  • One-bedroom rents are going up in most areas
    • From December to February, unfurnished one-bedroom rents increased in much of Winnipeg. Downtown rose from $1,269/month in Dec 2025 to $1,292/month in Feb 2026 (+1.8%). The North End went from $1,255/month to $1,368/month (+9%). East Winnipeg saw the biggest jump, up 11% from $1,184/month to $1,318/month, showing stronger demand for smaller units.
  • Two-bedroom rents stabilize after a January dip
    • Unfurnished two-bedroom rents dipped in January but rebounded slightly in February across several areas. South Winnipeg recovered to $1,726/month in Feb. West Winnipeg followed a similar pattern, ending February at $1,636/month, roughly flat versus December. This suggests the mid-winter softening was temporary rather than a sustained drop.
  • Three-bedroom rents remain uneven, with affordability gaps widening
    • Larger-unit pricing continues to vary sharply by neighborhood. In February, unfurnished three-bedroom rents ranged from $1,969/month in West Winnipeg to $2,094/month in South Winnipeg. The North End saw the biggest short-term increase, rising from $1,853/month in January to $2,000/month in February (+8%).

Average rent across Winnipeg

This month, the average rent price for an unfurnished one-bedroom unit was $1,342/month, well below rates in other major Canadian rental markets like Metro Vancouver and Toronto. This February, rent for a unfurnished one-bedroom was $56 more than last month.

Month-to-month rent change

To better understand how rent prices have changed in Winnipeg, let’s look at the most significant changes for unfurnished one-bedroom units this month.

Several areas saw notable changes in average rent prices this month. Looking at unfurnished one-bedroom units, the North End (7.84%) and St. Boniface (7.54%) saw the largest increases (7.84%), followed by East Winnipeg (3.82%).

Neighbourhood breakdown

Winnipeg’s most and least expensive neighbourhoods had slightly different average rent prices this February. This month, downtown Winnipeg is the cheapest neighbourhood to rent in at an average of $1,292/month for an unfurnished one-bedroom unit. Meanwhile, West Winnipeg is the most expensive neighbourhood, at an average of $1,397/month – $105 more than in downtown.

Let’s look even closer at the different listing types to see the differences in one-, two-, and three-bedroom rental rates across each area.

  • All unfurnished one-bedroom rent prices increased across Winnipeg neighbourhoods.
  • All unfurnished two-bedroom rent prices increased across Winnipeg neighbourhoods except downtown and West Winnipeg.
  • All unfurnished one-, two-, three-bedroom rentals increased in price in North and South Winnipeg.

Data collection methodology

Our monthly rent reports use data from our own liv.rent listings, as well as data our team manually collects from other popular listing sites – looking at available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.

When collecting this data, we do exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation. Investing in manual data collection means that we only consider the current month’s listing, since we can filter out duplicate listings and older ads that haven’t been removed.

Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices. Many official reports will include data for entire buildings in their reports, which tends to skew numbers lower since many units are already occupied, and may be rent-controlled or rented for significantly lower than the current rates.

As we are a Canadian rental platform founded and based in Vancouver, we want to ensure that we’re providing a completely accurate depiction of the rental market in the cities we look at.
