Compared with September 2025, when the citywide average was $1,292, unfurnished one-bedroom rent is up 2.2% year-over-year, even after easing for two straight months from July’s seasonal high of $1,353.
• South Winnipeg is pulling away as the city’s priciest neighbourhood
  • South Winnipeg posted the highest unfurnished one-bedroom rent of any Winnipeg neighbourhood in September at $1,385, up 1.2% from August. Its unfurnished two-bedroom rent also rose, up 1.1% to $1,786, and it recorded a furnished two-bedroom average of $1,948.
• One-bedroom and two-bedroom rents moved in opposite directions this month
  • Unfurnished one-bedroom rents fell in five of Winnipeg’s six neighbourhoods in September, led by a 3.4% drop in East Winnipeg, while unfurnished two-bedroom rents rose in five of six, led by a 7.6% increase in West Winnipeg. South Winnipeg was the only neighbourhood where one-bedroom rent increased, and East Winnipeg was the only neighbourhood where two-bedroom rent declined.

Average rent across Winnipeg

This September, the average asking rent for an unfurnished one-bedroom unit in Winnipeg was $1,321 per month, down 1.3% from August. Compared with September 2025, when the citywide average was $1,292, unfurnished one-bedroom rent is up 2.2% year-over-year.

Winnipeg’s average asking rent remains well below both Metro Vancouver and Toronto, two of Canada’s most expensive rental markets.

After rising sharply in February, Winnipeg’s average unfurnished one-bedroom rent dipped in March and April, increased from May through July, then eased in August and September.

The table below breaks down this month’s average asking rent by listing type across all six Winnipeg regions, with a year-over-year comparison where last September’s data is available.

Month-to-month rent change

Winnipeg’s average asking rent for an unfurnished one-bedroom eased 1.3% between August and September, settling at $1,321. Movement varied widely across the city’s six regions. East Winnipeg recorded the largest one-bedroom decrease at 3.4%, while South Winnipeg was the only neighbourhood where one-bedroom rent increased, up 1.2%.

Two-bedroom units moved in the opposite direction. West Winnipeg posted the largest increase at 7.6%, while East Winnipeg was the only neighbourhood where two-bedroom rent declined, down 0.6%.

South Winnipeg is the most expensive neighbourhood to rent in this month, with an unfurnished one-bedroom asking $1,385 per month. St. Boniface is the most affordable at $1,280 per month.

Data collection methodology

Our monthly rent reports use data from our own liv.rent listings, as well as data our team manually collects from other popular listing sites, covering available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.

When collecting this data, we exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation. Investing in manual data collection means we consider only the current month’s listings, since we can filter out duplicate listings and older ads that have not been removed.

Another key difference between our data collection methods and those of agencies such as the Canada Mortgage and Housing Corporation is that we include only current asking rent prices. Many official reports include data for entire buildings, which tends to skew numbers lower since many units are already occupied and may be rent-controlled or rented well below current rates.
