- Winnipeg one-bedroom rent eased for a third straight month, but only by 0.1%
- The average asking rent for an unfurnished one-bedroom in Winnipeg was $1,319 in October, down 0.1% from September’s $1,321 and $34 below July’s high of $1,353. Even so, rent remains $22, or 1.7%, above October 2025, when the citywide average was $1,297.
- East Winnipeg two-bedroom rents rebounded 8.0% after four straight monthly declines
- East Winnipeg’s average unfurnished two-bedroom rent rose from $1,535 in September to $1,657 in October, the largest monthly increase of any Winnipeg area and unit type this month. Its unfurnished one-bedroom moved the other way, falling 3.3% to $1,268, its lowest level of 2026.
- Downtown furnished one-bedroom rents rose while unfurnished rents eased
- Downtown’s average furnished one-bedroom rent rose 3.2% to $1,316 in October from $1,276 in September, while its unfurnished one-bedroom average eased 0.8% to $1,311 from $1,322. Furnished units now ask slightly more than unfurnished ones Downtown, after coming in below them in September.

Average rent across Winnipeg
This October, the average asking rent for an unfurnished one-bedroom unit in Winnipeg was $1,319 per month, down 0.1% from September. Compared with October 2025, when the citywide average was $1,297, unfurnished one-bedroom rent is up 1.7% year-over-year, an increase of $22.

After peaking at $1,353 in July, Winnipeg’s average unfurnished one-bedroom rent has eased for three straight months, a total decline of $34. October’s 0.1% dip was the smallest of the three.
The table below breaks down this month’s average asking rent by listing type across all six Winnipeg regions, with a year-over-year comparison against October 2025.

Month-to-month rent change
Winnipeg’s average asking rent for an unfurnished one-bedroom eased 0.1% between September and October, settling at $1,319. Movement varied across the city’s six regions. West Winnipeg recorded the largest one-bedroom increase at 3.5%, followed by South Winnipeg at 1.1%. East Winnipeg posted the largest decrease at 3.3%, followed by St. Boniface at 1.0%, Downtown at 0.8%, and North End at 0.2%.
Two-bedroom units were more volatile. East Winnipeg posted the largest increase at 8.0%, while North End recorded the largest decrease at 5.4%, followed by Downtown at 5.0%.
Winnipeg unfurnished vs. furnished rent averages
The average asking rent for an unfurnished one-bedroom in Winnipeg was $1,319 in October, down 0.1% from September’s $1,321. In Downtown, where furnished listings were available, the average furnished one-bedroom asked $1,316, close to the $1,311 unfurnished average.

Neighbourhood breakdown
We break Winnipeg down by neighbourhood for a more complete picture of the city’s rental market.
South Winnipeg is the most expensive neighbourhood to rent in this month, with an unfurnished one-bedroom asking $1,400 per month. St. Boniface is the most affordable at $1,268 per month, edging out East Winnipeg by less than a dollar.
Let’s look even closer at the different listing types to see the differences in one-, two-, and three-bedroom rental rates across each area.
- Unfurnished one-bedroom rent prices decreased in Downtown, North End, East Winnipeg, and St. Boniface, while South Winnipeg and West Winnipeg were the only neighbourhoods where they increased.
- Unfurnished two-bedroom rent prices increased in West Winnipeg, East Winnipeg, and St. Boniface, and decreased in Downtown, North End, and South Winnipeg.
- Unfurnished three-bedroom rent decreased in North End, South Winnipeg, West Winnipeg, and East Winnipeg, while St. Boniface was the only neighbourhood where it increased this month.

Data collection methodology
Our monthly rent reports use data from our own liv.rent listings, as well as data our team manually collects from other popular listing sites, covering available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.
When collecting this data, we exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation. Investing in manual data collection means we consider only the current month’s listings, since we can filter out duplicate listings and older ads that have not been removed.
Another key difference between our data collection methods and those of agencies such as the Canada Mortgage and Housing Corporation is that we include only current asking rent prices. Many official reports include data for entire buildings, which tends to skew numbers lower since many units are already occupied and may be rent-controlled or rented well below current rates.
