If you’re looking at Osborne Village apartments, the lowest one-bedroom rent published for these seven, as the pages read on October 14, 2026, is $1,230 a month at The Zü Apartments (a plan marked “Get Notified”), and the lowest shown as available is $1,299 at Strada Villa Apartments (“Available Immediately”). On the buildings’ own wording, the closest fit if you want a rapid transit station nearby is The Spot at East Village, 221 Stradbrook Avenue, where the page says the station is across the street and a one-bedroom starts at $1,425 a month. Prices and availability can change, and The Spot at East Village’s plans are dated November 2026, so check each building’s page again before you apply.

How we chose these Osborne Village rental buildings

If you want a walkable neighbourhood with a rapid transit station close by, here’s how we picked. We chose each building because its own page listed units for rent. P3 Realty manages three of the seven and Globe Property Management manages four. We didn’t rank them, and we compare all seven on rent, pets, utilities, and parking, saying plainly where a building’s page publishes less.

We looked at each building’s page for rent, pet policy, utilities, and parking, and we use its own wording. Neither P3 Realty’s pages nor Globe’s show a visible date, so every price here is the one displayed when we published this guide. Where we write “not published”, the page gave no figure. Every walking time and distance comes from the buildings themselves, and we measured none. The same goes for every transit statement.

Building pages use the name Osborne Village loosely. We define it by the City of Winnipeg’s Osborne Village Neighbourhood Plan (June 2006): the Assiniboine River to the north and west, Donald Street to the east, and the Osborne Street underpass to the south. That covers approximately 231 acres and, in 2006, approximately 8,000 residents. The plan says Osborne Village “forms part of the broader Fort Rouge community”. The Spot at East Village, whose own page places it in Fort Rouge, is described here as in or next to Osborne Village.

Three limits apply. The company behind 391 Gertrude doesn’t publish rent, and Strada Villa Apartments takes no pets. River Crescent Gardens’ address couldn’t be checked against the plan’s boundary map, so Globe’s placement of it in Osborne Village stands. Availability changes daily, and a building’s current page is the final word.

How the seven Osborne Village rental buildings compare on rent, pets, utilities, and parking

Where buildings publish a price, the lowest one-bedrooms run from $1,230 a month at The Zü (a plan marked “Get Notified”) to $1,425 at The Spot at East Village. Those are the prices as the pages read on October 14, 2026. If you want your utilities covered, heat, water, and hydro are all listed as included at three of the seven buildings: The Spot at East Village, Canterbury House, and Strada Villa Apartments. Six of the seven allow pets in some form, and Strada Villa Apartments is the only one that says “No Pets”.

For context, liv.rent’s October 2026 Winnipeg rent report puts the citywide average asking rent for an unfurnished one-bedroom at $1,319, down 0.1% from September’s $1,321. That’s $34 below July’s high of $1,353, though still 1.7% above the $1,297 average in October 2025. The report doesn’t map neighbourhoods to its six regions, so treat this as citywide context, not a price for any building below.

The seven buildings in detail

The Zü Apartments: three buildings on Wardlaw Avenue

On the floor plans page, the lowest one-bedroom price at The Zü is the Hendrix at $1,230 a month. It’s marked “Get Notified” rather than “Available Now”. The lowest one marked “Available Now” is the Eileen at $1,395, and the lowest priced two-bedroom listed is the Rosanna at $1,920. All three prices are as the page read on October 14, 2026. The Zü’s site describes the complex as “a purpose-built rental complex, comprised of three buildings located at 430, 435, and 445 Wardlaw Avenue”. liv.rent’s building page for The Zu gives 160 Osborne Street instead, so we’ve used the address from The Zü’s own site.

Pets are welcome. The building’s own FAQ calls it “a cat and dog friendly building” and allows up to two pets, each not exceeding 24 inches long or 50 pounds. There’s a pet deposit of half of one month’s rent and a non-refundable $65 DNA kit fee for dogs, as the FAQ read on October 14, 2026. The amenities page lists water as included but doesn’t mention heat or hydro. It also lists in-suite laundry, an air conditioner, and heated underground parking, though not what the parking costs.

The Spot at East Village: a station across the street, by its own account

At The Spot at East Village, the Chelsea one-bedroom starts at $1,425 a month. The Belmont one-bedroom is $1,775, with dates in November 2026. The other plans say “Call for details” on the floor plans page, as of October 14, 2026. The building, at 221 Stradbrook Avenue, appears on liv.rent as East Village. Its map page places it “in the heart of the desirable Fort Rouge neighbourhood” and reads “The rapid transit station across the street”. It lists Harkness, Osborne, Fort Rouge, and Jubilee stations, though, without saying which one is across the street. The home page also advertises $1,000 off the first month’s rent on two-bedroom units, but no terms are visible.

Heat, water, and hydro are all included, along with in-suite laundry, central heat and air conditioning, covered parking, a 1,500-square-foot fitness facility, and secure bike storage. Pets follow the same P3 terms as The Zü, including the $65 DNA kit fee for dogs “for participating buildings”, as the amenities page put it on October 14, 2026. It has the most utilities included of the three P3 buildings.

