Southwest at 1.14%.

Unfurnished vs furnished rates in Edmonton

Average prices for unfurnished one-bedroom units in Edmonton increased this month, while furnished units decreased. Unfurnished rents rose 1.60% to $1,274 per month, while furnished one-bedrooms decreased 0.55% to $1,391. A furnished one-bedroom currently rents for $117 more per month than an unfurnished one on average, down from $144 in September and $209 a year ago.

Rental averages vary across Calgary and Edmonton, so we break the data out by quadrant in Calgary and by sector in Edmonton to compare one-bedroom, two-bedroom, and three-bedroom rates for furnished and unfurnished units.

Quadrant breakdown: Calgary

Across Calgary’s five quadrants, City Centre is the most expensive place to rent this month, with an unfurnished one-bedroom asking $1,521 per month. Northeast is the most affordable at $1,319, a difference of $202.

Let’s look even closer at how rents moved since September by unit size:

  • One-bedroom units: furnished rents decreased in four of five quadrants, with Northeast the exception, rising 9.13%, while unfurnished rents increased in three quadrants, with Southwest and Southeast the exceptions.
  • Two-bedroom units: furnished rents decreased in three of five quadrants, with City Centre and Northeast the exceptions, and unfurnished rents also decreased in three quadrants, with Northeast and Northwest the exceptions.
  • Three-bedroom units: unfurnished rents increased in every quadrant except City Centre, which decreased 1.55%, while furnished rents decreased in City Centre, Northwest, and Southeast, with Northeast and Southwest the exceptions.

Sector breakdown: Edmonton

Across Edmonton’s six sectors, Southeast is the most expensive place to rent this month, with an unfurnished one-bedroom asking $1,379 per month. Downtown is the most affordable at $1,228, a difference of $151.

Let’s look even closer at how rents moved since September by unit size:

  • One-bedroom units: furnished and unfurnished rents each rose in three of six sectors and fell in three, with West and Southeast the only sectors where both increased.
  • Two-bedroom units: furnished rents decreased in five of six sectors, with West the exception, rising 1.11%, and unfurnished rents decreased in four sectors, with Northeast and Southeast the exceptions.
  • Three-bedroom units: unfurnished rents increased in four of six sectors, with Downtown, which fell 5.57%, and Northwest the exceptions, while furnished rents decreased in three of the five sectors with data, with Downtown and West the exceptions.

Our monthly rent reports use data from our own liv.rent listings, as well as data our team manually collects from other popular listing sites, covering available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.

When collecting this data, we exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation. Investing in manual data collection means we consider only the current month’s listings, since we can filter out duplicate listings and older ads that have not been removed.

Another key difference between our data collection methods and those of agencies such as the Canada Mortgage and Housing Corporation is that we include only current asking rent prices. Many official reports include data for entire buildings, which tends to skew numbers lower since many units are already occupied and may be rent-controlled or rented well below current rates.
