What's it like to live in Davisville Village?

Davisville Village sits on Yonge Street around Davisville Avenue, one subway stop south of Eglinton, and runs east toward Mount Pleasant Road and Bayview Avenue. Near the station it is a district of apartment towers, many of them rental buildings from the 1960s and 1970s along Davisville Avenue and the streets just south, with newer condos on Yonge. East of Mount Pleasant it turns into streets of houses, and Mount Pleasant Cemetery marks its southern edge. The City's census neighbourhood for the tower district is South Eglinton-Davisville, which covers the east side of Yonge from Eglinton south to the cemetery, west of Mount Pleasant Road. There, 86% of homes are in buildings of five or more storeys, 59% are studios or one bedrooms and 37% were built since 2006, but only 43% are condos, so many of the older towers are purpose built rentals. The house streets east of Mount Pleasant are counted separately, in Mount Pleasant East.It is one of the most renter heavy parts of midtown. In 2021, 70% of households rented, the median resident was 36, households averaged 1.7 people, and 44% of commuters took transit. Rent sits above the city middle: in the 2021 census the median tenant household paid $1,740 a month for rent and utilities, against $1,500 across Toronto.Yonge between Davisville and Eglinton is a long strip of shops and restaurants: Fresh Buy Market and Sobeys Urban Fresh at the corner, Ms. Potato's Market and Farm Boy further north, bakeries like Circles & Squares, and pubs and restaurants like the Celtic Irish Pub and Tabule. June Rowlands Park, with the Sharon, Lois & Bram Playground, is about 11 minutes east, and the nearest library is the Mount Pleasant branch, about 14 minutes away.Davisville Station on Line 1 is at the corner. From there Eglinton, with Line 5, is two minutes north, Bloor-Yonge about seven minutes south and Union Station about 15, and the 11 Bayview and 28 Bayview South buses head east along Davisville Avenue. The trade-offs are older towers where units and upkeep vary, condo rents above the city middle, and a quieter evening scene than Yonge and Eglinton.

Rent with confidence in Davisville Village

What Ontario tenancy rules protect, and how liv.rent keeps the process safe from first message to signed lease.

Deposits are limited

A landlord in Ontario can ask for a rent deposit of up to one month of rent, and it can only be used for your last month. Damage and pet deposits are not allowed, and the landlord owes you interest on the rent deposit every year.

Rent increases are limited

Most rents can go up once every 12 months, by no more than the provincial guideline, with 90 days of written notice. Units first lived in after November 15, 2018 are exempt from the guideline, though the landlord still has to give that notice.

Every listing is verified

Landlords complete ID verification before they can post, and you can sign the lease and pay rent through liv.rent, so there is no e-transfer to a stranger.

In older rental towers, ask whether the landlord has applied to the Landlord and Tenant Board for an above-guideline increase, since an approved one can raise the rent of every unit in the building. Never send a deposit before viewing the unit, and never pay outside a platform that keeps a record. A room where you share a kitchen or bathroom with the owner may not be covered by the Residential Tenancies Act. The tenancy points above are general information about renting in Ontario, not legal or financial advice. For guidance on your own tenancy, contact the Landlord and Tenant Board. How liv.rent verification works

Davisville Village rental questions

Is Davisville Village expensive compared with the rest of Toronto?

Somewhat, on the census. In 2021 the median tenant household in the City's South Eglinton-Davisville neighbourhood paid $1,740 a month for rent and utilities, against $1,500 across Toronto. A unit listed today asks more than that median, and new condos ask more than the older towers. CMHC's citywide average for an occupied purpose built apartment was $1,916 in October 2025.

Is Davisville Village close to the subway?

Yes. Davisville Station on Line 1 is at Yonge and Davisville. Eglinton, with Line 5, is about two minutes north, Bloor-Yonge about seven minutes south and Union Station about 15.

What should I check before renting in an older Davisville tower?

Ask what the rent includes, such as heat, hydro, parking and laundry, how repairs are requested and how quickly they are done, and whether the landlord has applied to the Landlord and Tenant Board for an above-guideline increase. Most units in towers lived in before November 15, 2018 are covered by the provincial rent increase guideline.

Is Davisville Village a good area for families?

Davisville Junior Public School is about three minutes from Yonge and Davisville, Hodgson Middle School is about 16, and June Rowlands Park has the Sharon, Lois & Bram Playground. Family sized rentals are easier to find on the house streets east of Mount Pleasant Road than in the towers.

Are Davisville Village rentals covered by rent control?

It depends on when the unit was first lived in. Units first occupied after November 15, 2018 are exempt from the provincial guideline, so the owner can raise the rent by any amount with 90 days of written notice. Most of the older rental towers are covered, but many of the new condos on Yonge are not, so ask before you sign.

Can I find pet-friendly rentals in Davisville Village?

Often, yes. In Ontario a "no pets" clause in a lease is void, and a landlord cannot charge a pet deposit. A condo building can still restrict pets in its own rules, and those apply to tenants too, so ask for the building rules before you sign.

Is parking included with Davisville Village rentals?

Sometimes. Many towers have underground parking, but a space is often rented separately for a monthly fee, and street parking on the side streets is by permit.
