  • Mixed movement in the furnished rental market
    • Between September and October 2025, furnished one-bedroom rents in Montreal showed mixed movement. Downtown remained stable at $1,985/month with a slight 0.58% increase, while Hochelaga-Maisonneuve also edged up by 1.13% to $1,657/month. In contrast, Plateau-Mont-Royal saw a sharp decline of -6.35%, and Notre-Dame-de-Grâce/Côte-des-Neiges also dropped -4.37%.
  • Plateau-Mont-Royal rents climb while the rest of Montreal slips
    • Montreal’s average unfurnished one-bedroom rent dropped slightly this month to $1,647. Yet Plateau-Mont-Royal stood out with a nearly 8% jump. Elsewhere, rents cooled — falling -6.9% in Saint-Henri, -3.3% in Notre-Dame-de-Grâce/Côte-des-Neiges, and -3.1% in Verdun.
  • Where Montreal rents are falling the fastest
    • Year-over-year data shows rent declines for both furnished and unfurnished one-bedrooms in Downtown, Verdun, Ahuntsic–Cartierville, and Hochelaga-Maisonneuve — but the bigger drops are among unfurnished units.

Average rent across Montreal

This month, the average rent price for an unfurnished one-bedroom unit has decreased by $18, bringing Montreal’s city-wide average rent to $1,647/month, still well below rates in other major Canadian rental markets like Metro Vancouver and Toronto. Looking at a year-over-year comparison, Montreal’s city-wide rental rate for an unfurnished one-bedroom unit is $96 less than what it was in October 2024.

Month-to-month rent change

Looking at both furnished and unfurnished units, there were some notable changes in rental rates across Montreal neighbourhoods this month.

Looking first at unfurnished one-bedroom units, there was a notable increase in month-to-month rent prices in Plateau-Mont-Royal (+7.96%), while Saint Henri (-6.91%) saw the most notable decline.

Looking at furnished one-bedroom units, average rent prices saw an increase in Hochelaga-Maisonneuve (+1.13%), with Plateau-Mont-Royal (-6.53%) seeing the largest decrease.

Montreal unfurnished vs furnished rent averages

This October, average monthly rent prices for one-bedroom unfurnished decreased while furnished units increased. One-bedroom unfurnished units decreased (-1.06%) to $1,647/month, while one-bedroom furnished units increased (+1.66%), renting for an average of $1,708/month.

Neighbourhood breakdown

Montreal’s most and least expensive neighbourhoods had significantly different average rent prices this October. This month, Ahuntsic-Cartierville is Montreal’s cheapest neighbourhood to rent in at an average of $1,407/month for an unfurnished one-bedroom unit. Meanwhile, Westmount is the most expensive neighbourhood for an unfurnished one-bedroom, at an average of $1,861/month – $454 more than in Ahuntsic-Cartierville.

Let’s look even closer at the different listing types to see the differences in one-, two-, and three-bedroom rental rates across each area.

  • All unfurnished one-bedroom rent prices across Montreal neighbourhoods decreased except for Hochelaga-Maisonneuve, Plateau-Mont-Royal, and Westmount
  • Meanwhile, rent for all unfurnished two-bedroom units increased across Montreal neighbourhoods except Notre-Dame-de-Grâce/Côte-des-Neiges, Saint Henri, and Plateau-Mont-Royal
  • Westmount, Downtown, and Saint Henri were the most expensive neighbourhoods for unfurnished three-bedroom units

Data collection methodology

Our monthly rent reports use data from our own liv.rent listings, as well as data our team manually collects from other popular listing sites – looking at available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.

When collecting this data, we do exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodation. Investing in manual data collection means that we only consider the current month’s listing, since we can filter out duplicate listings and older ads that haven’t been removed.

Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices. Many official reports will include data for entire buildings in their reports, which tends to skew numbers lower since many units are already occupied, and may be rent-controlled or rented for significantly lower than the current rates.

As we are a Canadian rental platform founded and based in Vancouver, we want to ensure that we’re providing a completely accurate depiction of the rental market in the cities we look at.
