- Edmonton’s rising rents are seeing a reversal
After sharp rent increases in 2024, Edmonton is now experiencing year-over-year declines across nearly all rental types in 2025. The steepest drops were seen in 2-bedroom furnished units (-7.58%) and 1-bedroom furnished units (-6.72%). This shift suggests that Edmonton’s once-hot rental market is beginning to cool. - Calgary rental market also cools compared to last year
Compared to July 2024, Calgary rents have declined across all unit types, with the steepest year-over-year drops in 2-bedroom furnished (-12.99%) and 1-bedroom furnished (-11.36%) units. This broad decline may reflect softening demand in Calgary’s rental market. - Calgary’s cooldown is citywide – hitting all quadrants
From the City Centre to the outer quadrants, Calgary experienced widespread year-over-year rent declines in July. The Southeast saw the steepest drops, with 1-bedroom furnished units down (-19.01%) and 3-bedroom unfurnished units falling (-18.14%).

Average rent prices for unfurnished one-bedroom units have slightly increased in both Edmonton and Calgary. The Bank of Canada’s target overnight rate was recently maintained at 2.75% during an announcement on June 4th, which has been cause for cautious optimism throughout 2025. We’ll continue to monitor trends in both of these cities to see where Calgary and Edmonton‘s rent prices stand heading into the summer rental season.

Average rent across Calgary
This July, Calgary’s city-wide average monthly rent price for an unfurnished one-bedroom unit increased by $22, bringing the rate for an unfurnished, one-bedroom unit to $1,559/month.

This chart breaks down the percentage change in rent prices across all of Calgary’s quadrants between June and July 2025.
Southeast Calgary saw the largest month-to-month increase (+2.49%) for unfurnished one-bedroom units. On the other hand, furnished one-bedroom units in Southeast Calgary saw the largest decrease (-6.36%), while City Centre saw a minor but still the biggest quadrant increase since last month (+0.20%).

Average rates for furnished one-bedroom units in Calgary dropped this month, while unfurnished units rose in price. Looking at the city as a whole, the average monthly rent for an unfurnished one-bedroom unit has increased by (+1.39%), renting for an average of $1,559 this month. Prices for furnished one-bedroom units decreased this month by (-2.07%), to a new average cost of $1,630/month.
At present, furnished units cost an average of $71 more per month to rent than unfurnished units. This means that landlords are likely to earn a higher profit by renting their units furnished.

Average rent across Edmonton
This month, Edmonton’s rental rates for an unfurnished one-bedroom unit increased by just $2 from last month, bringing Edmonton’s average monthly rent to $1,304 per month. That is $15 less than the average rent at the same time last year.

This July, the largest increase for unfurnished one-bedroom units occurred in Northwest Edmonton by (+3.75%), while Southwest Edmonton (-1.27%) saw the largest decrease. Prices for furnished one-bedroom units in Downtown Edmonton (-6.69%) saw the largest price decrease this month, while West Edmonton saw the largest increase (+3.16%).

Unfurnished vs furnished rates in Edmonton
In Edmonton, average monthly rent prices for furnished one-bedroom units increased (+0.65%) to $1,471/month, while prices for unfurnished one-bedroom units increased by (0.17%) to $1,304/month. As of July 2025, furnished units in Edmonton rent for an average of $167 more than unfurnished units. This indicates that landlords who can rent their units furnished would benefit from doing so, particularly if they plan to rent their units on a short-term basis.

To better understand each of these cities’ average rental prices, let’s break down both Calgary and Edmonton into their constituent quadrants/sectors. We’ll examine prices & trends for one-, two-, and three-bedroom units in each city for a more in-depth analysis.
Quadrant breakdown: Calgary
- Average prices have increased for all furnished units in Northwest Calgary this month
- Prices decreased for three-bedroom unfurnished units in all areas except City Centre
- Northeast, Southwest, and Southeast all saw price drops for one-bedroom furnished units
- All unfurnished one-bedroom rent prices increased across all quadrants, while all quadrants also experienced a rent price increase for furnished two-bedroom units


Sector breakdown: Edmonton
- All quadrants of Edmonton saw a price drop for unfurnished one-bedrooms except Northwest and West Edmonton
- Prices increased for one-, and two-bedroom unfurnished units in West Edmonton this July
- Prices dropped for all unfurnished units in Southeast Edmonton

Data collection methodology
Our monthly rent reports use data from our own liv.rent listings, as well as data our team manually collects from other popular listing sites – looking at available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.
When collecting this data, we do exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation. Investing in manual data collection means that we only consider the current month’s listing, since we can filter out duplicate listings and older ads that haven’t been removed.
Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices. Many official reports will include data for entire buildings in their reports, which tends to skew numbers lower since many units are already occupied, and may be rent-controlled or rented for significantly lower than the current rates.
As we are a Canadian rental platform founded and based in Vancouver, we want to ensure that we’re providing a completely accurate depiction of the rental market in the cities we look at.
