What's it like to live in Danforth-Greektown?

Greektown is the stretch of Danforth Avenue between Broadview and Pape, the east end's main street, where Greek tavernas and bakeries sit alongside grocers, cafés, bookshops and gyms. Greek families settled here from the 1950s on, and in 2021 about one resident in eleven north of the Danforth still reported Greek origins. Line 2 runs beneath the street, with Broadview, Chester and Pape stations along the strip. The City's census divides the strip at Danforth Avenue. North of it, its Playter Estates-Danforth neighbourhood runs from the Don Valley to Pape, and that is what the figures on this page describe; south of it is North Riverdale, covered in the Riverdale guide. North of the Danforth, 60% of homes were built before 1961, 30% are in buildings of five or more storeys, 29% are in low rise buildings and about a third are houses, and 36% are studios or one bedrooms.Just over half of households rented in 2021, the median resident was 43, and households averaged 2.1 people. Rentals are a mix of flats in houses on the side streets, apartments over the Danforth storefronts and units in older apartment buildings. Rent sits under the city middle: in the 2021 census the median tenant household paid $1,400 a month for rent and utilities, against $1,500 across Toronto. The Danforth is the errand street: Fruitland Market, Alex Farm Cheese, The Big Carrot and a Foodland within a few minutes of Logan, Athens Pastries and Red Rocket Coffee at the corner, and Greek restaurants like Mezes, Messini and the Friendly Greek. The Pape/Danforth library branch is about six minutes east, the Danforth Music Hall is about ten minutes west, and Withrow Park is about seven minutes south.Line 2 is the draw. Chester Station is about four minutes away on foot and Pape about seven, and from Chester, Bloor-Yonge is seven minutes west, with Union Station about eight more on Line 1. The Danforth also has bike lanes. The trade-offs are crowds and noise on the strip, especially on summer weekends, a limited supply of rentals, and older buildings where upkeep varies.

Rent with confidence in Danforth-Greektown

What Ontario tenancy rules protect, and how liv.rent keeps the process safe from first message to signed lease.

Deposits are limited

A landlord in Ontario can ask for a rent deposit of up to one month of rent, and it can only be used for your last month. Damage and pet deposits are not allowed, and the landlord owes you interest on the rent deposit every year.

Rent increases are limited

Most rents can go up once every 12 months, by no more than the provincial guideline, with 90 days of written notice. Units first lived in after November 15, 2018 are exempt from the guideline, though the landlord still has to give that notice.

Every listing is verified

Landlords complete ID verification before they can post, and you can sign the lease and pay rent through liv.rent, so there is no e-transfer to a stranger.

Apartments over the Danforth storefronts and flats in the houses behind them are often let privately, and private deals are where scams turn up. Never send a deposit before viewing the unit and meeting the landlord, and never pay outside a platform that keeps a record. A room where you share a kitchen or bathroom with the owner may not be covered by the Residential Tenancies Act, so ask before you sign. The tenancy points above are general information about renting in Ontario, not legal or financial advice. For guidance on your own tenancy, contact the Landlord and Tenant Board. How liv.rent verification works

Danforth-Greektown rental questions

Is Danforth-Greektown expensive compared with the rest of Toronto?

A little under average, on the census. In 2021 the median tenant household in the City's Playter Estates-Danforth neighbourhood, north of the Danforth, paid $1,400 a month for rent and utilities, against $1,500 across Toronto. A unit listed today asks more than that median. CMHC's citywide average for an occupied purpose built apartment was $1,916 in October 2025.

Which subway stations serve Greektown?

Line 2 runs under the Danforth. From Danforth and Logan, Chester Station is about four minutes on foot, Pape about seven and Broadview about 11. From Chester, Bloor-Yonge is about seven minutes west.

Is Greektown the same as Riverdale?

They meet at the Danforth. Greektown is the main street and the blocks just north of it, which the City counts as Playter Estates-Danforth, while Riverdale is the residential grid south of the Danforth toward Gerrard.

Is Greektown noisy?

On the Danforth itself, at times. Restaurants and bars stay busy into the evening, especially on summer weekends, and flats above the storefronts hear it. A block off the main street, the side streets are much quieter.

What should I check before renting a flat in a house off the Danforth?

Ask whether utilities are included or split with the other units, whether there is laundry you can use, and how the space is heated. Basement units should have proper windows and a second way out. If you would share a kitchen or bathroom with the owner, the Residential Tenancies Act may not cover the arrangement.

Are Danforth-Greektown rentals covered by rent control?

Most flats in older houses and buildings are, as long as the unit was lived in before November 15, 2018. A unit first occupied after that date, such as a newly created basement apartment, is exempt from the provincial guideline, so the landlord can raise the rent by any amount with 90 days of written notice. Ask before you sign.

Is parking included with Danforth-Greektown rentals?

Sometimes. Some houses have a laneway or driveway spot, but much of the street parking is by permit, so ask whether a space comes with the unit and whether it costs extra.
