According to East Village’s community site, the tower has 190 rental units spread across 24 storeys, with one-, two-, and three-bedroom homes. Suites feature quartz countertops, Italian cabinetry, and floor-to-ceiling windows. As of September 2, 2026, the lowest advertised one-bedroom rate is $2,098 a month, according to the building’s own leasing site, with two-bedroom homes priced from about $2,719 and three-bedroom penthouses higher still. Advertised rates and incentives change often, so confirm current pricing directly before you tour.

The building’s signature amenity is Club Arris, a resident-only floor with more than 25,000 square feet of indoor and outdoor space, including a fitness facility, social lounges, and private work and study rooms, which may be useful if you split your week between home and the office. Arris East allows up to two pets per apartment, each under 50 pounds, with a non-refundable monthly pet rent charged per animal and some breed restrictions in place, according to the building’s own site. Getting around from Arris East

EV606 by Alston Properties

EV606, at 606 Confluence Way SE next to the historic Simmons Building, is a six-storey building with 44 residential rental units, according to CMLC. The building is now actively leasing, with its first residents moving in during December 2025. As of September 2, 2026, the building’s official site advertises one-bedroom suites from $1,680 a month and two-bedroom suites from $2,050, with electricity, heat, water, and Wi-Fi included in rent, a real advantage if you’re trying to budget precisely. The building emphasizes secured bike parking and advertises outdoor parking one block south rather than an underground stall, so if you drive daily, confirm parking arrangements before signing.

Four more projects are underway or in the planning pipeline, expected to add new supply to East Village through 2027.


Library Square by Bankside Properties

Library Square, just east of the Central Library, will bring 162 purpose-built rental homes across two six-storey buildings once complete. CMLC says the project broke ground in early 2026, with tenants expected to move in during 2027. It’s the furthest along of the neighbourhood’s new projects.


Lyric, Vibe, and the Edgewater

CMLC’s January 2026 announcement confirmed five new development projects beginning construction in East Village this year: Library Square, Lyric, Vibe, the Edgewater, and a Truman hotel project. Together, the pipeline is expected to add more than 700 new rental and condo homes to the neighbourhood, plus 132 new hotel rooms, according to CMLC.

Lyric, a planned 208-unit building from Ayrshire Group on a six-storey footprint, is expected to begin construction in 2026. Vibe, from Slokker Homes, is planned as a 13-storey building with 218 residential units and roughly 1,100 square metres of commercial space. The Edgewater, from Trico Communities, is planned as a nine-storey building with approximately 170 residential units, along with commercial space and childcare services. None of the three has published rents, exact timing, or a firm move-in date yet, so treat any specific date as preliminary until the developer confirms one.


Should you sign now or wait for new supply?

If you’re weighing whether to sign now at Arris East, the Hat, or EV606, versus waiting to see what these later projects offer, keep in mind that a fixed-term lease in Alberta locks in your rent for the full term regardless of what opens up next door. Waiting has an upside if you want newer stock, but it comes with the trade-off of not knowing final pricing until each building is closer to leasing. Alberta tenant rights every East Village renter should know before signing


No rent cap, but notice and timing rules still apply

In Alberta, there’s no limit on how much a landlord can raise your rent, but timing rules still protect tenants. Under the province’s Residential Tenancies Act, a landlord cannot increase rent until at least 365 days have passed since the tenancy began or the rent was last increased, whichever is later, and for a month-to-month tenancy, they must give at least three full tenancy months’ written notice. Rent cannot be increased during a fixed term at all, even if the 365-day mark falls before the term ends, according to the Government of Alberta’s tenant information guide. This is useful to know if you’re moving from a province with rent-control rules, such as B.C. or Ontario, since the notice-and-timing protections exist even without a dollar cap.


Security deposits: the one-month cap and the 2026 interest rate

A security deposit in Alberta cannot exceed one month’s rent, and it must be held in an interest-bearing trust account. For 2026, the prescribed interest rate on deposits is 0%, down from 0.5% in 2025, according to the Government of Alberta.
