St. Boniface is a francophone community with cafés and galleries along Provencher Boulevard, according to Travel Manitoba’s April 2, 2026 article. We looked at seven rental buildings there, from a $1,199 bachelor to a $1,900 three-bedroom, as listed in October 2026. We haven’t ranked them or measured any distances, and rents and move-in dates can change, so confirm each suite with the building before you apply.

How did we choose these St. Boniface buildings?

Each of the seven has at least one suite listed for rent. Globe Property Management runs three, Sunrex runs two, Thorwin Properties runs one, and the owner of Philips Square lists its own. The order follows the streets, not a ranking.

Five of the seven sit on Goulet Street, St. Jean Baptiste, or Taché Avenue. Rochelle Manor and Riverstone Heights are on Archibald Street, at the edge of the area we covered. In the last section, you’ll find the surroundings of each building, street by street.

Everything about the buildings comes from the landlords’ own listings, read on October 14, 2026. None of the listings carries a date, so each price is what was posted that day. “Not published” in the table means the listing didn’t say. We didn’t measure any distances, so every walking, cycling, or “close to” claim is the landlord’s. None of the seven had a liv.rent building page as of September 2, 2026, so none links to one. We left out buildings that listed only pre-leasing, a waitlist, or no rent.

What do the seven buildings charge, allow, and include?

Across the seven, published starting rents run from $1,199 to $1,900 a month, as listed in October 2026. Heat is included at six of them. Philips Square doesn’t mention utilities, and at three Place St. Boniface addresses only water is included. Four buildings say only “Pet Friendly”, and you won’t find pet terms on their listings.

Are two- and three-bedroom rents moving in St. Boniface?

liv.rent’s October 2026 Winnipeg rent report says unfurnished two-bedroom rents rose in St. Boniface in October 2026, as they did in West Winnipeg and East Winnipeg. It adds that St. Boniface was the only one of the report’s six areas where unfurnished three-bedroom rents rose. The report gives the direction only, not amounts, and doesn’t say where its St. Boniface area ends, so we can’t tie it to any one building.

If you’re splitting the rent with a roommate, five of the seven buildings publish a two-bedroom starting rent, from $1,399 at Place St. Boniface to $1,669 at La Tour Eiffel B, as listed in October 2026. Only Riverstone Heights publishes a three-bedroom price, $1,900.

If you’re a landlord, these published starting rents give you something to compare your own unit against. liv.rent’s free rent estimate values a specific unit from its listing details and current market trends.

Building by building: rents, pets, and what’s included

If utilities matter to you, the three Globe buildings include heat, hydro, and water in the rent. Place St. Boniface is the only one of the seven with a written dog limit.

La Tour Eiffel A: amenities on Goulet Street

La Tour Eiffel A, Globe’s building at 291 Goulet St., has five one-bedrooms at $1,399: three are available immediately, one opens November 1, 2026, and one shows “Application Pending”. Its two-bedrooms are $1,649, with one available immediately and one listed for December 1, 2026. Bachelors and three-bedrooms are “No Vacancies”, with a waiting list.

Amenities include an elevator, gym, party room, seasonal outdoor pool, storage lockers, and sun deck. The suites have air conditioning and a balcony, and heat, hydro, and water are all in the rent.

La Tour Eiffel B: the lowest starting rent of the seven

Globe’s second Goulet Street building, La Tour Eiffel B at 261 Goulet St., is where the $1,199 figure comes from. It’s a 399-square-foot bachelor, with one unit “Application Pending” and another listed for December 1, 2026. Five one-bedrooms are $1,399 or $1,429, opening November 1 or December 1, 2026. The two-bedroom starts at $1,669, with one unit available immediately.

The amenities match building A’s, except that storage lockers aren’t listed.

Place St. Boniface Complex: plans across Goulet, Marion, and Enfield

At Thorwin’s Place St. Boniface Complex (main address 302 Goulet Street), the only plan marked “Available Now” is a two-bedroom at 311 Marion Street, from $1,399. The other two plans are a 553-square-foot one-bedroom at 310 Goulet, from $1,203, and a 708-square-foot two-bedroom at 301 Marion, from $1,499. Their dates read 01/11/2026 and 01/12/2026, and Thorwin doesn’t say whether that’s day first or month first, so ask which day each one means.

Cats of any weight and dogs up to 40 pounds combined are allowed, with no pet deposit. Heat and water are included, except at 302 Goulet, 325 Enfield, and 309 Enfield, where water is the only utility. Confirm which address your suite has, because heat isn’t included at those three. Thorwin also offers free 1GB fibre internet with a one-year lease, and the building has on-site laundry.

Grenoble Manor: utilities included, no pets

Grenoble Manor, Globe’s building at 415 St. Jean Baptiste, has two one-bedrooms, at $1,369 and $1,349, both available immediately. Its two two-bedrooms are $1,599: one opens November 1, 2026, and the other shows “Application Pending”. The three-bedroom is “No Vacancies”, with a waiting list, and the listing was last updated October 9, 2026.

There’s an elevator, a security entrance, and storage lockers, with air conditioning and a balcony in the suites. No pets are allowed, but heat, hydro, and water are in the rent, and Globe says you can walk to Provencher.

Philips Square: one suite in a converted church

Philips Square is six private apartments in a former church and memorial hall, and only one is available. It’s an oversized 760-square-foot studio that opens on November 14, 2026 at $1,555 a month. The other five are “currently leased”.

