Does a furnished apartment in Edmonton always cost far more?

That is a $144 premium. The August 2026 averages were $1,413 furnished and $1,264 unfurnished.
Those are averages of current asking rents. The September 2026 report excludes listings above $5,000 and rooms or shared accommodation, and it describes the market rather than any one building. Statistics Canada adds a useful caution in its quarterly rent statistics for the second quarter of 2026, released September 9, 2026: average asking rents can reflect what a unit includes, such as utilities, upgraded finishes, or parking.
Serviced suites are a different product. On September 28, 2026, Princeton Suites listed a one-bedroom at Ultima Tower for $2,690 per 30 days, all inclusive, and one-bedrooms at Quest and Fox Two for $2,910. Against the $1,398 furnished average in the September 2026 report, that is roughly $1,290 to $1,510 more a month. The operator pages put heat, water, electricity, internet, cable, and phone in the rate, plus housekeeping and a parking stall, so the two prices are not like for like.
The budget answer therefore has two parts: ordinary furnished units sit close to unfurnished prices, and serviced suites cost roughly double for the convenience.
How were these seven buildings ranked?
The order rests on four things an operator publishes: a rent, a stated minimum stay, what the rate includes, and a walk to the LRT. It is an editorial judgment from pages read on September 28, 2026, not a score. Buildings that publish a rent rank ahead of those that publish only terms, because a newcomer cannot budget for a price nobody states.
Two operators carry most of the list: Princeton Suites (Ultima Tower, Quest, Fox Two, and Scona Gardens) and Premiere Suites (Century Park One, Encore Tower, and The View). On September 28, 2026, one-bedroom rates ran from $2,690 to $2,910 per 30 days, all inclusive, with a stated minimum of seven nights. The pages we read do not say what happens after 30 days, so ask before you book.

Furnished suites at Ultima Tower are offered by Princeton Suites, whose Ultima page listed a one-bedroom at $2,690 per 30 days and a two-bedroom at $3,390, both all inclusive. The page also shows the monthly pricing as $89 and $113 per night. The rate covers heat, water, electricity, internet, cable, and phone, with bi-weekly housekeeping and a heated parking stall. The operator lists a rooftop patio with a hot tub and a fitness centre, and says the Bay/Enterprise Square LRT station is only a block away. It ranks first because one page gives the lowest one-bedroom rent, a nightly equivalent, a seven-night minimum, and a transit link.
Quest, 10388 105 St (ranked second)
Furnished suites at Quest Condominium are offered by Princeton Suites, whose Quest page listed a one-bedroom at $2,910, a two-bedroom at $3,390, and a penthouse two-bedroom at $4,495 per 30 days, all inclusive. The page says the MacEwan LRT station is a five-minute walk away. Imperial Suites also lists a two-bedroom at the same address with utilities and Wi-Fi included, an inquiry form instead of a published rate, and no stated minimum stay, so confirm which operator you are booking. Quest ranks second because it pairs a published rate with an LRT walk stated in minutes.
Fox Two, 10410 102 Ave (ranked third)
Furnished suites at Fox Two are offered through Princeton Suites, whose page for the Fox Towers listed a one-bedroom at $2,910 and a two-bedroom at $3,450 per 30 days, all inclusive. That page covers both Fox Tower One and Fox Two, so confirm the rate for Fox Two itself. It says the Bay/Enterprise Square LRT station is less than a block away. Ayre & Oxford, the property manager, says fully furnished options are available and lists in-suite laundry and underground parking, without a minimum stay or a rent. Fox Two ranks third because its price is shared across two towers.
Scona Gardens, 10121 80 Ave (ranked fourth)
Furnished suites at Scona Gardens are offered by two operators. Nest Suite Living states a 30-night minimum for one- and two-bedroom suites, lists a fitness centre, in-suite laundry, and internet, and puts the building three blocks from Whyte Avenue in Old Strathcona, but publishes no rent. Princeton Suites lists the same address at $2,700 for a one-bedroom and $3,390 for a two-bedroom per 30 days, all inclusive, with bus stops nearby and a 10-minute drive to downtown. Scona Gardens ranks fourth because neither operator states an LRT walk, and the two operators state different minimum stays.

The City of Edmonton station list places Century Park on the Capital Line, which runs from Century Park to Clareview. It ranks fifth as the only one-bedroom with a 30-night term and direct LRT access, held back by the missing rent.
Encore Tower, 10180 103 St (ranked sixth)
Furnished suites at Encore Tower are offered by Premiere Suites, whose Encore Tower page lists an 830-square-foot two-bedroom, two-bathroom suite that sleeps up to four, welcomes pets, and sits steps from the LRT, the ICE District, and Rogers Place. The building has a fitness centre, hot tub, and concierge. The Westrich Pacific listing showed unfurnished two-bedrooms from $2,350 with heat, water, and one parking stall included and power extra. That is about $1,000 below the $3,390 Princeton Suites lists for a furnished two-bedroom at Ultima Tower or Quest, though buildings, floor areas, and inclusions differ. Encore Tower ranks sixth because its furnished rent is unpublished and it offers only two-bedrooms.
The View, 9922 111 St (ranked seventh)
The Premiere Suites page for The View lists a two-bedroom, two-bathroom suite that sleeps up to four, allows pets, and sits just steps from the Government Centre LRT station, which the City of Edmonton lists on both the Capital and Metro lines. Amenities include a fitness centre, a 24th-floor rooftop terrace, EV charging, and heated underground parking. The View ranks seventh because it publishes no rent and offers only two-bedrooms, which suit a couple or a family more than one person arriving alone.

None of the operator pages we read says whether a furnished-suite stay is covered by a residential tenancy agreement, so ask and keep the answer in writing. Alberta.ca describes a fixed-term tenancy as one that ends on a set date with no notice needed, and a periodic tenancy as one with a start date and no end date. If a furnished stay turns into a longer lease, the Government of Alberta’s During a tenancy page, checked October 1, 2026, says a landlord cannot raise the rent during a fixed term or until at least one year (365 days) has passed since the last increase or the start of the tenancy, whichever is later, and that Alberta sets no limit on the size of an increase. For a month-to-month periodic tenancy, the landlord must give written notice of three full tenancy months.
The September 2026 liv.rent report also shows both Edmonton one-bedroom averages below a year earlier. CMHC’s 2026 Mid-Year Rental Market Update, published June 9, 2026, says landlords in several major markets rely on incentives such as free or discounted parking, gift cards, and move-in credits, and that Edmonton asking rents showed little change.
