Renting costs $864 less a month

We’ll walk through the Prince Edward Island rules behind buy vs rent in Charlottetown for renters, buyers, and landlords, and renting wins in our October 2026 comparison. Owning a typical Island home costs about $864 a month more than renting a two-bedroom, before you’ve paid down a dollar of principal. Renting also costs less over five and 10 years, and buying only catches up in year 23.

Is it cheaper to rent or buy in Charlottetown right now?

Renting comes out cheaper right now. In October 2026, a typical Charlottetown two-bedroom costs less than owning a typical home, every month and over five and 10 years, and buying doesn’t overtake renting until year 23 in our calculator. The result rests on a 20% down payment and RBC’s 5.14% five-year fixed rate, listed on October 19, 2026. The result also holds under both checks below, one on price and one on rent.

We start from the September 2026 MLS Home Price Index (HPI) composite/single-family price of $377,900. Charlottetown is a little different from the other cities we’ve compared. The Canadian Real Estate Association (CREA) publishes that price for the whole Island, not for Charlottetown alone. We set it against a two-bedroom average rent of $1,358 a month from CMHC’s October 2025 survey. On those numbers, owning costs about $2,222 a month before principal and $2,723 a month once you include principal, against $1,358 for renting. Closing day would take about $85,028 in cash.

The one number that matters

At October 2026 prices and rates, the gap before principal is about $864 in the first month. That gap is the extra interest, property tax, insurance, and maintenance a Charlottetown owner pays compared with renting. General information, not financial or legal advice.

What does it cost to buy in Charlottetown?

To buy at the Island’s September 2026 HPI price of $377,900, you’d need about $85,028 in cash on closing day, using October 2026 mortgage rates. Borrowing the remaining $302,320 at the 5.14% five-year fixed rate RBC listed on October 19, 2026 costs about $1,782 a month, before property tax, insurance, or maintenance.

CREA’s statistics page for the Prince Edward Island Real Estate Association shows that the Association’s members sold 201 homes in September 2026, up 6.9% from September 2025. The composite/single-family HPI price was $377,900, up 0.5% from a year earlier. The average price of homes sold was $409,925, up 1.4%. Active listings stood at 1,360, which is 6.8 months of inventory, against 7.2 months a year earlier and a long-run September average of 5.7 months.

Cost to buy

Amount

Basis and date

Home price (MLS HPI composite/single-family, Prince Edward Island)

$377,900

CREA, Prince Edward Island Real Estate Association, September 2026

Down payment (20%)

$75,580

Modelling assumption

Mortgage

$302,320

Price less down payment

Mortgage payment (principal and interest)

$1,782 a month

5.14%, 25-year amortization, RBC, October 19, 2026

Property tax

$6,311 a year

Provincial and City of Charlottetown 2026 residential rates, applied to price

Real property transfer tax

$3,779

1% of price, Government of Prince Edward Island

Closing allowance (1.5%)

$5,669

Modelling allowance

Upfront cash needed

$85,028

Down payment plus closing allowance plus transfer tax

Which price do we use for Charlottetown?

For every city, we price a typical home with the MLS HPI published by CREA. CREA reports one HPI price for the Prince Edward Island Real Estate Association, which covers the whole province. That means there’s no Charlottetown-only figure, so we use the Island-wide price of $377,900 (September 2026). Homes in the capital may sell for more than the Island figure. But the only Charlottetown-specific numbers we found were brokerage estimates and asking prices, which you can’t fairly compare with an HPI price, so we left them out.

The Island-wide price is the more favourable one for buying. We re-ran the calculator at the $409,925 average sale price for the Island in September 2026, with property tax and transfer tax rescaled to that price. The first-month gap before principal widens from $864 to $1,044, and buying then doesn’t catch up with renting within 25 years.

How is Charlottetown property tax calculated here?

