BCIT is more than its Burnaby campus, and if you’re studying at the Downtown Campus at 555 Seymour Street, you’ll be looking for a place nearby. The seven rental buildings near BCIT Downtown are Conference Plaza, Richards & Pender, Telus Garden, Level Seymour, Vita, The Beasley, and Atelier, and some are condo towers where owners rent suites out while others are run by a company. We say which is which before we get to rent, then cover what BCIT says about housing and the lease rules that matter for a short program in B.C.

Which seven rental buildings sit closest to BCIT’s Downtown Campus?

If you want the shortest trip to class, two buildings sit closest to the campus by address: Conference Plaza at 438 Seymour Street and Richards & Pender at 510 Richards Street. The other five lie south of them along Richards, Seymour, Smithe, and Homer streets. Positions below are by address, because no walking time from the campus appears in any of our sources.

The building details come from each building’s liv.rent page, where it loaded on October 20, 2026, and from the sources named below. The Conference Plaza and Telus Garden pages didn’t load that day, so their facts come from those other sources.

Is BCIT Downtown the same as the Burnaby campus, and is there student housing?

No. BCIT’s Downtown Campus is a separate site at 555 Seymour Street, and BCIT Student Housing is on the Burnaby campus. If you study Downtown, you’ll be renting privately. BCIT’s own pages put the Downtown Campus near Granville SkyTrain Station. BCIT’s housing guide for international students says all Student Housing is at the main campus in Burnaby.

A June 9, 2025 BCIT story describes Tall Timber, a 12-storey residence then due to open in Fall 2025 for around 470 students. The same story says students are responsible for securing their own off-campus housing, because BCIT doesn’t arrange or manage it directly. None of that is on Seymour Street.

Some BCIT programs do run on Seymour Street. BCIT’s Downtown Campus page, last modified August 18, 2026, names the campus’s TEC Hub, a technology learning space. The Computer Information Technology diploma is delivered there as a two-year, full-time program. It has September and January intakes and an optional co-op that needs two four-month work terms. The six-month Front-End Web Developer certificate can also be taken in person at Downtown, online, or blended. BCIT’s page, updated October 5, 2026, says the September 2026 intake is closed and April 2027 applications are open. BCIT’s part-time studies page also lists business courses at both the Downtown and Burnaby campuses.

BCIT’s off-campus housing page for the Downtown Campus describes itself as a listing service only. It says BCIT doesn’t screen, inspect, or approve any landlord or accommodation, and it urges you to know your rights as a tenant. The page also places the campus near two train lines: the Expo Line at Granville Station and the Canada Line at Vancouver City Centre Station. If you’ll be riding transit, TransLink’s U-Pass BC page sets the fee at $47.85 a month from September 1, 2026 to August 31, 2027 for eligible students. Each school decides eligibility, so confirm yours with BCIT before you count on it.

Where should I live if I study at BCIT Downtown?

It depends on how long you’re staying, and the buildings below are sorted that way: closest to class first, then a furnished suite for a six-month certificate, then shared condos for a two-year diploma.

Walking to class: Conference Plaza and Richards & Pender

Conference Plaza at 438 Seymour Street is on the campus’s own street, in the 400 block beside the campus’s 500 block. The skyscraper database SkyDB, citing City of Vancouver planning data, lists a 30-floor residential tower completed in 1996 at 87.8 metres. A real estate portal’s building profile lists it as a freehold strata building where rentals are allowed. You’d usually rent a suite from its individual owner, and the strata rules come with your lease.

Richards & Pender at 510 Richards Street is the other near-campus answer, and it works differently. Its liv.rent page, which loaded on October 20, 2026, lists 138 residential units. The building also has its own leasing website, which names a rooftop patio, a fitness centre, and a pet-friendly policy, and describes the address as the gateway to Gastown. Onni’s 2023 leasing brochure calls it the company’s newest downtown development, with an expected completion in the fourth quarter of 2023.

Furnished and flexible: Level Seymour

Level Seymour at 1022 Seymour Street is the one building here run as a furnished-suite operation. Destination Vancouver, the city’s tourism organization, files it under boutique hotels but describes 187 furnished suites offering short-term and long-term accommodation that specializes in long stays. It also mentions an outdoor pool and a hot tub. Its liv.rent page, verified live on October 20, 2026, names Onni Group as developer and lists a concierge, a fitness centre, and a sauna and steam room. Before you sign, ask which kind of agreement it is and what the minimum stay is, because those answers decide your rights.

Two years with roommates: Telus Garden, Vita, The Beasley, and Atelier

The four towers below sit south and east of the campus. Telus Garden at 777 Richards Street is a mixed-use project of two buildings combining office, retail, and residential space, designed by Gregory Henriquez. Wikipedia’s entry gives its residential tower as 135.6 metres tall and rated LEED Gold. Real estate portal profiles list that tower as freehold strata with rentals allowed. You’d sign with an individual owner and live under the strata’s bylaws.

Vita at 565 Smithe Street is the Smithe Street entry in the group. Its liv.rent page, verified live on October 20, 2026, lists 29 floors and 146 units, completed in 2009 by developer Solterra with Merrick Architecture. The amenities it lists are an exercise centre, a hot tub, in-suite laundry, and secured underground parking. The page says rentals are allowed and pets are allowed with restrictions. Real estate portal profiles list the building as a strata condominium, and you’d usually rent from an owner.