The walk-up at 391 Gertrude: rent not published

Neither plan at 391 Gertrude shows a price: both say “Call for pricing”. The 550-square-foot one-bedroom is marked “Available Now” and, as the page read on October 14, 2026, carries a $508 deposit that the page doesn’t explain. The 725-square-foot two-bedroom is marked “Get Notified”. Its own page calls the building, at 391 Gertrude Avenue, a “2 1/2 storey walk-up apartment building” that is “nestled in the heart of Osborne Village” and “only two blocks from Osborne Street”. It also advertises “Same Day Approvals” once an application is complete.

Heat and water are included; hydro isn’t mentioned. Amenities include common laundry, outdoor parking, a dishwasher, and air conditioning in select suites. The page names Safeway, Shoppers Drug Mart, and parks within a 10-minute walk. Cats and dogs are allowed on the same size and number limits as the other P3 buildings, though the deposit amount isn’t stated.

Canterbury House: a high-rise with every utility included

Globe describes Canterbury House, at 270 Roslyn Rd., as a high-rise “tucked away in Osborne Village”. It’s also “an easy walk to groceries, a drug store, restaurants and shops”, with upper-floor views of the Assiniboine River. One-bedrooms are “Starting at $1349”, but that unit is application pending and the page header begins “From $1455”. The lowest one-bedroom marked “Available Immediately” is unit 707 at $1,480 a month, as the page read on October 14, 2026. Others open on November 1 or December 1, 2026, and townhouses are listed at $2,240 (two-bedroom) and $2,680 (three-bedroom). Bachelors and two-bedrooms show waiting lists.

Heat, hydro, and water are all included, along with heated underground parking, air conditioning, and a balcony. In-suite laundry and a dishwasher appear in only some units. The pet line says only “Pet Friendly”, with no size or fee detail.

River Crescent Gardens: heat and water included, with a seasonal pool

Globe says River Crescent Gardens, at 595 River Ave., is “tucked away in the quiet, highly desirable core of Osborne Village”. It’s also “minutes away from the lively Osborne Village strip and Corydon’s Little Italy”. That’s Globe’s placement. One-bedrooms (510 to 560 square feet) start at $1,325 a month (application pending), as the page read on October 14, 2026. Unit 801 at $1,329 is “Available Immediately”, units 700 and 1002 are $1,405, and the 901-square-foot two-bedroom starts at $1,599 (application pending).

Heat and water are included, along with air conditioning, a seasonal outdoor pool, and surface parking. Laundry and hydro aren’t mentioned. The pet line says only “Pet Friendly”.

Roslyn Square: a historic building on Osborne Street

Roslyn Square, at 40 Osborne St., is the only one of the seven whose page gives an Osborne Street address. Globe describes “large, spacious suites that ooze character and timeless opulence” in a historic building. One-bedrooms show “No Vacancies” with a waiting list. The 1,185-square-foot two-bedroom starts at $1,399 a month (unit 3 is application pending), and the 1,042-square-foot three-bedroom is $1,949, “Available Immediately”, as the page read on October 14, 2026. The page header begins “From $1949”, which conflicts with the $1,399 unit, so call before you rely on either figure.

Heat and water are included, with a courtyard and surface parking; laundry isn’t mentioned. The pet line says only “Pet Friendly”, and the building is smoke-free. Globe says residents can “take a brisk walk downtown” or reach it by bus in minutes.

Strada Villa Apartments: all utilities, but no pets

Globe’s page for Strada Villa Apartments, at 333 Stradbrook Ave., says “this Osborne Village block is nestled between the shops and restaurants along the Village strip”. It also mentions the River Walk to The Forks. One-bedrooms (574 to 628 square feet) start at $1,299 a month (unit 201), as the page read on October 14, 2026. Units 407 and 507 are $1,310, and all three are marked “Available Immediately”. The 832-square-foot two-bedrooms start at $1,499 (unit 305, available December 1, 2026), with unit 602 at $1,549 from November 1, 2026. The page header begins “From $1249”, which no listed unit matches, so confirm the rent for your unit with Globe.

Heat, hydro, and water are all included, with air conditioning and surface parking. The page says “No Pets”, which makes this the only one of the seven that rules out cats and dogs.

Where each building sits in Osborne Village

Osborne Street is the neighbourhood’s main street. The City’s 2006 plan calls Osborne Street, from Roslyn Road to Confusion Corner, “the heart of Osborne Village”, and Roslyn Square’s address is on it. The other six have addresses on Wardlaw Avenue, Stradbrook Avenue, Gertrude Avenue, River Avenue, and Roslyn Road.

On the Osborne Street strip, the plan describes “a pedestrian-oriented neighbourhood main street, with older buildings abutting the street”. Roslyn Square’s page describes a historic building near a grocery store, pharmacy, liquor store, boutiques, and restaurants. On Stradbrook Avenue, the plan describes “more modest buildings lining River, Stradbrook, and Roslyn (east of Osborne Street) avenues”, and Globe places Strada Villa Apartments on the Village strip.

