For an undergraduate who wants to walk to class, The ARC at 2525 Pembina Highway is the best fit among rental buildings near University of Manitoba, because its operator says it sits across from the university. This guide covers seven Winnipeg buildings, from furnished student suites leased by the bed to newer one-, two-, and three-bedroom apartments, each checked against its operator’s own page. Prices and availability are as of the date this guide was published, and they change, so confirm every detail with the building before you apply.
What does Winnipeg rent look like before you compare buildings?
The average asking rent for an unfurnished one-bedroom in Winnipeg was $1,319 in October 2026, down 0.1% from September and up 1.7% from $1,297 in October 2025, according to liv.rent’s October 2026 Winnipeg rent report. South Winnipeg was the most expensive of the report’s six regions, with an unfurnished one-bedroom averaging $1,400 in October 2026, up 1.1% from September.
The report does not say which of its regions covers the University of Manitoba area, so treat the October 2026 figure of $1,400 as context only. The prices below are operator asking prices, not averages.
Landlords pricing a nearby suite can use these operator figures as a rough reference, but a by-the-bed price covers one person in a shared suite and is not comparable with a one-bedroom rent. Owners who want a figure for their own unit can request a free liv.rent rent estimate.
How we chose these seven rental buildings
A building made this list only if its operator’s own page showed it renting, through units marked available now, units available from a set date, or limited availability. Rent, pets, utilities, and parking follow the operator’s wording. Distances and walking times are also the operators’ own claims, none were measured, and most pages give no transit details.
The list covers buildings along Pembina Highway whose operators tie them to the University of Manitoba (UM) in their own words, from “across from” to “close to”. UM’s own on-campus residences sit outside this off-campus list, and no more than four buildings come from one operator. Only The ARC appears on liv.rent’s building list as of September 2, 2026, and that played no part in the choice.
Operator pages carry no visible dates, so every price is the one shown when this guide was published. Some pages disagree with themselves: Westminster Court’s header price range does not match its unit prices, and the ARC and ALIGN site describes utilities differently on its main page and its FAQ.
How do the seven rental buildings compare on rent, pets, and utilities?
The lowest price per bed on a suite not marked sold out is $799 a month in a four-bedroom suite at The ARC, and the lowest one-bedroom starting rent is $1,349, shared by Rembrandt Gardens and Westminster Court (The ARC and ALIGN list furnished singles from $1,139 instead). Only The Halo publishes written pet terms, and Rembrandt Gardens and Westminster Court are the two that name heat, hydro, and water as included.
In the table, “Not published” means the operator’s page did not say.

What is each of the seven rental buildings like?
The write-ups run by reader type, not by rank: two furnished student buildings leased by the bed, three buildings with a wider mix of unit sizes and amenities, and two with heat, hydro, and water included.
The ARC: best for undergraduates who want to walk
The ARC is a furnished student building at 2525 Pembina Highway, marketed together with ALIGN. The ARC and ALIGN site calls the location “conveniently located across from the University of Manitoba”, says the buildings sit “directly across the entrance of the Fort Garry campus”, and gives the trip to the university’s entrance as 30 seconds.
Singles run $1,139 a month for the Premium Single, $1,269 for an accessible single, and $1,319 for the Supreme Single. Shared suites are priced per bed: Premium Two Bedroom $849, Supreme Two Bedroom $899, and Four Bedroom $799. Several layouts, including the shared suites, showed as sold out, and the rest were marked “Limited Availability”. Applications are first come, first served.
The suites are designed for post-secondary students from UM and the Manitoba Institute of Trades & Technology, and the operator also welcomes recent graduates and newly working professionals. Pet-friendly suites are exclusive to The ARC, though the site gives no fees or size limits, so ask management for the policy.
On utilities, the main page says “All utilities are included, plus high-speed internet”, while the operator FAQ says internet, gas, and water are included and “Hydro is not included”, so confirm hydro in writing. The FAQ also says leases are by the bed with no lease pay-out option, renter’s insurance is required before move-in, and limited parking spaces are available for rent. The ARC’s liv.rent building page lists no rent figures, so every price here comes from the operator.
ALIGN: the same setup, without pets
ALIGN, at 2537 Pembina Highway, shares a site with The ARC, and the operator places both across from the University of Manitoba. Suites are furnished and leased by the bed: a Premium Single is $1,169 a month and a Supreme Single $1,330, with an accessible two-bedroom at $879 per bed, a two-bedroom with two bathrooms at $949, and a four-bedroom at $859.
