“Where should I live if I’m going to Red River College Polytechnic?” The answer depends on the campus: RRC Polytech has four in Winnipeg, and these seven rental buildings near Red River College Polytechnic all sit in or beside the Exchange District, home of its Exchange District Campus. Five of the seven buildings’ own pages mention the college. Prices and availability are as of the date this guide was published, and they change, so confirm every detail with the building before you apply.

Which Red River College Polytechnic campus will you commute to?

RRC Polytech’s campuses page lists four Winnipeg campuses: the Exchange District Campus at 160 Princess St., the Notre Dame Campus at 2055 Notre Dame Ave., the South Winnipeg Campus at 130 Henlow Bay, and the Stevenson (Airport) campus at 2280 Saskatchewan Ave. The buildings below are aimed at students at the Exchange District Campus, so confirm which campus your program uses before you shortlist anything.

Exchange District Campus: three buildings, no transit wording

RRC’s Exchange District Campus page calls the campus “nestled in the heart of downtown Winnipeg” and lists three buildings: the Roblin Centre at 160 Princess St., the Paterson GlobalFoods Institute at 504 Main St. (home to the student residence), and Manitou a bi Bii daziigae at 319 Elgin Ave. It gives no transit or parking details.

Notre Dame Campus: a bus ride, per RRC

The Notre Dame Campus page gives only the address. RRC’s bus page, last modified July 17, 2026, says “Transit Routes 43 and D18 provide a direct connection between our two main campuses” and that “generally speaking it takes 25 minutes to commute between our campuses by bus.” RRC’s Campus Living FAQ, last modified June 19, 2026, puts the D18 trip between the Exchange District Campus and the Notre Dame Campus bus loop at 20 to 25 minutes each way.

Both RRC pages predate the fall schedule that launched on September 6, 2026, and the City of Winnipeg has described two changes to D18 this year. Its June 8, 2026 release said that from June 21 the new D18 would go “from RRC Notre Dame to Downtown via Notre Dame and William,” and its August 28, 2026 release said “Route D:18 Notre Dame will operate on Arlington Street in both directions.” Neither notice mentions Route 43. Winnipeg Transit’s route pages for D18 and Route 43 give first and last weekday times of 5:38 a.m. and 12:31 a.m. for D18 and 5:17 a.m. and 12:34 a.m. for Route 43, so test the trip you would actually make before you sign.

What a student bus pass costs

The City of Winnipeg’s fares page, which shows a 2026 fares table, lists post-secondary fares of $95.50 for a monthly e-pass and $324.65 for a semester e-pass. It says “You must purchase your post-secondary peggo card at your school” and that riders must show student ID to board.

South Winnipeg Campus: open since September 1, 2026

RRC’s news release posted September 1, 2026 said the college “welcomed the first cohort of students to its South Winnipeg Campus today.” Neither that release nor the campuses page gives transit or parking details, and none of the seven operators below mentions the campus, so price the commute on Winnipeg Transit’s route pages before choosing a downtown address.

How does RRC’s own residence compare with renting?

RRC Polytech’s student residence, at 504 Main Street inside the Paterson GlobalFoods Institute, charges per person per term. Its residence fees page lists Fall 2026 fees, for August 29 to December 19, 2026, from $1,969.48 for a Budget Quad to $3,655.44 for a Premium Single, and Winter 2027 fees, for January 2 to May 1, 2027, from $2,088.20 to $3,878.60. RRC calls the fees approximate and lists a $50 non-refundable application fee and a $350 deposit separately.

RRC’s Campus Living FAQ says the fee covers the room, utilities, and Internet but not food, and an RRC accommodation guide last modified in February 2024 describes the residence as two blocks from the Roblin Centre. None of the seven rentals comes with an RRC distance. To compare, divide a suite’s monthly rent by the people sharing it, add any utilities the page leaves out, and multiply by the months in the term.

How these seven rental buildings made the list

A building made this list only if its operator’s own page showed it renting. Five of the seven do so on a specific plan, labelled Immediate or Available Now or dated still ahead when we checked, although The Stables’ page carries no date. The two MRH Properties buildings, The Edge on Princess and The Paulin Lofts, publish starting prices and a contact form but no availability labels, so treat them as the weakest evidence here and call first.

Soho Flats, Bell Block, The Edge on Princess, The Paulin Lofts, and The Stables mention the college; 98 Market and 100 Princess Street do not. Distances and walking times throughout are the operators’ own claims, and none were measured. No operator gives a walking time. We found no operator page tying a currently renting building to the Notre Dame or South Winnipeg campus, and several large operators’ sites would not open, so this is a sample of readable pages, not every building near a campus.

Sunrex Management’s plan labels give a day and month without a year, and some dates have passed, such as October 1, so we counted only dates still ahead when we checked. Sunrex Management has three buildings here, MRH Properties two, and the Soho Flats developers and A.S.H. Management Group one each. Only 98 Market appears on liv.rent’s building list as of September 2, 2026, and that played no part in the choice.

