  • Three-bedroom units are the only segment seeing rent growth in Montreal since January
    • Average three-bedroom rents increased from $2,548/month in January to $2,702/month in April (+6.0%), while one- and two-bedroom units remained flat or declined slightly, making three-bedroom units the only category with consistent price growth.
  • Saint-Henri stands out as the only neighbourhood with year-over-year rent growth
    • While most Montreal neighbourhoods saw rent declines compared to April 2025, Saint-Henri recorded growth in one-bedroom units, increasing from $1,701/month to $1,902/month (+11.8%), making it the only area to show upward movement year-over-year.
  • Montreal rents declined year-over-year, with the largest decreases in Verdun and Côte-des-Neiges/Notre-Dame-de-Grâce across larger units
    • While most neighbourhoods saw moderate declines, larger units experienced the most significant drops, with Verdun three-bedroom rents falling from $2,674/month to $2,200/month (−17.7%) and Côte-des-Neiges/Notre-Dame-de-Grâce decreasing from $2,883/month to $2,532/month (−12.2%), highlighting stronger downward pressure in select markets.

Average rent across Montreal

This month, the average rent price for an unfurnished one-bedroom unit has increased by $27, bringing Montreal’s city-wide average rent to $1,626/month, still well below rates in other major Canadian rental markets like Metro Vancouver and Toronto. Looking at a year-over-year comparison, Montreal’s city-wide rental rate for an unfurnished one-bedroom unit is $100 less than what it was in April 2025.

Month-to-month rent change

Looking at both furnished and unfurnished units, there were some notable changes in rental rates across Montreal neighbourhoods this month.

Looking first at unfurnished one-bedroom units, decreases were seen in Villeray-Parc-Extension (-1.70%%), Ahunstic-Cartierville (-1.58%), and Saint-Laurent (-1.03%). Increases were seen in Verdun (8.65%), Saint Henri (5.60%), and Westmount (4.47%).

Looking at furnished one-bedroom units, average rent prices saw decreases in Villeray-Parc-Extension (-7.41%), Saint-Laurent (-5.62%), and Le Plateau-Mont-Royal (-4.56%). and Ahunstic-Cartierville (-1.59%). Increases were seen in Notre-Dame-de-Grâce/Côte-des-Neiges (2.23%).

Montreal unfurnished vs furnished rent averages

This April, average monthly rent prices for furnished one-bedroom units decreased while unfurnished one-bedroom units increased. Unfurnished one-bedroom units increased (2.36%) to $1,626/month, while furnished one-bedroom units decreased (-3.74%), renting for an average of $1,589/month.

Neighbourhood breakdown

Montreal’s most and least expensive neighbourhoods had significantly different average rent prices this April. This month, Hochelaga-Maisonneuve is cheapest neighbourhood to rent in at an average of $1,395/month for an unfurnished one-bedroom unit. Meanwhile, Downtown is the most expensive neighbourhood for an unfurnished one-bedroom, at an average of $1,902/month – $507 more than in Hochelaga-Maisonneuve.

Let’s look even closer at the different listing types to see the differences in one-, two-, and three-bedroom rental rates across each area.

  • All furnished one-bedroom rent prices decreased across neighbourhoods except in Côte-des-Neiges/Notre-Dame-de-Grâce.
  • All unfurnished one-bedroom rent prices increased in across neighbourhoods except in Ahunstic-Cartierville, Saint-Laurent and Villeray-Parc-Extension.
  • All unfurnished three-bedroom rent proces increased in price across neighbourhoods except in Verdun and Villeray-Parc-Extension.

Data collection methodology

Our monthly rent reports use data from our own liv.rent listings, as well as data our team manually collects from other popular listing sites – looking at available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.

When collecting this data, we do exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation. Investing in manual data collection means that we only consider the current month’s listing, since we can filter out duplicate listings and older ads that haven’t been removed.

Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices. Many official reports will include data for entire buildings in their reports, which tends to skew numbers lower since many units are already occupied, and may be rent-controlled or rented for significantly lower than the current rates.

As we are a Canadian rental platform founded and based in Vancouver, we want to ensure that we’re providing a completely accurate depiction of the rental market in the cities we look at.