The church has stood on the site since 1904, the memorial hall opened in 1959, and the restoration began in March 2022. Each residence has in-suite laundry, individual central HVAC units, and storage space. Pets and utilities aren’t mentioned.

Rochelle Manor: a pet-friendly one-bedroom on Archibald Street

Sunrex has one suite open at Rochelle Manor, 960 Archibald Street: a one-bedroom at $1,346 a month, available October 15. No year is given, so ask the property manager to confirm the move-in date. The building is “Pet Friendly” with “Heat & Water included”, and the suite lists water and “Heat (Electric)”.

Outdoor parking is $45, with no billing period given, as listed in October 2026. Laundry is shared, and a security system is the only other feature.

Riverstone Heights: plans for roommates

Sunrex’s Riverstone Heights, at 740-750 Archibald Street, has two two-bedroom, one-bath plans at $1,657, available November 15. Its three-bedroom, two-bath plan is $1,900, available November 1, and there’s no one-bedroom. Split two ways, the two-bedroom comes to $828.50 each a month. Split three ways, the three-bedroom comes to about $633 each.

Features include open-concept floor plans, large private balconies, in-suite laundry, onsite staff with 24/7 support, and underground parking.

Where each building sits: Goulet, St. Jean Baptiste, Taché, and Archibald

Five of the seven buildings describe themselves as being in St. Boniface. Of the two on Archibald Street, only Rochelle Manor uses the name. The descriptions below also draw on Travel Manitoba, the City of Winnipeg, and the Provencher Boulevard BIZ, along with the landlords’ own words.

Travel Manitoba’s article on the area, dated April 2, 2026, describes St. Boniface as “Canada’s largest francophone community west of Québec”. It points to cafés and galleries along Provencher Boulevard and picks out the Saint Boniface Cathedral as “an architectural gem in the heart of the neighbourhood”.

The Provencher Boulevard BIZ, a volunteer-led group of local business owners, calls itself “Rooted in the heart of Winnipeg’s Francophone and Métis community”.

The City’s 2021 Census community-area page, last updated in 2019, divides the St. Boniface Community Area into St. Boniface West and St. Boniface East. West covers Central St. Boniface, North St. Boniface, Norwood East, and Norwood West, and East has 16 neighbourhoods, including Niakwa Park and Windsor Park.

Goulet Street: La Tour Eiffel A and B, and Place St. Boniface

Both La Tour Eiffel buildings are billed as an “ideal St. Boniface location for convenience”, with a grocery store “across the street” and The Forks “within walking distance”. Globe adds a trail at Whittier Park and Goldeyes games.

Place St. Boniface is “Located along Goulet Street, Marion Street, and Enfield Crescent”, and Thorwin says it connects you with “one of Winnipeg’s most distinctive neighbourhoods”. Provencher Boulevard, St. Boniface Cathedral, The Forks, river paths, and local parks are all “within the surrounding area”.

St. Jean Baptiste: Grenoble Manor

Grenoble Manor is pitched as a place to “Make your home at this St. Boniface location and enjoy walking to get groceries or grabbing a bite to eat at Provencher restaurants”, with the Canadian Museum for Human Rights and The Forks nearby. Globe doesn’t describe the street itself, only what’s close by.

Taché Avenue: Philips Square

Philips Square is the most specific about its block. It sits at the corner of Taché and Eugenie, facing Coronation Park, in an area the owner calls “Norwood Grove”: “South St. Boniface where restaurants, cafes, bakeries and coffee shops cluster along Taché Avenue and Marion Street”. The Forum Art Centre, Coronation Bowling Centre, White Lion Gym, and Coronation Park anchor the other corners. The owner puts The Forks and Provencher Boulevard within a five-minute bike ride, and the Red, Assiniboine, and Seine rivers each within walking distance.

Norwood Grove is the owner’s name for the area. The City’s list for St. Boniface West names Norwood East and Norwood West instead, so we can’t say which City neighbourhood the building is in.

The Archibald Street edge: Rochelle Manor and Riverstone Heights

Sunrex says Rochelle Manor is “Just across the street from the beautiful St. Boniface Golf Course”, steps from “major bus routes” and moments from “local grocery stores and other amenities in St. Boniface”. Riverstone Heights never uses the name St. Boniface; Sunrex calls it “centrally located close to downtown, Niakwa Park, shopping amenities, and public transportation”.

Niakwa Park is among the City’s St. Boniface East neighbourhoods, but the City’s page places no street address. It isn’t clear which neighbourhood either building is in. If a St. Boniface address matters to you, the other five buildings are the ones that say so most directly.

Manitoba rules to check before you sign

Manitoba’s Residential Tenancies Branch sets the 2027 rent increase guideline at 3.0%, effective January 1, 2027, on its rent increase guideline page. Tenants must have proper written notice at least three months ahead of an increase, and in most circumstances rent can rise only once a year. Exemptions include rentals at $2,000 or more a month and buildings first occupied after March 2005. This is general information, not legal advice.

The Branch’s Condition Reports fact sheet (December 2019) says a report isn’t required by law unless the landlord or tenant asks for one. It adds that both should inspect the suite together, sign and date it, and keep a copy. If you need to move before a lease ends, its Subletting and Assignment fact sheet (December 2019) says a tenant needs the landlord’s written permission. A landlord “cannot unreasonably withhold consent”, and a fee of up to $75.00 may be charged. Confirm current wording with the Branch before you rely on either.