How do the seven rental buildings compare on rent, pets, utilities, and parking?

The lowest starting price outside a waitlist is $1,050 for a studio at The Edge on Princess, then $1,053 for a Bell Block studio labelled November 1. Only the two MRH Properties buildings say “Utilities Included” without itemizing them, and 100 Princess Street and Bell Block both say there is no on-site parking. “Not published” in the table means the operator’s page did not say.

The seven buildings in detail

Soho Flats in the Exchange: a short walk, per the operator

Soho Flats, at 265 Princess St., says it “is also a short walking distance to Red River College, Old Market Square, and Portage and Main,” and also mentions easy access to the college’s downtown campus under the college’s former name. Developed as a joint venture between CIAO Developments and Raviia Capital, it is “Professionally Managed,” according to the page, but no manager is named.

Eight one-bedroom rows of 560 to 566 square feet carry “Rent Starting At” prices from $1,233 to $1,427 a month, and nothing explains the spread. Peg City Car Co-op membership is listed as included. A promotion headed “Suite Spring Incentive” offers one month free on a 12-month lease, marked limited-time with restrictions and no end date, so ask whether it still applies.

98 Market: water and Wi-Fi in the rent

98 Market, at 98 Market Avenue, is managed by Sunrex Management and also has a liv.rent building page (listed there as 98m). The Sunrex page describes “modern, stylish living in the heart of Winnipeg’s Exchange District” and calls the building “a walker’s paradise,” but never mentions the college.

Two one-bedroom layouts are marked Immediate at $1,595, while the two-bedroom, two-bath layouts carry October 1 dates that have passed and went uncounted. The building’s older own site, 98marketavenue.com, still shows a dash for every rent and a 2022 copyright, so the Sunrex page is the one used here. In-suite laundry is listed, and the pet line says Cat Friendly without mentioning dogs.

100 Princess Street: a two-bedroom available immediately

The two-bedroom, one-bath layout at 100 Princess Street is marked Immediate at $1,495, while a 1.5-bath layout shows an August 1 date that has passed and went uncounted. Sunrex Management’s page calls this turn-of-the-century building “The Penthouse” and places it in “Winnipeg’s historic Exchange District.”

With only two-bedroom plans listed, it fits two roommates splitting the rent better than a single student. The copy never mentions the college or gives a distance, saying only that the building is “just steps to” culture, dining, and retail and “minutes away from” the business hub and City Hall.

Bell Block: a five-minute radius, per the operator

Sunrex Management says Bell Block, a historic warehouse built in 1905 at 370 Donald Street, is “within a 5-minute radius of the Canada Life Centre, The Exchange District, The Royal Manitoba Theatre Centre, Portage & Main, and Red River College.” It doesn’t say whether that radius is on foot, by bus, or by car, so ask before you treat it as a walk.

Only studios are listed. The $1,097 studio carries an October 1 date that has passed and went uncounted, which leaves November 1 as the only upcoming date, so a renter who needs a place sooner should ask Sunrex about other suites. The building has common laundry and a fitness centre.

The Edge on Princess: the lowest published studio price

Starting prices at The Edge on Princess, 232 Princess Street, run from $1,050 for a studio to $1,500 for both a one-bedroom and a two-bedroom with two baths, and MRH notes that prices include all amenities. According to MRH Properties, the building was constructed in 1906 as the Frost and Wood Warehouse and later converted to loft apartments, and its feature list includes “Walking Distance to RRC Polytech.”

Pet Friendly and Utilities Included are listed, but without itemized utilities or pet rules, and the page gives no parking details. No availability labels appear, and MRH’s home page did not label the building either, so call MRH to ask whether a suite is open. That makes it the least certain entry here, even though its studio is the lowest published starting price outside a waitlist.

The Paulin Lofts: a dog run and utilities included

The Paulin Lofts, at 101 Paulin Street, started as a bakery and biscuit factory built between 1899 and 1910, according to MRH Properties, and its feature list also reads “Walking Distance to RRC Polytech.” MRH’s home page labels The Paulin Street Lofts “Now Renting,” although that page shows no date.

Prices start at $1,250 for a one-bedroom and reach $1,650 for a two-bedroom with a den, and the plans carry no availability labels. The listing includes a private secure dog run, Utilities Included without naming them, and secure gated parking with no price given. In-suite Wi-Fi is listed as “available” rather than included, so ask what it costs.

The Stables: one plan listed as available now

A.S.H. Management Group manages The Stables, at 49 Adelaide Street, and its opening line places the loft-style suites in the heart of Winnipeg’s historic Exchange District. The page lists the “University of Winnipeg & Red River Campus” among nearby places and says the building is “close to all major bus routes,” without naming a route or a campus.

One one-bedroom plan is marked Available Now at $1,150, while the other one-bedroom and the two-bedroom are marked Waitlist. The pet line says Pet friendly, names cats, and doesn’t mention dogs. The page shows no date and still calls the suites “brand new,” so treat its labels as a reason to call, not a promise that a suite is open.

