Viewing a property is your opportunity to assess whether it's worth making an offer on. Go in prepared with a checklist so you don't miss anything in the moment.
Outside the Property
- Overall condition of the exterior walls, roof, and foundation
- Condition of the driveway, walkways, and fencing
- Drainage around the property (does water pool near the foundation?)
- Condition of the gutters and downspouts
- Any visible signs of damage, rot, or deferred maintenance
Inside the Property
Throughout:
- Condition of walls, ceilings, and floors in every room
- Signs of water damage, staining, or mould
- Condition of windows and whether they open and close properly
- Functioning light switches and electrical outlets in every room
- Adequate storage space for your needs
Kitchen:
- Condition and age of appliances
- Functioning taps and adequate water pressure
- Cabinet and counter condition
- Ventilation above the stove
Bathrooms:
- Water pressure and hot water availability
- Condition of tiles, grout, and fixtures
- Signs of moisture damage around the tub, shower, and under the sink
- Functioning exhaust fan
Basement:
- Signs of water intrusion or dampness
- Condition of the foundation walls
- Age and condition of the furnace, water heater, and electrical panel
Practical Considerations
- Cellphone reception throughout the unit
- Natural light at the time of day you'd typically be home
- Noise levels from neighbours, traffic, or nearby businesses
- Parking availability and condition
- Proximity to transit, schools, grocery stores, and other amenities you need
Questions to Ask
- How old is the roof, furnace, and water heater?
- Have there been any insurance claims on the property?
- What are the average monthly utility costs?
- Are there any known issues with the property the seller is required to disclose?
- How long has the property been listed and have there been any previous offers?
