Vancouver is one of Canada's most expensive cities for renters, but there is meaningful variation in average rents across its neighbourhoods. The city's east side and southern neighbourhoods consistently offer lower average rents than the downtown core and west side, while still providing good transit access and a full range of amenities. This guide covers eight of Vancouver's most affordable neighbourhoods for renters.

Sunset-Victoria Fraserview

Consistently among Vancouver's most affordable neighbourhoods, Sunset-Victoria Fraserview is a multicultural, family-oriented area in the city's southeast. It offers a close-knit community feel, easy access to Fraser River parks, and a range of local shops and restaurants. Housing includes a mix of older homes and apartments at various price points. Transit connects the area to downtown Vancouver in 35 to 45 minutes.

Marpole

At the southern end of Vancouver, Marpole sits between the city and Richmond, with Vancouver International Airport nearby. Granville Street is the neighbourhood's main commercial corridor, running from 41st Avenue south to the Fraser River, with a growing number of dining and shopping options. Most of the housing stock is older low-rise buildings from the 1960s through to the 1990s, supplemented by newer multi-residential developments. Downtown Vancouver is 15 to 20 minutes by car or 30 to 40 minutes by transit.

Hastings-Sunrise

Just east of Commercial Drive and north of the Trans-Canada Highway, Hastings-Sunrise has developed a strong identity as a neighbourhood of independent cafes, local restaurants, and a growing arts presence. It is close to the PNE grounds and Hastings Park, and the R5 rapid bus on Hastings Street connects to downtown in 20 to 25 minutes. A mix of older homes and newer apartment buildings are available to rent.

Killarney

A family-oriented residential neighbourhood in Vancouver's southeast, Killarney is known for its green spaces, top-rated schools, and community centres. It is primarily made up of older detached homes with some newer apartment buildings. Transit connects to downtown in 30 to 40 minutes, and the neighbourhood is easily accessible by car via Kingsway.

Renfrew-Collingwood

One of Vancouver's larger east-side neighbourhoods, Renfrew-Collingwood stretches along the Kingsway corridor to the city's Burnaby border. It has a largely residential character with a mix of older Vancouver Special homes and low- and high-rise apartment buildings. Renfrew Ravine Park and the Still Creek watershed provide green space nearby. The neighbourhood is well served by transit, with downtown accessible in 15 to 20 minutes.

Dunbar-Arbutus

Combining two distinct west-side neighbourhoods, Dunbar-Arbutus has a quieter, more residential feel than many parts of Vancouver while remaining close to Queen Elizabeth Park and the amenities of West 41st Avenue and Dunbar Street. Housing is a mix of Vancouver Special homes, newer multi-residential buildings, and some older apartments. Downtown is 10 to 15 minutes by car or 20 to 25 minutes by transit. Despite its west-side location, average rents in Dunbar-Arbutus tend to come in below the city average.

Kerrisdale

Known for its tree-lined streets, boutique shops, and local restaurants centred around West 41st Avenue, Kerrisdale has historically had a reputation as one of Vancouver's more prestigious neighbourhoods. Despite this, its average rents tend to fall below the city average, making it one of the better-value options on Vancouver's west side. Housing is predominantly older character homes with some newer low- and mid-rise apartment buildings. Downtown is 15 to 25 minutes by car or 30 to 40 minutes by transit.

Shaughnessy

Located in the heart of Vancouver's west side, Shaughnessy is characterised by grand heritage homes on spacious, tree-lined properties. While it is known as an upscale neighbourhood, average rents for apartments and shared accommodations fall below the city average, offering access to a quiet, central location at a lower price point than many west-side alternatives. Downtown is 10 to 15 minutes by car or 20 to 25 minutes by transit.
