  • Calgary rent prices dip: furnished units down 3.72%, unfurnished units down 0.56%
    • Both furnished and unfurnished one-bedroom rentals saw declines this month. Furnished units dropped by (-3.72%) to $1,622/month, while unfurnished units dipped by (-0.56%) to $1,545/month. The downward trend is especially noticeable in Southwest and Southeast Calgary, where all types of unfurnished units saw prices drop.
  • Slow and steady: Calgary rents continue their downward trend
    • April continues a long-running slide for Calgary rental prices, with average one-bedroom unfurnished rents dropping $8 this month. Despite a brief February bump, prices have fallen steadily since last August, now sitting $138/month lower than this time last year.
  • Southwest Edmonton bucks the trend with rent increase
    • In April, furnished one-bedroom rents in Edmonton went up slightly by 0.72%, reaching an average of $1,489/month. The increase was mainly driven by Southwest Edmonton (+1.48%), as other areas saw flat or falling prices.

Average rent prices for unfurnished one-bedroom units have decreased in both Edmonton and Calgary. The Bank of Canada’s target overnight rate was recently lowered to 2.75% during an announcement on March 12th, which has been cause for cautious optimism throughout 2025. We’ll continue to monitor trends in both of these cities to see where Calgary and Edmonton‘s rent prices stand heading into the fall renting season.

Average rent across Calgary

This April, Calgary’s city-wide average monthly rent price for an unfurnished one-bedroom unit decreased by $8, bringing the rate for an unfurnished, one-bedroom unit to $1,545/month.

Month-to-month rent change

This chart breaks down the percentage change in rent prices across all of Calgary’s quadrants between March and April 2025.

Northeast Calgary saw the largest month-to-month increase (+2.64%) for one-bedroom unfurnished units, with Southeast Calgary seeing the most significant decrease at (-4.09%). On the other hand, furnished one-bedroom units in Southwest Calgary saw a slight increase of (+0.18%), with Southeast Calgary seeing the largest decrease at (-4.09%).

Unfurnished vs furnished rates in Calgary

Average rates for furnished and unfurnished one-bedroom units in Calgary dropped this month. Looking at the city as a whole, the average monthly rent for a furnished one-bedroom unit has decreased by (-3.72%), renting for an average of $1,622 this month. Prices for unfurnished, one-bedroom units decreased this month by (-0.56%), to a new average cost of $1,545/month.

At present, furnished units cost an average of $77 more per month to rent than unfurnished units. This means that landlords are likely to earn a higher profit by renting their units furnished.

Average rent across Edmonton

This month, Edmonton’s rental rates for an unfurnished one-bedroom unit decreased by $53, bringing Edmonton’s average monthly rent price for an unfurnished one-bedroom unit to $1,300 per month, a decrease of $75 in the last six months.

Month-to-month rent change

This chart breaks down the percentage change in rent prices across all of Edmonton’s different sectors between March and April.

This April, the largest increase for unfurnished one-bedroom units occurred in Northest Edmonton by (+0.47%), and Southeast Edmonton (-7.16%) saw the largest decrease in average prices for unfurnished units. Prices for furnished one-bedroom units in West Edmonton (-2.68%) saw the largest price decrease this month, while the largest increase occurred in Southwest Edmonton (+1.48%).

Unfurnished vs furnished rates in Edmonton

In Edmonton, average monthly rent prices for furnished one-bedroom units decreased (-3.98%) to $1,300/month, while prices for unfurnished one-bedroom units rose by (+0.72%) to $1,489/month. As of April 2025, furnished units in Edmonton rent for an average of $189 more than unfurnished units. This indicates that landlords who can rent their units furnished would benefit from doing so, particularly if they plan to rent their units on a short-term basis.

Quadrant breakdown: Calgary

  • Average prices have decreased for all unfurnished units in Southwest and Southeast Calgary this month.
  • Southwest Calgary was the only area to see prices increase for one-bedroom furnished units this month.
  • Prices increased for all unfurnished units in Northeast Calgary this April.

Sector breakdown: Edmonton

  • Southeast Edmonton has the highest average rent for one- and two-bedroom unfurnished units, while Downtown has the highest for three-bedroom unfurnished units this month.
  • West and Southeast Edmonton were the only areas to see prices increase for one-bedroom unfurnished units this month.
  • Southeast Edmonton saw prices rise for all types of unfurnished units this month.

Data collection methodology

Our monthly rent reports use data from our own liv.rent listings, as well as data our team manually collects from other popular listing sites – looking at available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.

When collecting this data, we do exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation. Investing in manual data collection means that we only consider the current month’s listing, since we can filter out duplicate listings and older ads that haven’t been removed.

Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices. Many official reports will include data for entire buildings in their reports, which tends to skew numbers lower since many units are already occupied, and may be rent-controlled or rented for significantly lower than the current rates.

As we are a Canadian rental platform founded and based in Vancouver, we want to ensure that we’re providing a completely accurate depiction of the rental market in the cities we look at.
