Of the seven rental buildings near Université de Saint-Boniface (USB) below, 424 Aulneau shares a street with USB’s student residence at 480 rue Aulneau, and its operator lists a one-bedroom at $1,050 a month with heat and water included. The guide orders all seven from the lowest to the highest starting one-bedroom rent, $1,050 to $1,399, and shows what each step up in price buys. Prices and availability are as of the date this guide was published, and they change, so confirm every detail with the operator before you apply.

How we chose and ordered these seven buildings

Each building is here because its operator’s page showed a suite you could pursue: an availability label, a dated move-in, or a published plan price. We ordered the seven by the lowest one-bedroom rent each page shows, the one unit type all seven publish, so the order is a price order and not a ranking of quality. Two buildings each come from A.S.H. Management Group and Thorwin Properties, and one each from Clearwater Management, Towers Realty Group, and Globe Property Management. None of the seven is on liv.rent’s buildings list dated September 2, 2026.

Rents, pets, utilities, and parking come from the operators’ own wording. Distances and walking times are the operators’ claims too, and none were measured. No operator page shows a last-updated date, so every price is the one shown when this guide was published. A.S.H.’s two pages carry a 2020 date in their code while showing “Available Now”, so a phone call to confirm is worth making, and the other date and promotion quirks are flagged under each building.

What does a student budget look like near USB in October 2026?

According to liv.rent’s October 2026 Winnipeg rent report, St. Boniface was the most affordable of the report’s six regions for an unfurnished one-bedroom at $1,268 a month, edging out East Winnipeg by less than a dollar, against a citywide average of $1,319. St. Boniface one-bedroom asking rent eased 1.0% from September to October 2026.

Treat those averages as context only. The report’s text does not say where its St. Boniface region ends and gives no building-level figures, so none of the buildings below is placed inside it. The operator prices here are starting rents for the cheapest suite shown, not averages, and the report also says unfurnished two-bedroom asking rents increased in St. Boniface that month, which matters if you plan to share.

USB’s own residence is the first place to look. The student residence at 480 rue Aulneau has seven private studios, 48 shared two-bedroom apartments, and one shared three-bedroom apartment. USB’s 2026-2027 residence prices are per person: $2,595 per session ($648.75 a month) for a studio, $2,485 per session ($621.25 a month) for a Type A shared two-bedroom, and $1,730 per session ($432.50 a month) for a Type B shared two-bedroom or the shared three-bedroom, plus a mandatory $350 reservation deposit. USB’s page says places are limited and strongly advises applying as early as possible.

USB’s off-campus housing page says residence places are often reserved for first-year students, so a student may need to look off campus. USB’s website gives its campus address as 200 avenue de la Cathédrale.

Getting to campus can also cost money. The City of Winnipeg’s 2026 fares table lists post-secondary rates of $88.05 for a 28-day e-pass, $95.50 for a monthly e-pass, and $324.65 for a semester e-pass, against a full-fare monthly e-pass of $119.35, and says you must buy the card at your school and show student ID to board. Winnipeg Transit’s U-Pass page names the University of Manitoba and the University of Winnipeg, not USB, and neither that page nor USB’s housing pages say whether USB students get a U-Pass, so ask USB which pass applies before you budget for one.

Landlords and owners near USB can read the figures below as a snapshot of what operators ask, not as a price for any one suite. A free liv.rent rent estimate is the way to price a specific unit.

How do the seven buildings compare, from lowest rent to highest?

301 Horace Street and 424 Aulneau tie for the lowest one-bedroom rent at $1,050 a month, and La Tour Eiffel B is the highest at $1,399. Six of the seven list heat as included (Place St. Boniface lists water only for three of its addresses, including 302 Goulet), and 300 Taché lists water alone.

Rents in the table are dollars a month, quoted as each operator’s page shows them; a cell reading “not published” means that page was silent on the point.

The seven buildings in detail, lowest rent first

The write-ups follow the table’s order, lowest one-bedroom rent first.

Lowest rent, cats only: 301 Horace Street

A.S.H. Management Group’s 301 Horace Street page lists one suite: a one-bedroom at $1,050 a month, tied for the lowest rent here and marked “Available Now”. The operator calls the building a “three-story walk-up”, says you will be “just a stone’s throw away from St. Boniface General Hospital”, and cites a “high Walk Score of 75 out of 100”, but it doesn’t name USB or give a distance to the campus. Cats are the only pet listed.

On USB’s residence street: 424 Aulneau

Clearwater Management lists two suites at 424 Aulneau Street: a one-bedroom (suite 1) at $1,050 a month with a $525 security deposit, and a two-bedroom (suite 8) at $1,100 with a $550 deposit. The listing places the building “in a quiet St. Boniface neighbourhood, conveniently located near the hospital, transit, and everyday amenities”. USB’s housing page puts its student residence at 480 rue Aulneau, so the link is the shared street, not a distance.