The operator says pet-friendly accommodations are exclusive to The ARC, so ALIGN is the one for renters without animals. The four-bedroom is marked “Limited Availability”, yet a waitlist prompt asks visitors to be told when one opens, so ask whether a bed is actually free. The utilities mismatch is the same as at The ARC, with hydro the open question.
Armadale Hollows: a Fort Richmond building for sharers
Armadale Hollows is a Globe Property Management building at 1750 Pembina Hwy with an elevator, a gym, a hot tub, a sauna, a seasonal outdoor pool, and covered parking. Its page calls it “close to the U of M”. One-bedrooms start at $1,399, one-bedrooms with a den at $1,699, and two-bedrooms at $1,500 (units up to $1,846; two-bedroom sizes from 951 to 1,248 square feet), a range that suits graduate students or roommates splitting a suite. The listed two-bedrooms were marked available immediately or from November 1, 2026.
The building is labelled “Pet Friendly” and “No Smoking”, with no fees or limits given, so ask for the pet terms in writing. Water is the only utility included.
The Halo: newer building with written pet terms
The Halo Apartments, at 3015-3025 Pembina Hwy, is owned and developed by Private Pension Partners, and its site says the building launched in 2023 and has “400+ premium and luxury rental units”. The site places it between Richmond West and Fort Richmond in South Winnipeg, “close to the University of Manitoba campus, and Victoria Hospital” and “on a main transit route and thoroughfare”, but gives no route numbers or distance.
The floor plans page lists the Celeste one-bedroom at $1,450 to $1,600 a month, the Halley one-bedroom at $1,650 to $1,750, the Aurora two-bedroom at $1,800 to $2,000, and the Atlas three-bedroom at $2,200 to $2,300, each marked available now. Other plans show later dates or none, such as the Helia one-bedroom at $1,550 from November 30, 2026, and some say “Inquire for details”.
The Halo FAQ makes it the only building of the seven with written pet terms: cats and dogs, up to two pets, each no more than 24 inches long or 50 pounds, with a pet deposit of half of one month’s rent. It also lists a non-refundable $65 DNA kit fee for dogs, tied to “participating buildings”, so ask whether it applies here. On the amenities page, “All Utilities Included” comes without a list of which ones, alongside front-loading in-suite laundry, a fitness centre with Peloton bikes, and storage lockers. Parking isn’t mentioned.
The FAQ says leases run 12 months unless the landlord approves otherwise, although the amenities page also lists “Month-to-Month Leases”, so confirm the term. A guarantor may be required for first-time renters.
The Bolt: newer finishes and in-suite laundry
The Bolt, at 2735 Pembina Hwy, is described by Globe Property Management as a “brand new, pet-friendly property” that is “also very close to the University of Manitoba and Princess Auto Stadium”. One-bedroom plans start at $1,499 and two-bedroom plans at $1,650, with the three-bedroom plan and two one-bedroom plans on a waiting list. Listed units ran from $1,499 to $2,300, some available now and others from November 1 or December 1, 2026.
Amenities include in-suite laundry, a gym, a party room, video monitoring, and both surface and heated indoor parking. Water is the only included utility. The “Pet Friendly” label comes without fees or limits.
Rembrandt Gardens: a budget pick with heat, hydro, and water
Rembrandt Gardens, at 2395 Pembina Hwy, is a Globe Property Management building that its page calls “Perfect for your work or school commute to the University of Manitoba”. One-bedrooms start at $1,349 (577 to 589 square feet) and two-bedrooms at $1,575 (795 to 833 square feet), all marked available immediately. Heat, hydro, and water are listed as included, the same list as at Westminster Court.
The building says “No Pets” and “No Smoking”. Parking is on the surface, and the icon text describes an outdoor stall as included, but no cost is stated, so ask what the stall costs.
Westminster Court: utilities included, no pets
Westminster Court, at 2945 Pembina Hwy in the Fort Richmond area, is a Globe Property Management building that its page says is “Just 3 km from the University of Manitoba and Victoria Hospital”. The 706-square-foot one-bedroom starts at $1,349, with units from $1,349 to $1,499, some available immediately and some from December 1, 2026.
The page header gives a range starting at $1,399, which does not match the one-bedroom figures, so confirm the price before you apply. The two-bedroom showed “No Vacancies” with a waiting list option. Heat, hydro, and water are listed as included, and the page lists an elevator, an indoor hot tub, and storage lockers. It says “No Pets” and “No Smoking”.
Which rental building suits which kind of renter?