The Government of Prince Edward Island (page dated September 2, 2026) sets the provincial rate for non-commercial property at $1.70 per $100 of taxable value assessment. Residents of the province may be eligible for a provincial tax credit of $0.70 per $100, a net $1.00. The City of Charlottetown’s residential rate is $0.67 per $100 for 2026-27 (“No Increase”, effective April 1, 2026), as the City’s 2026-27 Budget Book lists it. The City’s budget announcement (March 31, 2026) also says there’s no change to the property tax rate. Add them up and you get $1.67 per $100, or 1.67%. At the $377,900 price, that’s about $6,311 a year, or $526 a month, for 2026.

The Island taxes the taxable value assessment, not the sale price. The province’s property assessment page (June 15, 2026) explains that the taxable value of an owner-occupied home grows each year by the lower of the Consumer Price Index change and 5%. It can’t exceed the market value assessment, although it can be set equal to the market value when the property changes hands. The credit is for residents. Non-resident owners pay more, because the province raised their rate by 20 cents per $100 in 2026. Water and sewer charges and Island Waste Management Corporation fees aren’t included in our figures.

What does Prince Edward Island real property transfer tax add?

The province charges real property transfer tax of 1% of the greater of the purchase price or the assessed value, according to its Real Property Transfer Tax page (page dated April 8, 2026). On a $377,900 purchase, that’s $3,779. The province waives the tax for qualifying first-time home buyers who meet its residency and occupancy tests. We’ve left that waiver out of our numbers because not every buyer qualifies.

What does it cost to rent in Charlottetown?

A two-bedroom apartment or row unit in the City of Charlottetown had an average rent of $1,358 a month in CMHC’s October 2025 Rental Market Survey. You can see it in the average rent table on CMHC’s Housing Market Information Portal, and it’s the rent we use. Across all unit sizes the average was $1,285, and the vacancy rate was 1.5%. Statistics Canada’s quarterly asking-rent table (46-10-0092-01) doesn’t list Charlottetown, so the asking-rent source we use for other cities isn’t available here.

This is an older and different measure from the asking rents we used for the Ontario cities. CMHC surveys purpose-built buildings and reports what sitting tenants pay on average, and the figure is a year old, so it can differ from current listings. The Island’s rent control allowed increases of up to 2.0% for 2026, so the real average today is probably higher, by about 2% for a unit that took the full increase. We worked out what that does by re-running the calculator at $1,385 a month, which is the $1,358 plus the full 2.0% increase. In our October 2026 numbers, that narrows the first-month gap before principal from $864 to $837 and moves break-even from year 23 to year 22. Renting still comes out cheaper at five years ($86,491 against $136,063 for owning) and at 10 years ($181,984 against $238,299).

How do the monthly costs compare?

In the first month, at October 2026 prices, renting a Charlottetown two-bedroom costs about $1,358, while owning costs about $2,222 before principal and about $2,723 once you include principal. Owning runs about $864 a month higher before principal and $1,365 higher after it.

Monthly cost, month one

Amount

Gap versus renting

Renting a two-bedroom

$1,358

Not applicable

Owning: running cost (interest, tax, insurance, maintenance)

$2,222

$864 more

Owning: all-in payment including principal

$2,723

$1,365 more

Property tax is about $526 a month of that running cost, with insurance at $100, maintenance at about $315, and mortgage interest making up the rest. The all-in payment is about $501 higher in month one because it includes principal repaid. Principal is equity, not a cost, though the cash still leaves your account each month. Rates are October 2026, prices are September 2026, and tax rates are for 2026.

When does buying catch up in Charlottetown?

In our calculator, owning catches up with renting in year 23. As of October 2026, owning has a net cost of $136,063 over five years against $84,805 in rent, and $238,299 over 10 years against $178,437. If you’d stay five or 10 years, renting comes out ahead in both comparisons.