Listed features include brand-new kitchens with a ceramic tile backsplash, updated bathrooms, new plank flooring, and new appliances, and the operator asks for rental references and/or character references. Two sharers on the two-bedroom would pay $550 each a month at the rent listed, before the deposit. Check the move-in line before anything else: both pages read “Available 2026-01-01”, a date that has already passed, and the operator’s list page says only “January 1”, so ask when a suite can actually be occupied.

Names USB, no pets: Winterdale Apartments

Winterdale Apartments at 437 Marion Street, also managed by A.S.H., is one of four buildings here whose operator names the university; Grandview, 300 Taché, and Place St. Boniface are the others. Its location line reads: “Close to all major bus routes, St. Boniface Hospital, Université de Saint-Boniface, Forks Market, restaurants and shopping.” No distance is given. The operator calls the building “a nine suite, three storey walk-up” that is “nestled in a quiet area, close to the Seine River”.

The one-bedroom is $1,100 a month and marked “Available Now”, while the bachelor at $852 a month, the lowest rent published anywhere in this guide, is marked “Waitlist”. Pets are not allowed.

Pets and a fibre internet offer: Place St. Boniface Complex

Thorwin Properties’ Place St. Boniface Complex, at 302 Goulet Street, sits along Goulet Street, Marion Street, and Enfield Crescent, according to the operator. Suites include a 553-square-foot one-bedroom at 310 Goulet “starting at $1,203.00”, a two-bedroom at 311 Marion Street “starting at $1,399.00” and marked “Available Now”, and a 708-square-foot two-bedroom at 301 Marion “starting at $1,499.00”. The one-bedroom’s date is printed as “01/11/2026” with no date format, so ask which day it means.

The location wording is “Close to All Major Bus Routes”, and the map section lists “Universite de Saint-Boniface” in a School category, with no distance. The operator also advertises “FREE 1GB FIBRE INTERNET WITH 1-YEAR LEASE”, an offer that depends on a one-year lease, which matters to a student who expects to leave after a single term. Heat and water inclusion varies by address (302 Goulet itself lists water only), so ask which address your suite has.

One month free, terms not shown: Grandview Apartments

Towers Realty Group’s Grandview Apartments, at 77 to 93 Eugenie Street, lists a 398-square-foot bachelor “From: $1150” marked “Available: Immediately” and a 560-square-foot one-bedroom “From: $1205” marked “Available: Nov 01 2026”. A “ONE MONTH RENT FREE!” banner appears with no terms shown, so ask whether it applies to your suite and lease length before you count on it.

The operator writes that “From St. Boniface Hospital and Université de Saint-Boniface to The Forks and Downtown, many major amenities are within a two-minute radius”, and calls the building “a short 5-minutes walk to shopping, dining, major grocery stores, community centres, and more”. No pets are allowed.

Water only, with pets: 300 Taché Apartment

Thorwin’s page for 300 Taché Avenue lists a 403-square-foot one-bedroom “Starting at $1,285.00” and “Available from 03/11/2026”. The page states its date format as DD/MM/YYYY, so that is November 3, 2026.

Pets are allowed on the same limits as at Place St. Boniface, and the same fibre internet offer is tied to a one-year lease. Only water is listed as included, so heat is an extra cost the page doesn’t price, and at $125 a month the parking stall is the highest parking price published among the seven. The operator calls the building “conveniently located in the heart of St. Boniface”, says “major transit routes just outside your door” connect you to the city, and describes Coronation Park as “just a short walk away”. The overview also names Université de Saint-Boniface in a list of schools it says are close.

Hydro included, with a gym and pool: La Tour Eiffel B

Globe Property Management’s La Tour Eiffel B, at 261 Goulet St., lists a bachelor “Starting at $1199”, a one-bedroom “Starting at $1399”, and a two-bedroom “Starting at $1669”, while the three-bedroom shows “No Vacancies” and a waiting list. Most units are dated 2026-11-01 or 2026-12-01, two show “Application Pending”, and one two-bedroom, B237, is marked “Available Immediately”.

No other building of the seven lists hydro as included. Amenities include an elevator, a gym, a party room, and a seasonal outdoor pool, and the suites have air conditioning and a balcony. The page says “Pet Friendly” but gives no terms, and it lists covered and surface parking without a price. The operator says “The grocery store is across the street and The Forks is within walking distance”, and it doesn’t mention USB.

What does each step up in rent buy?

The gap between the lowest and highest one-bedroom starting rent is $349 a month, $1,050 to $1,399, and the steps between them are uneven, from $0 to $114. The table shows what each step adds and takes away, going by the next operator’s page.

