What's it like to live in Yonge-Eglinton?

Yonge and Eglinton is the crossroads of midtown Toronto, where Line 1 meets Line 5 Eglinton and a cluster of office and condo towers rises around the Yonge-Eglinton Centre. A block away it turns into a neighbourhood of houses: the streets west of Yonge toward Eglinton Park and Avenue Road are lined with older detached and semi detached homes, and Yonge itself is a long run of shops, restaurants and pubs north and south of the intersection. The City's census map splits the area at Yonge. Its Yonge-Eglinton neighbourhood is the west side, and that is what the figures on this page describe, while the blocks east of Yonge fall in its North Toronto and South Eglinton-Davisville neighbourhoods, where most homes are in high rises. On the west side, 40% of homes are in buildings of five or more storeys, 23% are detached houses, 41% are studios or one bedrooms, and 47% were built before 1961.On the west side, 63% of households rented in 2021, the median resident was 39, and households averaged 2.1 people. Rent sits above the city middle: in the 2021 census the median tenant household paid $1,640 a month for rent and utilities, against $1,500 across Toronto, and the tower neighbourhoods east of Yonge were higher again at $1,740.Errands are easy: a Metro and the Yonge-Eglinton Centre at the corner, Farm Boy and Loblaws within about five minutes, and cafés, pubs and restaurants like the Fox and Firkin along Yonge. The Northern District library branch is three minutes away, the Cineplex is at the intersection, and Eglinton Park, with the North Toronto Memorial Community Centre, is about nine minutes west.Transit is the draw. Eglinton Station is at the corner, where Line 1 reaches Bloor-Yonge in about eight minutes and Union Station in about 16, and Line 5 Eglinton runs crosstown to Cedarvale in about eight minutes and Kennedy in about 31. The trade-offs are crowds and traffic around the intersection, rents above the city middle, and older houses whose flats vary a lot in quality.

Rent with confidence in Yonge-Eglinton

What Ontario tenancy rules protect, and how liv.rent keeps the process safe from first message to signed lease.

Deposits are limited

A landlord in Ontario can ask for a rent deposit of up to one month of rent, and it can only be used for your last month. Damage and pet deposits are not allowed, and the landlord owes you interest on the rent deposit every year.

Rent increases are limited

Most rents can go up once every 12 months, by no more than the provincial guideline, with 90 days of written notice. Units first lived in after November 15, 2018 are exempt from the guideline, though the landlord still has to give that notice.

Every listing is verified

Landlords complete ID verification before they can post, and you can sign the lease and pay rent through liv.rent, so there is no e-transfer to a stranger.

Condos near the station draw a lot of interest, and fake listings copied from real ones follow the demand. Never send a deposit before viewing the unit and meeting the landlord, and never pay outside a platform that keeps a record. A room where you share a kitchen or bathroom with the owner may not be covered by the Residential Tenancies Act, so ask before you sign. The tenancy points above are general information about renting in Ontario, not legal or financial advice. For guidance on your own tenancy, contact the Landlord and Tenant Board. How liv.rent verification works

Yonge-Eglinton rental questions

Is Yonge-Eglinton expensive compared with the rest of Toronto?

Somewhat, on the census. In 2021 the median tenant household in the City's Yonge-Eglinton neighbourhood, west of Yonge, paid $1,640 a month for rent and utilities, against $1,500 across Toronto, and the tower neighbourhoods east of Yonge were higher at $1,740. A unit listed today asks more than those medians. CMHC's citywide average for an occupied purpose built apartment was $1,916 in October 2025.

How long is the commute downtown from Yonge and Eglinton?

About 16 minutes to Union Station on Line 1, plus the walk at each end. Bloor-Yonge is about eight minutes from Eglinton Station.

Where does Line 5 Eglinton go from Yonge and Eglinton?

Line 5 runs east and west along Eglinton Avenue from Eglinton Station. Cedarvale, where it meets the University side of Line 1, is about eight minutes west, and Kennedy, where it meets Line 2, is about 31 minutes east.

Is Yonge-Eglinton a good area for families?

The streets west of Yonge are. North Toronto Collegiate and St. Monica Catholic School are about six minutes from the intersection, John Fisher and Eglinton public schools are about ten, and Eglinton Park has sports fields and a community centre. Family sized rentals are mostly the main and upper floors of houses.

Are Yonge-Eglinton rentals covered by rent control?

It depends on when the unit was first lived in. Units first occupied after November 15, 2018 are exempt from the provincial guideline, so the owner can raise the rent by any amount with 90 days of written notice. Many of the newer towers around the intersection are exempt, while most flats in older houses and buildings are covered, so ask before you sign.

Can I find pet-friendly rentals in Yonge-Eglinton?

Often, yes. In Ontario a "no pets" clause in a lease is void, and a landlord cannot charge a pet deposit. A condo building can still restrict pets in its own rules, and those apply to tenants too, so ask for the building rules before you sign.

Is parking included with Yonge-Eglinton rentals?

Sometimes. A condo space is often rented separately, and some houses have a driveway or laneway spot, but much of the street parking is by permit, so ask whether a space comes with the unit.

Places, parks, schools and transit routes on this page come from OpenStreetMap. Walk times are approximate. Population, age and how many households rent come from Statistics Canada's 2021 Census, as the City of Toronto publishes it for its Yonge-Eglinton neighbourhood.