Horizon

Net cost of owning

Cumulative rent

Five years

$136,063

$84,805

10 years

$238,299

$178,437

Break-even

Year 23

Net cost of owning counts mortgage interest, property tax, insurance, maintenance, closing costs, transfer tax, and selling costs. It also counts the return the upfront cash could have earned elsewhere, then subtracts the home’s price gain. In our October 2026 numbers, the gap widens to about $60,000 around year 10. It then narrows to about $51,000 at 15 years and $21,000 at 20 years, as the mortgage balance shrinks and the home’s value climbs 2.0% a year.

What would change the result?

A few things would bring break-even sooner. One is a lower mortgage rate, and another is a lower property tax bill. A higher rent than the $1,358 CMHC reported in October 2025 would do it too, as would home prices rising faster than 2.0% a year. A Charlottetown home priced above the Island-wide figure would push the other way, as the $409,925 average price check for September 2026 shows.

What do renters and buyers need to know in Prince Edward Island?

In Prince Edward Island, the Residential Tenancy Act governs rent increases, and the maximum annual allowable increase is 2.0% for 2026, according to the Residential Tenancy Office. The Director of Residential Tenancy set it at 2.1% for 2027, effective January 1, 2027, as the Office’s 2027 allowable increase page confirms. A landlord must give at least three months’ written notice on an approved form. Rent can be raised only once in a 12-month period.

Does the cap follow the tenant or the unit?

It follows the unit, not the tenant. The Director of Residential Tenancy’s 2026 decision (September 22, 2025) describes the Island as a rent-controlled jurisdiction where rent is connected to the rental unit and not the tenant. So a landlord can’t legally raise the rent when a new tenant moves in. A landlord who wants more than the annual allowable increase needs an order from the Director, and the Residential Tenancy Office says an additional increase can’t exceed 3%. Our Rental Laws section on liv.rent sets out the wider rules.

What should buyers know?

If you’re buying, you’ll pay the province’s 1% real property transfer tax at registration, which is $3,779 on a $377,900 home (October 2026), unless you qualify as a first-time buyer. Property tax follows the assessed value, not the sale price, and the provincial credit applies to residents. For renters, the Rental Resources section goes into more detail.

Who is better off renting, and who is better off buying in Charlottetown?

Renting suits most Charlottetown households that want to keep their cash invested, may move for work or study, or don’t plan to stay for more than two decades. Buying suits you if you expect to stay a very long time and have the roughly $85,028 in upfront cash (as of October 2026) without draining your savings. It also suits you if you value control over your home more than the lowest monthly cost. General information, not financial advice.

If you rent

If you rent, the comparison favours you. That $864 a month before principal, as of October 2026, is the saving our calculator credits to renting. Rent in Prince Edward Island is tied to the unit and capped. A sitting tenant faces annual allowable increases of 2.0% for 2026 and 2.1% for 2027, unless the landlord obtains an order for more. The vacancy rate across all unit sizes was 1.5% in October 2025.

If you are a landlord

Owning costs about $864 a month more than renting before principal (October 2026), so few Charlottetown tenants have a financial reason to leave for a purchase. The rent for a unit stays tied to that unit rather than resetting at turnover, so the annual allowable increase is the usual limit on how much it can rise. Charlottetown had a 1.5% vacancy rate in October 2025. The landlord resources on liv.rent go further on pricing and screening.

If you are deciding between Charlottetown and another Atlantic city

We use the same method for every city we compare, so you can line them up side by side. Charlottetown’s price is an Island-wide figure, and each city’s other numbers come from its own local sources. Our buy vs rent comparison for St. John’s uses the same assumptions with St. John’s own price, tax, and rent.

How we calculated this

Every city in this comparison goes through the same calculator with the same assumptions, so the only things that change from place to place are four local numbers: the home price, the yearly property tax, the monthly rent, and the transfer tax. These are assumptions for comparison, not a quote or advice. We haven’t modelled mortgage qualification (the stress test), and we’ve left out condo fees.