The plan lists Gertrude Avenue, where 391 Gertrude sits, and Wardlaw Avenue among the streets where development “will be characterized by street-oriented retail, entertainment, and restaurant / café uses”. The Zü’s neighbourhood page and The Spot at East Village’s home page both read “Only steps to the business district” and “a stone’s throw to dining and entertainment”. The Spot’s adds “a quick stroll to Osborne Village”. The Zü also lists a main-floor restaurant.

Away from the strip, River Crescent Gardens’ page asks, “Want the convenience of a high-traffic area, but not the hustle and bustle?” and goes on to call the location “tranquil”. Canterbury House is a high-rise on Roslyn Road, and the plan says “the majority of the area’s high-rise buildings are clustered around the western section of Roslyn Road”. We haven’t mapped Canterbury House against that description.

On transit, The Zü and The Spot at East Village both name Osborne, Harkness, and Fort Rouge stations on the Southwest Transitway, and The Spot adds Jubilee Station. Neither page tells you the distance to a station, and 391 Gertrude says only “close to major bus routes”.

What to check before you sign a lease in Winnipeg

If you’re about to sign, these are Manitoba’s rules. The Residential Tenancies Branch’s rent increase information page lists a 2027 rent increase guideline of 3.0%, effective January 1, 2027. The page says tenants must be given proper written notice at least three months before an increase takes effect, and that in most circumstances rent can be increased only once a year. These rules apply in Manitoba only, and this section is general information, not legal advice.

The Branch’s guidance on deposits (last revised December 2023) says a security deposit “can’t be more than half of the first month’s rent”. It also says a pet damage deposit “can be up to one month’s rent” for deposits collected on or after August 1, 2014. The half-month pet deposit that P3 Realty publishes for The Zü and The Spot at East Village is below that cap. As of October 14, 2026, P3 also lists a $65 non-refundable DNA kit fee for dogs at buildings it calls “participating”.

Before you sign, confirm in writing the rent for the exact unit, the lease term, which utilities are included, what parking costs, and the full pet terms. None of the seven publishes a parking price, and three of the Globe pages say only “Pet Friendly”. Landlords and property managers can use the same checklist in reverse, since the clearest pages here state the unit, the rent, the pet terms, and what is included. For monthly citywide context, see liv.rent’s rent reports, and for more area guides, browse the neighbourhoods category.

More Winnipeg neighbourhoods to compare

If you’re still deciding where to look, Osborne Village is one of several areas to compare. The roundup of the best neighbourhoods to live in Winnipeg for young professionals compares the areas. Separate guides cover the best neighbourhood for young professionals in Fort Rouge and the best neighbourhood for young professionals in St. Boniface. If a rapid transit station is your priority, our guide to apartments near the BLUE line covers buildings that the companies behind them tie to rapid transit in their own words. The Spot at East Village, described above, is one of them. For the search itself, see where to look for a Winnipeg rental.

What does it cost to rent an apartment in Osborne Village?

The lowest published one-bedroom rents, as the pages read on October 14, 2026, run from $1,230 a month at The Zü Apartments (a plan marked “Get Notified”) to $1,425 at The Spot at East Village. The lowest shown as available is $1,299 at Strada Villa Apartments. Some buildings, such as 391 Gertrude, publish no price at all.

Which Osborne Village apartment building is closest to a rapid transit station?

On its own wording, it’s The Spot at East Village, at 221 Stradbrook Avenue. Its map page says “The rapid transit station across the street”. The page lists Harkness, Osborne, Fort Rouge, and Jubilee stations but doesn’t say which one is across the street, so confirm before you rely on it.

Which Osborne Village rental buildings allow pets?

Six of the seven buildings compared here allow pets. The Zü, The Spot at East Village, and 391 Gertrude allow up to two cats or dogs, up to 24 inches or 50 pounds. Canterbury House, River Crescent Gardens, and Roslyn Square say only “Pet Friendly”. Strada Villa Apartments says “No Pets”.

Which Osborne Village buildings include heat, water, and hydro in the rent?

Three of the seven list all three utilities as included: The Spot at East Village, Canterbury House, and Strada Villa Apartments. River Crescent Gardens, Roslyn Square, and 391 Gertrude list heat and water, and The Zü lists only water, all as the pages read on October 14, 2026.

Where are the boundaries of Osborne Village in Winnipeg?

The City of Winnipeg’s Osborne Village Neighbourhood Plan (June 2006) bounds Osborne Village by the Assiniboine River to the north and west, Donald Street to the east, and the Osborne Street underpass to the south. The plan calls the southwestern edge “less distinct”, and building pages often use the name more loosely than the City does.

How much can a landlord raise the rent in Manitoba?

Manitoba’s Residential Tenancies Branch lists a 2027 rent increase guideline of 3.0%, effective January 1, 2027. If you’re a tenant, you must get written notice at least three months before an increase takes effect, and in most circumstances rent can rise only once a year. These rules apply in Manitoba only; this is general information, not legal advice.