Move fromOne-bedroom rent changeWhat the next page addsWhat it drops or costs extra
301 Horace Street to 424 Aulneau$0 ($1,050 to $1,050)A pet-friendly label instead of cats only; renovated kitchens, bathrooms, and flooring listed; a two-bedroom at $1,100No parking, laundry, or locker details; references required; the move-in line reads 2026-01-01
424 Aulneau to Winterdale+$50 (to $1,100)Garbage collection and sewage added to heat and water; a bachelor at $852 (waitlist); a location line that names USBNo pets allowed; parking listed at $50 a month
Winterdale to Place St. Boniface+$103 (to $1,203)Cats and dogs allowed with no pet deposit; free fibre internet with a one-year lease; on-site laundryGarbage collection and sewage no longer listed; water only at three addresses; parking $75, up from $50
Place St. Boniface to Grandview+$2 (to $1,205)A free-month banner (terms not shown); an on-site caretaker; a bachelor from $1,150No pets allowed; the one-bedroom is dated Nov 01 2026
Grandview to 300 Taché+$80 (to $1,285)Cats and dogs allowed again, with the fibre internet offerHeat drops off the included list (water only); parking $125, up from $75
300 Taché to La Tour Eiffel B+$114 (to $1,399)Heat, hydro, and water included; elevator, gym, party room, and seasonal outdoor pool; a bachelor at $1,199Pet terms and parking cost not published

The rent gap can understate what heat or electricity adds where they are left out: 300 Taché lists water only, and only La Tour Eiffel B lists hydro. No page publishes a utility cost, so ask each operator what a typical month runs.

Pets split the list too. Winterdale and Grandview allow no pets, 301 Horace allows cats only, and the other four are labelled pet friendly, though only Place St. Boniface and 300 Taché publish size limits. For roommates, only three buildings publish a two-bedroom rent: $1,100 at 424 Aulneau, from $1,399 at Place St. Boniface, and from $1,669 at La Tour Eiffel B.

What do you need to confirm before signing a Winnipeg lease?

Read the full lease, view the suite in person, and get any advertised extra in writing, whether that is a free month, bundled internet, or a move-in date. Manitoba’s Residential Tenancies Branch guideline page states that the 2027 rent increase guideline is 3.0%, effective January 1, 2027. General information only, not legal advice.

On notice, the same page says a landlord must give written notice at least three months before the increase starts. It also lists suites outside the guideline, including those renting at $2,000 or more a month and those in buildings first occupied after March 2005; ask your landlord to confirm in writing whether your suite is covered.

The Branch’s deposits fact sheet, dated December 2019, caps a security deposit at half of the first month’s rent and gives a landlord 14 days after a tenancy ends to return it with interest; confirm today’s limits with the Branch. The 424 Aulneau deposits of $525 and $550 each equal half of that suite’s rent as listed.

Students on a fixed-term lease should read the Branch’s notice fact sheet (April 2020). It says a tenant on a fixed term owes rent until the term ends, with listed exceptions, while a tenant in a periodic tenancy gives one full rental payment period’s notice. That matters for an offer tied to a one-year lease, such as Thorwin’s free fibre internet.

USB’s off-campus housing page adds two cautions: heating, water, and electricity may or may not be included in the rent, and the university cannot vouch for the condition of housing or the reliability of listings. Ask each operator, in writing, which utilities you pay before you sign.

What is the cheapest rental building near Université de Saint-Boniface?

301 Horace Street (A.S.H. Management Group) and 424 Aulneau (Clearwater Management) tie for the lowest one-bedroom rent at $1,050 a month, with heat and water included at both. Winterdale Apartments lists a bachelor at $852 a month, but that suite is marked “Waitlist”.

Does Université de Saint-Boniface have student housing?

Yes. USB’s student residence at 480 rue Aulneau has seven private studios, 48 shared two-bedroom apartments, and one shared three-bedroom apartment. USB’s 2026-2027 prices run from $432.50 to $648.75 a month per person, and the university says places are limited and often reserved for first-year students, so some students rent off campus.

Which of these buildings include heat and water in the rent?

301 Horace Street, 424 Aulneau, Winterdale Apartments, Grandview Apartments, and La Tour Eiffel B list heat and water as included, and Place St. Boniface does for most of its addresses. 300 Taché lists water only. Only La Tour Eiffel B also lists hydro as included.

Which of these buildings allow pets?

424 Aulneau and La Tour Eiffel B are labelled pet friendly without published terms, Place St. Boniface and 300 Taché allow cats with no weight limit and dogs up to 40 pounds combined, and 301 Horace allows cats only. Winterdale Apartments and Grandview Apartments allow no pets. Get any pet terms in writing.

How much is a Winnipeg Transit pass for post-secondary students?

The City of Winnipeg’s 2026 fares table lists post-secondary rates of $88.05 for a 28-day e-pass, $95.50 for a monthly e-pass, and $324.65 for a semester e-pass. The card must be bought at your school, and neither Winnipeg Transit’s U-Pass page nor USB’s residence page says whether USB students get a U-Pass, so ask USB.

How much notice must a landlord give for a rent increase in Manitoba?

According to Manitoba’s Residential Tenancies Branch, tenants must be given written notice at least three months before a rent increase takes effect. The 2027 guideline is 3.0%, effective January 1, 2027, but some units are exempt, so ask your landlord to confirm in writing whether it covers your suite.
