Living in Hastings-Sunrise, Vancouver

A long, unhurried stretch of East Vancouver with mountain views from the north slope, a genuinely good high street, and more space per dollar than anywhere closer in. Most of the rentals are suites in houses, which is the whole point.

What's it like to live in Hastings-Sunrise?

Hastings-Sunrise runs from Nanaimo Street out to Boundary Road, and the thing you notice first is the slope. The streets north of Hastings drop toward the inlet, which means a startling number of ordinary houses have a full view of the North Shore mountains and the port. It is one of the last parts of Vancouver where that view is not priced as a luxury, largely because it comes with a walk back up the hill. The housing explains who ends up here. About 43% of the homes are suites in houses, more than double the citywide share, and only around 330 dwellings in the whole neighbourhood are in buildings of five storeys or more. What that means in practice is that most listings are a one or two bedroom suite in somebody’s basement or upper floor, often with a yard and a parking spot attached, and often with more square footage than a purpose built apartment at the same rent. About 43% of households rent, well below the 55% city figure, and the average household is 2.5 people against 2.1 citywide.East Hastings between Nanaimo and Renfrew is a real high street rather than a strip mall. East Café, Breka, Pine House and a run of long standing Vietnamese, Thai and Filipino restaurants sit within a few blocks of each other, with The Brighton and Blind Rabbit for a drink and a library branch and a London Drugs for everything else. Tamam, a Palestinian restaurant a short walk east, draws people from across the region. The Italian grocers on the eastern stretch are a holdover from when this was the city’s Italian neighbourhood, and Bosa Foods is still out near Boundary. The open space is the other draw, and it is unusual. Hastings Park sits in the middle of the neighbourhood, and since the racetrack lands were partly returned to green space it holds Empire Fields, the Italian Gardens, the Momiji Garden and a restored pond, alongside the PNE and Playland. That also means two weeks every summer when the fair is on and the neighbourhood is loud and full of parked cars, which residents either enjoy or plan around.

Rent with confidence in Hastings-Sunrise

What BC tenancy rules protect, and how liv.rent keeps the process safe from first message to signed lease.

Deposits are capped

A landlord in BC can ask for a security deposit of up to half a month of rent, plus up to half a month again if you have a pet. Anything more is not permitted.

Rent increases are limited

Existing tenancies can only be increased once every 12 months, by no more than the provincial cap, and with three full months of written notice.

Every listing is verified

Landlords complete ID verification before they can post, and you can sign the lease and pay rent through liv.rent, so there is no e-transfer to a stranger.

Most rentals here are suites in a house with the owner living upstairs, which makes the practical questions different from an apartment. Ask what is included, how heat and hydro are split and metered, whether laundry is shared, where you park, and how the entrance works. Get all of it in the written tenancy agreement rather than agreeing it at the door, and never pay a deposit before you have seen the actual suite. The tenancy points above are general information about renting in British Columbia, not legal or financial advice. Hastings-Sunrise rental questions

Is Hastings-Sunrise cheaper than the rest of Vancouver?

For purpose built apartments, yes. CMHC's October 2025 survey put the average rent at $1,827 in its East Hastings zone against $1,970 across Vancouver. That figure matters less here than in most neighbourhoods, though, because 43% of the homes in Hastings-Sunrise are suites in houses, which CMHC does not survey. The practical comparison for most renters is space: a two bedroom suite with a yard here tends to cost what a one bedroom apartment costs closer to downtown.

What kind of rentals are there in Hastings-Sunrise?

Mostly suites in houses. About 43% of the dwellings are basement or upper floor suites, roughly 21% are low rise apartments, and there are only around 330 homes in the whole neighbourhood in buildings of five storeys or more. Expect a yard, often a parking spot, usually more space than a comparable apartment, and a landlord who lives in the same building.

Does Hastings-Sunrise have a SkyTrain station?

No. The R5 on East Hastings is the substitute and it is a good one: limited stops, frequent, and about twenty minutes to downtown. The 14 runs the same street with more stops, and the 27 and 28 head south to Joyce–Collingwood on the Expo Line if you need rail. A future Hastings rapid transit line has been discussed for years but nothing is funded, so plan around the bus.

What is it like living near the PNE?

For most of the year, quite good. Hastings Park holds Empire Fields, the Italian Gardens, the Momiji Garden and a restored pond, which is a lot of open space for an inner city neighbourhood, and Playland runs weekends through the warmer months. For the two weeks of the fair in late summer, the streets nearby fill with parked cars, the crowds are constant and you will hear the concerts. If you are looking at a place within a few blocks of the park, ask about that directly.

Is Hastings-Sunrise good for families?

It is one of the better value options in the city for it. The average household is 2.5 people against 2.1 citywide, most rentals have real bedrooms rather than a den, there are several elementary schools inside the boundary, and the park space per resident is high. The gaps are the lack of rapid transit and the fact that the catchment secondary sits outside the western boundary, so secondary students generally take the bus.

When is the best time to look for a rental in Hastings-Sunrise?

Vacancy in CMHC's East Hastings zone was 3.8% in October 2025 against 3.7% citywide, so purpose built apartments here move at about the city's pace. Suites in houses follow a different rhythm: they come up all year and often turn over with a month’s notice rather than on a seasonal cycle, so watching continuously works better than waiting for spring.

Methodology

Places, parks, schools and transit routes on this page come from OpenStreetMap. Walk times are approximate. Population, age and how many households rent come from Statistics Canada's 2021 Census. Neighbourhood figures total its smallest published areas inside the City of Vancouver's local area boundaries. Rent and vacancy come from CMHC's Rental Market Survey for October 2025, in its East Hastings zone.Listing counts and prices come from liv.rent, so they show what's on the platform rather than the whole city.OpenStreetMap, Statistics Canada, CMHC.
