July 2026 Calgary & Edmonton Rent Report

At a glance

• Every Calgary quadrant and Edmonton sector recorded lower year-over-year unfurnished one-bedroom rents
  • All 11 neighbourhoods across Calgary and Edmonton saw year-over-year declines in unfurnished one-bedroom rents, ranging from 1.7% in Calgary Southwest ($1,554 to $1,527) to 7.5% in Edmonton Northeast ($1,291 to $1,194), highlighting broad rental market softening across Alberta’s two largest cities.
    
• Downtown Edmonton continued to soften across every comparison period
  • Downtown Edmonton’s unfurnished one-bedroom rents declined 5.7% month-to- month (from $1,290 to $1,217), 3.9% since January (from $1,267 to $1,217), and 5.7% year-over-year (from $1,290 to $1,217), making it the strongest example of sustained rental market weakness in Alberta.
    
• Calgary Southwest remained Alberta’s most resilient premium rental market
  • Calgary Southwest’s unfurnished one-bedroom rents increased 2% month-to-month (from $1,498 to $1,527) and 2.4% since January (from $1,492 to $1,527), while recording only a 1.7% year-over-year decline (from $1,554 to $1,527)—the smallest annual decline among Calgary quadrants.

As of July 15, 2026, the Bank of Canada held its target overnight rate at 2.25%, marking the sixth consecutive announcement with no change. Many economists expect the Bank to remain cautious through 2026 as inflation and economic uncertainty persist.

Average rent across Calgary

This July, Calgary’s city-wide average monthly rent price for an unfurnished one-bedroom unit increased by $2, bringing the rate for an unfurnished one-bedroom unit to $1,469/month.

Month-to-month rent change

This chart breaks down the percentage change in rent prices across all of Calgary’s quadrants between June and July 2026.

For furnished one-bedroom units, Southeast saw the largest decrease, while Northeast saw the largest increase. For unfurnished one-bedroom units, Northeast and Northwest saw decreases, while Southwest saw the largest increase.

Unfurnished vs furnished rates in Calgary

Average rates for furnished and unfurnished one-bedroom units in Calgary increased this month. The average monthly rent for an unfurnished one-bedroom unit increased by 0.13% to $1,469/month. Prices for furnished one-bedroom units increased by 0.89% to $1,624/month..

At present, furnished units cost an average of $155 more per month to rent than unfurnished units. This means that landlords may be able to earn higher monthly rent by offering furnished units.

Average rent across Edmonton

This month, Edmonton’s average monthly rent for an unfurnished one-bedroom unit decreased by $17 to $1,236/month. That is $68 lower than July 2025, when the average was $1,304/month.

This July, furnished one-bedroom rents increased the most in Northeast Edmonton, while Southwest Edmonton recorded the largest decrease. For unfurnished one-bedroom units, Northwest and Northeast Edmonton increased, while Downtown Edmonton saw the largest decrease.

Unfurnished vs furnished rates in Edmonton

In Edmonton, average monthly rent prices for furnished one-bedroom units increased 2.36% to $1,398/month, while prices for unfurnished one-bedroom units decreased 1.42% to $1,236/month. As of July 2026, furnished units in Edmonton rent for an average of $162 more than unfurnished units. This indicates that landlords may be able to earn higher monthly rent by offering furnished units, depending on furnishing costs and demand.

To better understand each of these cities’ average rental prices, let’s break down both Calgary and Edmonton into their constituent quadrants/sectors. We’ll examine prices and trends for one-, two-, and three-bedroom units in each city for a more in-depth analysis.

Quadrant breakdown: Calgary

• Prices decreased for unfurnished one-bedroom units in Northeast and Northwest.
• Prices decreased for all unfurnished three-bedroom units throughout Calgary.
• All furnished one-bedroom units increased in rental cost except Southeast Calgary.

Sector breakdown: Edmonton

• Rents increased for unfurnished one-bedroom units in Northeast and Northwest Edmonton.
• Unfurnished rents decreased in all two-bedroom unit types except in West Edmonton.
• All furnished unit types saw a decrease in rent in Southwest Edmonton.

Data collection methodology

Our monthly rent reports use data from our own liv.rent listings, as well as data our team manually collects from other popular listing sites. We look at available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.

When collecting this data, we do exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation. Investing in manual data collection means that we only consider the current month’s listing, since we can filter out duplicate listings and older ads that haven’t been removed.

Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices. Many official reports will include data for entire buildings in their reports, which tends to skew numbers lower since many units are already occupied, and may be rent-controlled or rented for significantly lower than the current rates.

As we are a Canadian rental platform founded and based in Vancouver, we want to ensure that we’re providing a completely accurate depiction of the rental market in the cities we look at.
