  • In 2025, Calgary’s 1-bedroom furnished rentals consistently commanded higher prices than their unfurnished counterparts, with the monthly gap widening significantly in the summer. While the price difference generally hover around $100-$200, August saw a sharp jump to $315—its largest margin of the year so far.

  • Despite a month-to-month increase, furnished market in Edmonton saw a year-over-year drop. In August 2025, furnished 1-bedroom rents in Edmonton fell (-4.42%) year-over-year to $1,549, while unfurnished units saw a smaller (-1.95%) decrease to $1,301, showing a sharper slowdown for the furnished market.

Average rent prices for furnished one-bedroom units have increased in both Edmonton and Calgary. The Bank of Canada’s target overnight rate was recently maintained at 2.75% during an announcement on July 30th, which has been cause for cautious optimism throughout 2025.

Average rent across Calgary

This August, Calgary’s city-wide average monthly rent price for an unfurnished one-bedroom unit increased slightly by $24, bringing the rate for an unfurnished, one-bedroom unit to $1,583/month.

This chart breaks down the percentage change in rent prices across all of Calgary’s quadrants between July and August 2025.

Northeast Calgary saw the largest month-to-month increase (+6.54%) for unfurnished one-bedroom units. On the other hand, furnished one-bedroom units in Northwest Calgary (+10.65%), Southwest (+16.48%), and most notably Southeast Calgary (+24.31%) saw huge increases.

Average rates for furnished one-bedroom units in Calgary increased this month, as did unfurnished units. Looking at the city as a whole, the average monthly rent for an unfurnished one-bedroom unit has increased by (+1.56%), renting for an average of $1,583 this month. Prices for furnished one-bedroom units increased significantly this month (+16.38%), to a new average cost of $1,898/month.

At present, furnished units cost an average of $315 more per month to rent than unfurnished units. This means that landlords are likely to earn a much higher profit by renting their units furnished.

Average rent across Edmonton

This month, Edmonton’s rental rates for an unfurnished one-bedroom unit decreased by just $3 from last month, bringing Edmonton’s average monthly rent to $1,301 per month. This is a significant difference from last year, when rent prices were $248 more than this August’s average rent.

This August, the largest increase for unfurnished one-bedroom units occurred in West Edmonton by (+2.17%), while Northwest Edmonton (-1.32%) saw the largest decrease. Prices for furnished one-bedroom units in Southwest Edmonton (+7.64%) increased substantially, as did Downtown Edmonton (+5.62%).

In Edmonton, average monthly rent prices for furnished one-bedroom units increased (+5.34%) to $1,549/month, while prices for unfurnished one-bedroom units decreased by (-0.20%) to $1,301/month. As of August 2025, furnished units in Edmonton rent for an average of $248 more than unfurnished units. This indicates that landlords who can rent their units furnished would benefit from doing so, particularly if they plan to rent their units on a short-term basis.

To better understand each of these cities’ average rental prices, let’s break down both Calgary and Edmonton into their constituent quadrants/sectors. We’ll examine prices and trends for one-, two-, and three-bedroom units in each city for a more in-depth analysis.

Quadrant breakdown: Calgary

• Average prices have increased for all unfurnished and furnished units in all Calgary quadrants this month except City Centre, and Northwest Calgary
• Prices increased for one-, and two-bedroom unfurnished units in all areas except City Centre and Northwest Calgary
• All areas in the South of Calgary have had price increases

Sector breakdown: Edmonton

• All quadrants of Edmonton saw a price drop for unfurnished one-bedrooms except Northeast and West Edmonton
• Prices increased for two-bedroom unfurnished units in all quadrants except West Edmonton
• Furnished one-bedrooms increased in price in nearly all quadrants in Edmonton

Data collection methodology

Our monthly rent reports use data from our own liv.rent listings, as well as data our team manually collects from other popular listing sites – looking at available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.

When collecting this data, we do exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation. Investing in manual data collection means that we only consider the current month’s listing, since we can filter out duplicate listings and older ads that haven’t been removed.

Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices. Many official reports will include data for entire buildings in their reports, which tends to skew numbers lower since many units are already occupied, and may be rent-controlled or rented for significantly lower than the current rates.

As we are a Canadian rental platform founded and based in Vancouver, we want to ensure that we’re providing a completely accurate depiction of the rental market in the cities we look at.
