Before you sign a lease on your first student apartment, work through this checklist. It covers the key things to confirm before, during, and after your search.

Before You Start Searching

  • Set a realistic monthly budget including rent, utilities, and internet
  • Decide whether you want to live alone or with roommates
  • Identify your preferred neighbourhoods based on proximity to campus and transit
  • Gather your application documents: photo ID, proof of enrolment, proof of income or funding, and references
  • Set up listing alerts on a verified rental platform so you're notified of new listings immediately

When Viewing a Unit

  • Confirm the exact monthly rent and what is included (utilities, parking, laundry, internet)
  • Test all appliances, taps, lights, and locks
  • Check for signs of mould, water damage, or pest activity
  • Ask about the heating system and who pays for heat
  • Confirm the lease start and end dates align with your academic year
  • Ask whether the lease can be sublet if you need to leave before the term ends
  • Find out the notice period required to end the tenancy
  • Check cellphone reception in the unit

Before Signing the Lease

  • Read the full lease carefully before signing anything
  • Confirm the lease uses the standard provincial form where required
  • Check that the rent amount, included utilities, and lease dates match what was agreed
  • Ask about any clauses relating to guests, noise, or alterations to the unit
  • Confirm the deposit amount and the conditions under which it will be returned
  • Make sure you understand the process for reporting maintenance issues

On Move-In Day

  • Do a thorough move-in inspection with your landlord before bringing in your belongings
  • Document the condition of every room with photos and video
  • Get the signed inspection report and keep a copy
  • Confirm how and where to pay rent each month
  • Get contact details for your landlord or property manager
