How to Use Social Media to Market Your Rental

Unlike realtors who have to market properties all the time, property managers may go months or even years between property vacancies. However, given that most renters are only obligated to give one month’s notice before moving on, you will have to act quickly to ensure your property is rented as soon as possible and cash flow isn’t interrupted. In addition to home listing sites, you need to employ a focused social media campaign to cast the widest, most suitable net of potential tenants.  It is important to have good photos of your property. You will post them on every social media platform and listing site. They are key to attracting inquiries and ultimately, to securing a tenant. We recommend hiring a professional photographer once and keeping the image gallery for use with subsequent promotions as tenants change over.  

Here are some quick and easy tips for leveraging the various social platforms:

Instagram

Instagram is the fastest growing platform with 800 million monthly users so it cannot be ignored. It is visual and powerful and easy to use.

Consider posting multiple images of your property (example below) and effectively employ tags to help people find your content. You might consider tags that link the property to nearby landmarks like parks, shopping centres, recreation centres or schools, for example.

Consider using the Instagram story function as well to show quick video tours of the property. They are dynamic, easy and peak interest.It is worth experimenting with different hashtags and keeping track of which ones are more successful in engaging the right audience. We recommend maxing out the number of hashtags available to you.

The beauty of Instagram is the immediate feedback in terms of likes, comments and direct messages (DMs).

 

Facebook

Facebook, though recently under fire, still has billions of users so be sure to keep your Facebook page up to date with all key listing information and photos to start. Then consider paying for a Facebook ad because it knows who is looking for a place based on search activity and will target ads to potentially well-suited candidates. Also, list your property on Facebook marketplace. It serves as yet another listing platform but there is a chance it catches the eye of a great tenant who doesn’t typically refer to listings platforms.

Join landlord and property management communities on Facebook. They may share listings and will reach different populations increasing your reach.

YouTube/Video

YouTube is the most obvious video platform to mention but really you can use the in-app video functionality provided by Instagram or Facebook to create effective video tours of your rental property. Cross promotion is encouraged. Once your video is complete, push it across all your active social media channels for optimal reach and engagement.
