Rental notices periods in Manitoba

In Manitoba, notice periods for ending a tenancy are set out under the Residential Tenancies Act and administered by the Residential Tenancies Branch (RTB). The amount of notice required depends on the type of tenancy and who is giving it.
Notice From a Tenant: Ending a Periodic Tenancy
For a month-to-month tenancy, tenants must give one full rental payment period's written notice before the last day of the rental period. For example, if rent is due on the first of the month and a tenant wants to move out on July 31, notice must be given on or before June 30, according to the Manitoba government. Manitoba's RTB provides an official Form 7 (Notice of Termination by Tenant) for this purpose.
Notice From a Tenant: Fixed-Term Tenancy
Tenants in a fixed-term tenancy are responsible for rent until the end of the term. Early termination of a fixed-term lease is only possible in specific circumstances. Contact the RTB for guidance before vacating a fixed-term tenancy early.
Notice From a Landlord: Lease Renewal
Landlords must offer tenants a renewal agreement at least three months before a fixed-term lease ends, according to the Manitoba government. For example, for a lease running January 1 to December 31, the renewal offer must be given by September 30.
Notice From a Landlord: Above-Guideline Rent Increase
If a landlord applies to raise rent above the annual guideline, tenants can give two rental payment periods' notice to end the tenancy. This notice can be given from the time the tenant learns of the application until 14 days after the RTB's decision.

Notices must be in writing. The RTB provides official forms for both landlords and tenants at gov.mb.ca/cca/rtb. Using the correct form creates a clear record and helps avoid disputes about whether valid notice was given.
