    • This January, the city-wide average rent for an unfurnished one-bedroom unit dropped by $46, bringing the monthly rate to $1,567. Over the past six months, prices have fallen by $189, down from $1,756 in August 2024.

    • Northeast Calgary has the cheapest rental prices in Calgary for one-bedroom unfurnished units at $1,519/month while the most expensive area in Calgary is Southeast Calgary at $1,596. All other areas fall within this narrow price range, highlighting the city’s evenly distributed rental market.
  • Calgary sees large price swings between furnished and unfurnished units
    • There are significant price fluctuations between furnished and unfurnished units in Calgary. Calgary Centre experienced the largest month-to-month increase for one-bedroom furnished units (+8.19%), while also experiencing a (-6.49%) drop in prices for unfurnished units. This trend is consistent across Calgary with Northwest and Southeast Calgary seeing prices increase for one-bedroom furnished units while also seeing prices fall for unfurnished units.

Average rent prices for unfurnished one-bedroom units have decreased in both Edmonton and Calgary The Bank of Canada’s target overnight rate was recently lowered to 3.25% during an announcement on December 11th, which has been cause for cautious optimism throughout 2025. We’ll continue to monitor trends in both of these cities to see where Calgary and Edmonton‘s rent prices stand heading into the fall renting season.

Average rent across Calgary

This January, Calgary’s city-wide average monthly rent price for an unfurnished, one-bedroom unit fell by $46, bringing the rate for an unfurnished, one-bedroom unit to $1,567.

Month-to-month rent change

This chart breaks down the percentage change in rent prices across all of Calgary’s quadrants between December and January.

Calgary Centre saw the largest month-to-month increase (+8.19%) for one-bedroom furnished units. The most notable decrease for furnished one-bedroom units was in Southwest Calgary (-7.89%). On the other hand, unfurnished one-bedroom units in Calgary Centre saw a decrease of (-6.49%) while the only increase for furnished units occurred in Northeast Calgary (+0.93%).

Unfurnished vs furnished rates in Calgary

Average rates for unfurnished one-bedroom units in Calgary fell while furnished prices increased this month. Looking at the city as a whole, the average monthly rent for an unfurnished one-bedroom unit has decreased by (-2.86%), renting for an average of $1,567 this month. Prices for furnished, one-bedroom units increased this month by (-0.92%), to a new average cost of $1,712/month.

At present, furnished units cost an average of $145 more per month to rent than unfurnished units. This means that landlords can generally earn a higher profit by renting their units furnished. In contrast, renters will be able to save on rent by bringing their own furniture.

Average rent across Edmonton

This month, Edmonton’s rental rates for an unfurnished one-bedroom unit fell by $28, bringing Edmonton’s average monthly rent price for an unfurnished, one-bedroom unit to $1,311 per month a decrease of $16 in the last six months.

Month-to-month rent change

This chart breaks down the percentage change in rent prices across all of Edmonton’s different sectors between December and January.

This January, the largest increase for unfurnished one-bedroom units occurred in Downtown Edmonton by (+1.14%), meanwhile, West Edmonton (-6.54%) and Northwest Edmonton (-5.33%) saw the largest decreases for unfurnished units. Prices for furnished one-bedroom units saw an unusual trend with only Downtown Edmonton (+7.82%) seeing a price increase this month, while the largest decreases occurred in West Edmonton (-3.09%).

Unfurnished vs furnished rates in Edmonton

In Edmonton, average monthly rent prices for furnished one-bedroom units increased (-0.62%) to $1,506/month, while prices for unfurnished one-bedroom units decreased by (-2.15%) to $1,311/month. As of January 2025, furnished units in Edmonton rent for an average of $195 more than unfurnished units. This indicates that landlords who can rent their units furnished would benefit from doing so, particularly if they plan to rent their units on a short-term basis.

Quadrant breakdown: Calgary

  • Prices decreased for all types of furnished and unfurnished units in Southwest Calgary this month.
  • Northeast Calgary has the lowest rental prices for one- and three-bedroom furnished and unfurnished units. Northwest Calgary is the cheapest for two-bedroom furnished and unfurnished units.
  • Prices decreased across one- and two-bedroom unfurnished units in all areas except Northeast Calgary.

Sector breakdown: Edmonton

  • Prices have decreased for all types of unfurnished units in West and Northwest Edmonton.
  • Prices decreased for two-bedroom unfurnished units in all areas except Northeast Edmonton
  • West Edmonton has the lowest rental prices for one-bedroom unfurnished units while Northwest Edmonton has the lowest rates for two- and three-bedroom unfurnished units.

Data collection methodology

Our monthly rent reports use data from our own liv.rent listings, as well as data our team manually collects from other popular listing sites – looking at available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.

When collecting this data, we do exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation. Investing in manual data collection means that we only consider the current month’s listing, since we can filter out duplicate listings and older ads that haven’t been removed.

Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices. Many official reports will include data for entire buildings in their reports, which tends to skew numbers lower since many units are already occupied, and may be rent-controlled or rented for significantly lower than the current rates.

As we are a Canadian rental platform founded and based in Vancouver, we want to ensure that we’re providing a completely accurate depiction of the rental market in the cities we look at.
