Calgary has grown significantly as a rental market in recent years, with demand from interprovincial migrants and newcomers driving rents higher across the city. Despite this, Calgary remains considerably more affordable than Vancouver or Toronto, and there is meaningful variation in average rents across the city's different quadrants. This guide covers the five main areas of Calgary ranked from most to least affordable, to help budget-conscious renters decide where to focus their search.

For current average rent figures by quadrant and neighbourhood, see the Calgary and Edmonton Rent Report.

Southeast Calgary

Consistently the most affordable quadrant in Calgary, Southeast Calgary combines lower average rents with access to the expansive Fish Creek Provincial Park, one of Canada's largest urban parks, and a growing network of trails and communities. Major transit arteries including Stoney Trail provide good connectivity across the city. The area is popular with families and nature enthusiasts. Search listings in Calgary.

Northeast Calgary

Among the cheapest areas to rent in Calgary, the Northeast is known for its cultural diversity, family-friendly atmosphere, and Prairie Winds Park. Deerfoot Trail connects the quadrant to the rest of the city efficiently, making it a practical choice for commuters. The area has a strong sense of community and a range of housing types at below-average price points.

Northwest Calgary

On the city's north side with scenic views toward the Rocky Mountains, Northwest Calgary has higher average rents than the Southeast and Northeast but still comes in below the city centre. The quadrant is known for its upscale communities, excellent schools, and Nose Hill Park, one of Calgary's largest natural spaces. Crowchild Trail provides access to the University of Calgary and the broader city.

Southwest Calgary

A primarily residential quadrant with affluent neighbourhoods and proximity to the Glenmore Reservoir, Southwest Calgary sits towards the higher end of the city's rental range. The area has efficient transit connections along Macleod Trail and is popular with professionals and families who want a quieter residential setting with easy access to downtown.

Calgary City Centre

The downtown core and surrounding inner-city neighbourhoods consistently have the highest average rents in the city, reflecting their proximity to employment, entertainment, and the CTrain network. Calgary City Centre includes landmarks like the Calgary Tower and Prince's Island Park, and offers the highest concentration of urban amenities. For renters who prioritise walkability and access to work, the premium can be worth it.

Avoiding Rental Scams in Calgary

Calgary's growing rental market has brought increased scam activity alongside legitimate listings. Key red flags:

  • Rent priced significantly below the quadrant average
  • Requests for a cash deposit before a lease is signed or a property has been viewed
  • Pressure to send money urgently
  • Requests for your SIN or banking details before you are ready to sign
  • Listings that do not provide a full street address
