Viewing a property is your opportunity to assess whether it's worth making an offer on. Go in prepared with a checklist so you don't miss anything in the moment.

Outside the Property

  • Overall condition of the exterior walls, roof, and foundation
  • Condition of the driveway, walkways, and fencing
  • Drainage around the property (does water pool near the foundation?)
  • Condition of the gutters and downspouts
  • Any visible signs of damage, rot, or deferred maintenance

Inside the Property

Throughout:

  • Condition of walls, ceilings, and floors in every room
  • Signs of water damage, staining, or mould
  • Condition of windows and whether they open and close properly
  • Functioning light switches and electrical outlets in every room
  • Adequate storage space for your needs

Kitchen:

  • Condition and age of appliances
  • Functioning taps and adequate water pressure
  • Cabinet and counter condition
  • Ventilation above the stove

Bathrooms:

  • Water pressure and hot water availability
  • Condition of tiles, grout, and fixtures
  • Signs of moisture damage around the tub, shower, and under the sink
  • Functioning exhaust fan

Basement:

  • Signs of water intrusion or dampness
  • Condition of the foundation walls
  • Age and condition of the furnace, water heater, and electrical panel

Practical Considerations

  • Cellphone reception throughout the unit
  • Natural light at the time of day you'd typically be home
  • Noise levels from neighbours, traffic, or nearby businesses
  • Parking availability and condition
  • Proximity to transit, schools, grocery stores, and other amenities you need

Questions to Ask

  • How old is the roof, furnace, and water heater?
  • Have there been any insurance claims on the property?
  • What are the average monthly utility costs?
  • Are there any known issues with the property the seller is required to disclose?
  • How long has the property been listed and have there been any previous offers?
