  • One-bedroom rents down year-over-year, with mixed neighbourhood trends
    • Montreal unfurnished one-bedroom rents fell 7.5% year-over-year. Verdun (-17.7%) and Le Plateau-Mont-Royal (-13.7%) saw the biggest drops, while Saint-Henri (+9.6%) and Notre-Dame-de-Grâce/Côte-des-Neiges (+1%) continued to show strong demand.
  • One-bedroom rents steady month-over-month in February 2026
    • Overall, one-bedroom rents rose slightly by 0.7% in February 2026. Saint-Henri (+7.4%) and Le Plateau-Mont-Royal (+5.3%) led monthly increases, while Downtown (-0.6%) and Ahuntsic-Cartierville (-4.7%) saw modest declines.
  • Larger units show diverging trends across the city
    • Two-bedroom rents dipped slightly month-over-month (-0.2%), with increases in Villeray (+8.9%) and declines in Ahuntsic-Cartierville (-3.3%). Three-bedroom rents rose 1.4%, led by Hochelaga-Maisonneuve (+3.1%), while Villeray–Parc-Extension fell (-4.4%).

Average rent across Montreal

This month, the average rent price for an unfurnished one-bedroom unit has increased by $12, bringing Montreal’s city-wide average rent to $1,615/month, still well below rates in other major Canadian rental markets like Metro Vancouver and Toronto. Looking at a year-over-year comparison, Montreal’s city-wide rental rate for an unfurnished one-bedroom unit is $131 less than what it was in February 2025.

Month-to-month rent change

Looking at both furnished and unfurnished units, there were some notable changes in rental rates across Montreal neighbourhoods this month.

Looking first at unfurnished one-bedroom units, there were increases in month-to-month rent prices in Saint Henri (7.40%) and Le Plateau-Mont-Royal (5.30%), while Ahuntsic-Cartierville (-4.73%) saw the most notable decline.

Looking at furnished one-bedroom units, average rent prices saw an increase in Verdun (6.57%) and Ahuntsic-Cartierville (5.23%), while Saint Henri (-7.83%) saw the largest decline.

Montreal unfurnished vs furnished rent averages

This February, average monthly rent prices for furnished one-bedroom units decreased while unfurnished one-bedroom units increased. Unfurnished one-bedroom units increased (0.72%) to $1,615/month, while furnished one-bedroom units decreased (-0.24%), renting for an average of $1,647/month.

Neighbourhood breakdown

Montreal’s most and least expensive neighbourhoods had significantly different average rent prices this February. This month, Hochelaga-Maisonneuve is cheapest neighbourhood to rent in at an average of $1,403/month for an unfurnished one-bedroom unit. Meanwhile, Saint Henri is the most expensive neighbourhood for an unfurnished one-bedroom, at an average of $1,864/month – $461 more than in Hochelaga-Maisonneuve.

Let’s look even closer at the different listing types to see the differences in one-, two-, and three-bedroom rental rates across each area.

  • All unfurnished one-bedroom rent prices decreased in Downtown.
  • All unfurnished one-bedroom rent prices increased across Montreal neighbourhoods except Downtown, Ahunstic-Cartierville, Hochelaga-Maisonneuve, and Westmount.
  • Rent prices for unfurnished three-bedroom units increased across Montreal neighbourhoods except Ahunstic-Cartierville, Downtown, and Villeray-Parc-Extension.

Data collection methodology

Our monthly rent reports use data from our own liv.rent listings, as well as data our team manually collects from other popular listing sites – looking at available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.

When collecting this data, we do exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation. Investing in manual data collection means that we only consider the current month’s listing, since we can filter out duplicate listings and older ads that haven’t been removed.

Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices. Many official reports will include data for entire buildings in their reports, which tends to skew numbers lower since many units are already occupied, and may be rent-controlled or rented for significantly lower than the current rates.

As we are a Canadian rental platform founded and based in Vancouver, we want to ensure that we’re providing a completely accurate depiction of the rental market in the cities we look at.
