Signing a lease digitally is now common practice across Canada. It's faster than paper, easier to store, and just as legally valid in most provinces. Here's what you need to know before you sign a lease online.

Is a Digital Lease Legally Valid in Canada?

Yes. Electronic signatures are legally recognized across Canada under federal and provincial electronic commerce legislation. A digitally signed lease carries the same legal weight as a paper lease signed in person, provided both parties have agreed to sign electronically.

What to Check Before You Sign

Signing digitally doesn't mean signing quickly. Take the same care you would with a paper lease:

  • Read the full document before signing. Every clause.
  • Check that the rent amount, lease start and end dates, and included utilities match what was agreed
  • Confirm the landlord's name matches the verified property owner
  • Look for any clauses around rent increases, pets, subletting, and early termination
  • Make sure the lease uses the standard provincial form where required (mandatory in Ontario and Quebec, for example)