How do these asking rents compare with Winnipeg averages?

Only loosely, because liv.rent’s October 2026 Winnipeg rent report gives citywide and regional averages and does not say which of its six regions covers any RRC campus. It put the citywide average asking rent for an unfurnished one-bedroom at $1,319, which is 0.1% below September’s $1,321 and 1.7% above the $1,297 recorded in October 2025. West Winnipeg recorded the largest one-bedroom increase from September to October 2026 at 3.5%, followed by South Winnipeg at 1.1%, but those regional figures are context only.

The prices in this guide are asking prices for specific plans, not averages. Landlords pricing a nearby suite can read them as a rough reference, and owners who want a figure for their own unit can request a free rent estimate. For other regions, see the rent reports index, and for more area guides, browse the neighbourhoods guides and rental resources guides.

Which Manitoba rules matter before you sign a student lease?

Manitoba’s Residential Tenancies Branch publishes the province’s rent increase guideline, and its current guideline page shows a 2027 rent increase guideline of 3.0 per cent, effective January 1, 2027. For a student, the first questions are lease length, subletting, and move-in documentation. This is general information, not legal advice, so confirm details with the Branch.

Start with lease length. The Branch’s giving notice fact sheet, dated April 2020, says tenants in fixed-term tenancies “are responsible for the rent until the end of the term,” and RRC’s off-campus housing page, last modified August 28, 2025, advises students to look for “a lease length that matches your academic schedule.” Soho Flats’ one-month-free offer, for example, is tied to a 12-month lease on its page, so landlords near campus can help by saying plainly whether a lease runs 12 months or follows the school year.

If your plans might change, ask about subletting before you sign. The Branch’s Subletting and Assignment fact sheet, dated December 2019 and listed on its tenant fact sheets page, says a tenant must get the landlord’s written permission to assign or sublet, that the landlord cannot unreasonably withhold consent, that in a sublet the first tenant stays responsible for the lease and any damage, and that a landlord may charge a fee of up to $75.

The Branch’s Condition Reports sheet, dated December 2019, says a report is “not required by law, unless either the landlord or tenant asks that one be done,” so ask in writing for a move-in report and walk the suite with the landlord or property manager. Its Deposits sheet, also dated December 2019, says a security deposit cannot be more than half of the first month’s rent, a pet damage deposit can be up to one month’s rent for deposits collected on or after August 1, 2014, and deposits plus interest must be returned within 14 days of the end of a tenancy. None of the seven pages published a pet fee or size limit, so ask for pet terms in writing.

Rent increases follow a separate rule. The Branch’s guideline page says the guideline applies to most rented residential apartments, single rooms, houses, and duplexes, tenants must receive written notice at least three months before an increase takes effect, and in most circumstances rent can only be increased once a year. Exemptions include rental units renting for $2,000 or more a month and rental units in buildings first occupied after March 2005, so landlords and tenants should confirm whether a given unit is covered before January 1, 2027.

Where should I live if I'm going to Red River College Polytechnic?

It depends on your campus. RRC Polytech listed four Winnipeg campuses, and the seven buildings in this guide sit in or beside the Exchange District, where the Exchange District Campus at 160 Princess St. is. Students at the Notre Dame or South Winnipeg campuses should price a bus commute first.

Which apartments near Red River College Polytechnic mention the college?

Soho Flats says it is a short walking distance to Red River College, and The Edge on Princess and The Paulin Lofts list walking distance to RRC Polytech. Bell Block says it is within a five-minute radius of the college, and The Stables lists a nearby Red River Campus.

How much does it cost to rent near Red River College Polytechnic?

The lowest starting price outside a waitlist was $1,050 for a studio at The Edge on Princess, and one-bedroom prices ran from $1,150 at The Edge to $1,595 at 98 Market. For context, liv.rent‘s October 2026 Winnipeg report put the citywide unfurnished one-bedroom average at $1,319.

How do I get between the Exchange District Campus and the Notre Dame Campus?

RRC’s bus page says Transit Routes 43 and D18 provide a direct connection between its two main campuses and that the trip generally takes 25 minutes by bus. The City of Winnipeg changed D18 in June 2026 and again for the fall schedule that launched September 6, 2026, so check the current route before you sign.

How much is a student bus pass in Winnipeg?

The City of Winnipeg’s fares page listed 2026 post-secondary fares of $95.50 for a monthly e-pass and $324.65 for a semester e-pass. It says you must buy a post-secondary peggo card at your school, and riders must show their student ID to board a bus.

How much can a landlord raise rent in Manitoba?

Manitoba’s Residential Tenancies Branch listed a 2027 rent increase guideline of 3.0 per cent, effective January 1, 2027. Tenants must receive written notice at least three months before an increase, and exemptions include rental units renting for $2,000 or more a month. Confirm your unit’s status with the Branch.