An undergraduate who wants to walk to class should start with The ARC, whose operator places it across from the University of Manitoba. Roommates sharing a two-bedroom can compare ALIGN, Armadale Hollows, Rembrandt Gardens, and The Halo, and The Bolt also publishes two-bedroom prices. The table below maps six common renter types to the buildings that fit.
| Renter type | Buildings to look at first | Why, from the operator’s page |
| Undergraduate who wants to walk | The ARC, ALIGN | Operator says the two buildings sit across from UM; furnished suites leased by the bed; limited availability |
| Graduate student or roommates sharing a two-bedroom | ALIGN, Armadale Hollows, Rembrandt Gardens, The Halo | ALIGN two-bedroom with two baths at $949 per bed; Armadale Hollows two-bedrooms from $1,500 a month; Rembrandt Gardens two-bedrooms from $1,575; Halo two-bedroom listed at $1,800 to $2,000 a month |
| Staff or professional wanting newer finishes | The Bolt, The Halo | The Bolt calls itself brand new and lists in-suite laundry and a gym; The Halo launched in 2023 and lists in-suite laundry and a fitness centre |
| Budget renter | Rembrandt Gardens, Westminster Court | One-bedrooms from $1,349 with heat, hydro, and water listed as included; students can also compare ARC beds from $799 per bed on suites not marked sold out |
| Pet owner | The Halo, The ARC | The Halo publishes pet terms; The ARC has pet-friendly suites with restrictions; Armadale Hollows and The Bolt are labelled Pet Friendly, terms not published |
| Renter who needs utilities included | Rembrandt Gardens, Westminster Court, The Halo | Heat, hydro, and water listed as included at the two Globe buildings; The Halo says “All Utilities Included” without naming them; The ARC and ALIGN say all utilities on the main page, but their FAQ says hydro is not included |
For commuting, UM says on its busing page, which carries no publication date, that Winnipeg Transit operates 13 routes to the Fort Garry campus, and which routes pass any building here has not been confirmed. The UMSU U-Pass page says the U-Pass gives eligible students “unlimited access to Winnipeg Transit all term long”, and eligibility covers students enrolled in at least nine credit hours in a term who are members of UMSU or the Graduate Students’ Association. Check UMSU for the current term’s dates and fees.
UM’s own Housing page lists “Off-campus housing” as a place to “learn about opportunities for living elsewhere in Winnipeg, and explore rental listings”. The ARC’s operator also plans a trial resident shuttle to the university from December 1, 2026, running about every 20 minutes at busy weekday periods from December through March, with future availability based on “resident engagement and program success”.
What should you check before you sign a rental lease in Winnipeg?
Before you sign, read the whole lease, inspect the unit in person, and ask for a written condition report. In Manitoba, the Residential Tenancies Branch’s current guideline page lists a rent increase guideline of 3.0%, effective January 1, 2027, and its tenant rent increase page links the Residential Tenancies Act sections headed “Three months’ notice of rent increase”. This is general information, not legal advice.
The guideline page, which carries no publication date, says the 2027 guideline applies to most rented residential apartments and lists exemptions, including units in buildings first occupied after March 2005 and units renting for $2,000 or more a month. Some newer buildings in this guide could fall under those exemptions, so ask the landlord, in writing, whether a given unit is covered.
On deposits, the Branch’s deposits fact sheet, dated December 2019, says a security deposit cannot be more than half of the first month’s rent, and that a pet damage deposit collected on or after August 1, 2014 can be up to one month’s rent. The Halo’s FAQ lists a security deposit and a pet deposit that are each half of one month’s rent, while the ARC and ALIGN site and the Globe pages give no deposit amounts, so ask before you pay. Because the fact sheet is older, confirm the current limits with the Branch.
The Branch’s condition report fact sheet, also dated December 2019, says a report is not required by law unless the landlord or tenant asks for one, so request a move-in report and keep a signed copy. Its pets fact sheet says never to keep a pet without the landlord’s permission and to get any permission in writing, which matters in the four buildings here that call themselves pet friendly.
UM’s International Centre advises students to inspect a place in person before sending any deposits and to read the whole contract, and it notes that rental listings usually go up only one to two months before a move-in date. It also warns that Manitoba’s Residential Tenancies Act does not protect people in what it calls “shared accommodation”, so check your room’s status with the Branch.
For monthly numbers across Winnipeg’s six regions, browse liv.rent’s rent reports, and for neighbourhood context see the neighbourhoods guides and the rental resources guides.

The University of Manitoba Students’ Union says the U-Pass gives eligible students unlimited access to Winnipeg Transit all term long. Eligible students must be enrolled in at least nine credit hours in a term and belong to UMSU or the Graduate Students’ Association. Check the UMSU page for the current term’s dates and fees.
How much can a landlord raise rent in Manitoba?