The Beasley at 888 Homer Street and Atelier at 833 Homer Street face each other across Homer Street. Skyrise Cities’ August 2017 feature on Homer Street calls them two condominiums. It describes The Beasley as a 34-storey tower finished in 2011 by Amacon, named after former city planning co-director Larry Beasley, and Atelier as a 29-storey tower with 202 units by Magellan 20/20. Both liv.rent pages, verified live on October 20, 2026, list an exercise centre, in-suite laundry, and bike storage. Because they’re condominiums, suites are usually rented from their individual owners.

What does a room or a studio cost near BCIT Downtown in 2026?

Statistics Canada’s Quarterly Rent Statistics, released September 9, 2026, put the average asking rent for a room in the Vancouver census metropolitan area at $1,010 a month in the second quarter of 2026. For a studio apartment, the figure was $2,000. A year earlier, in the second quarter of 2025, the room figure was $1,070 and the studio figure was $2,110, though StatCan flags that quarter’s estimates for caution. These are asking rents across the whole metropolitan area, not Downtown and not any building here.

A studio asked about $990 a month more than a room in the second quarter of 2026, which is simple arithmetic from those two StatCan averages. Over a six-month certificate, a studio instead of a room would cost you roughly $5,940 more. For the neighbourhood itself, see liv.rent’s October 2026 Metro Vancouver rent report, published October 2, 2026. It puts the average asking rent for an unfurnished one-bedroom in Downtown at $2,496, against $2,329 for the City of Vancouver. None of our sources gives a rent for any of the seven buildings.

What should students and landlords near BCIT Downtown know about B.C. leases?

Three B.C. rules apply to a rental for a short program: a fixed-term tenancy usually rolls into month-to-month, a strata landlord must hand over the bylaws before renting, and rent can rise only by the provincial limit. In British Columbia, the Residential Tenancy Branch and the Government of B.C. set the lease rules for renters and landlords, and everything below comes from them. This is general information, not legal advice. Which agreement you sign, and which strata rules come with it, still decides your rights.

If you rent

The Government of B.C.’s tenancy agreements page, last updated March 4, 2026, says a fixed-term tenancy usually becomes month-to-month when the term ends, unless a valid vacate clause applies. It adds that a vacate clause is allowed only for a sublet or when the landlord or a close family member plans to move in. If you leave a fixed term early, you may owe money, but the landlord must try to reduce the loss, for example by re-renting.

If your suite is in a strata building, section 146 of the Strata Property Act requires the landlord to give you the current bylaws and a Notice of Tenant’s Responsibilities before you rent. If they don’t, you can end the tenancy without penalty within 90 days of learning of it, and the landlord owes reasonable moving costs up to one month’s rent, according to B.C. Laws. If a landlord charges more than the legal increase, the Government of B.C. says you don’t have to pay the unlawful part and can apply to the Residential Tenancy Branch for dispute resolution. For a vetted landlord and listing, see the liv.rent user guide for renters.

If you are a landlord

The Residential Tenancy Branch’s rent increase page, last updated August 27, 2026, sets the maximum allowable annual increase at 2.3% for 2026 and 2.2% for 2027. You may raise rent once every 12 months, and you must give at least three full months’ written notice on Form RTB-7 stating the exact amount and the effective date. Higher increases need the tenant’s written agreement or an application to the Residential Tenancy Branch. If you’re a strata owner, the same section 146 duties apply to you as the landlord, and a strata corporation can’t screen your tenants under section 141. liv.rent’s October 2026 report shows a Metro Vancouver furnished one-bedroom at $2,151, about $68 above an unfurnished one. For screening, see liv.rent’s guide to screening tenants, the landlord dashboard, and the rental laws hub.

If your program is at a different Downtown campus or along a different line, liv.rent’s guides to apartments near Granville Station, the Gastown side of Waterfront Station, and Vancouver Community College’s campuses cover the neighbouring blocks. The neighbourhoods hub has more.

Does BCIT Downtown have student housing?

No. BCIT Student Housing is on the Burnaby campus, and BCIT’s housing guide says all Student Housing is there. If you study at the Downtown Campus at 555 Seymour Street, you’ll rent privately. BCIT’s off-campus page says it doesn’t screen, inspect, or approve any landlord, and it urges students to know their rights as tenants.

How much is a room or studio near BCIT Downtown in 2026?

Statistics Canada reports average asking rent in the Vancouver census metropolitan area of $1,010 a month for a room and $2,000 for a studio in the second quarter of 2026. These are metropolitan averages of advertised rents, not Downtown figures and not rents for any single building.

Can I rent for just six months near BCIT Downtown?

Yes, but check the agreement type first. In B.C., a fixed-term tenancy usually becomes month-to-month at the end date unless a valid vacate clause applies, and leaving early may cost you. Furnished-suite buildings such as Level Seymour specialize in longer stays. Ask about minimums. General information, not legal advice.

Do BCIT students get a transit pass?

Eligible students pay the U-Pass BC fee, which TransLink sets at $47.85 a month from September 1, 2026 to August 31, 2027. The pass covers TransLink bus, SeaBus, and SkyTrain in Metro Vancouver. Each school decides eligibility, so confirm with BCIT whether your program qualifies.

What should a landlord give a tenant in a strata building in B.C.?

Before you rent, a landlord must give you the current strata bylaws and rules plus a Notice of Tenant’s Responsibilities, under section 146 of the Strata Property Act. If they don’t, you can end the tenancy without penalty within 90 days, and the landlord owes reasonable moving costs up to one month’s rent.
