You can live beside the platform, in a loft on Station Street near the new hospital, which Providence Health Care says is a four-minute walk from the station, or near the seawall. Each choice costs you something different, and these seven buildings show how, with sourced facts, Walk Score walking times and the provincial rules for renting from a condo owner.

What do you trade for living beside the False Creek Flats?

You trade quiet residential streets for the shortest walk to a train, to Science World and to the seawall. Main Street-Science World Station sits at Main Street and Terminal Avenue at the foot of False Creek. TransLink’s SkyTrain page says Science World and Pacific Central Station, the intercity bus and rail terminal, stand on either side of it.

The station opened in December 1985 as Main Street and added Science World to its name on September 21, 1990, according to Wikipedia’s station entry. It’s an Expo Line station only. Trains run toward Waterfront in one direction and toward King George, Braid or Production Way-University in the other, and, TransLink says, the Millennium Line is a change at Commercial-Broadway, the next stop east. Science World’s dome began as the signature building of the 1986 World’s Fair, as Science World’s own history tells it. The science centre itself opened at 1455 Quebec Street on May 6, 1989, says Wikipedia’s Science World entry.

What you give up is some of the calm. The City of Vancouver says the Olympic Village was built to house athletes and officials for the 2010 Winter Games and became residential housing afterward. Station Street is where Pacific Central Station and the new St. Paul’s Hospital stand, so it’s a rail-and-hospital address, not a quiet residential street.

What are the seven rental buildings near Main Street-Science World Station?

All seven of these are strata buildings, where individual owners rent out suites, so your landlord is a condo owner rather than a company that runs the building. Its liv.rent page (opened October 20, 2026) shows a 1992 building by Bosa Properties with an exercise centre, hot tub, sauna and steam room, bike storage and in-suite laundry. A BC Condos and Homes strata listing shows strata plan LMS519 with rentals allowed. The trade: you get the shortest walk, but in the oldest building on this list, and from an owner rather than a company that runs the building.

Station Place, 1255 Main Street, is the other. Walk Score lists the Expo Line at 0.0 km and a one-minute walk, and liv.rent shows a 1996 building with an exercise centre, recreation centre, sauna and steam room, and hot tub. Its strata listing calls it freehold strata and names 1012 Main Street as the second building in the complex. The trade: the shortest walk of all seven, at the station’s own corner.

On Station Street by the new hospital

The Left Bank, 919 Station Street, was completed in 2005 by Ballenas Project Management, says its liv.rent page. A strata listing describes strata lofts on nine levels, in a complex shared with RailCar at 212 Station Street. Walk Score lists the Expo Line at 0.4 km but gives no walk time to the SkyTrain station for this address. By address, it sits on Station Street, the same street as Pacific Central Station and the new hospital, and Providence Health Care puts that hospital four minutes from the station. The trade: a loft building and a hospital-side address, but no sourced walk time to the platform. The listing says “rentals allowed w/restrictions,” which may be older bylaw wording, so the bylaws your landlord provides are the ones to check.

East 1st and East 2nd Avenues and The Creek: three newer buildings

Navio at the Creek, 1678 Pullman Porter Street, is a newer building. Its liv.rent building page says it was completed in 2018 by Concert Properties, with 177 units and 14 floors, an exercise centre, lounge, garden, concierge and air conditioning. A strata listing shows freehold strata plan EPP46205. Walk Score lists a six-minute walk at 0.3 km. The trade: a short walk in a newer building, with an owner as landlord. Concert Properties says The Creek community also includes an affordable rental building, the Railyard Housing Co-op at 95 East 1st Avenue, which the Community Land Trust describes as non-profit co-operative housing. That one isn’t among the seven.

Block 100, 111 E 1st Avenue, is an Onni building completed in 2016, with about 230 units on 15 floors, an exercise centre, recreation room and patio or terrace, says its liv.rent building page. Walk Score lists the Expo Line at 0.3 km and a five-minute walk, with Creekside Park, Thornton Park and Hinge Park nearby. The trade: newer finishes and a short walk, with an owner as landlord.

Second + Main, 180 E 2nd Avenue, is the newest building here. Its liv.rent building page says it was completed in 2021, with 233 units on 12 floors, air conditioning, a lounge, an exercise centre and a garden. A January 2020 Skyrise Cities report described 233 market condominiums plus 30 non-market rental units for artists on the block at Second Avenue and Main Street. Walk Score lists a seven-minute walk at 0.5 km. The trade: the newest building here, but with a walk that, like Sails, is the longest on this list by Walk Score.

Olympic Village: Sails

Sails, 1661 Ontario Street, is a 2010 building by Millennium Development Corporation. Its liv.rent page (opened October 20, 2026) lists 114 units on 10 floors, a bike storage room, exercise centre, recreation centre and sauna and steam room. A BC Condos and Homes strata listing shows strata plan BCS3841 with rentals allowed. Walk Score lists a seven-minute walk to the Expo Line and puts Creekside Park, Hinge Park and Habitat Island nearby. The trade: the water and a second rail line, in exchange for one of the longest walks to the Expo Line.

Olympic Village or the Main Street side: which suits a renter better?

If your day starts on the Expo Line, the Main Street side suits you. If you want the seawall and the Canada Line, Olympic Village does. Walk Score lists the Main Street and Quebec Street towers at one to three minutes from the Expo Line. Block 100 and Navio at the Creek are five to six, and Second + Main and Sails are seven.

For Sails, Walk Score also lists the Canada Line at 0.9 km without naming a station. There’s an Olympic Village Station on the line, and TransLink says it runs from Waterfront to YVR-Airport and Richmond-Brighouse, so the Village gives you a second route to Waterfront. The City adds that a ferry dock beside the Creekside Community Recreation Centre gives access to non-motorized boats.

What is it like to live next to a SkyTrain hub and a train terminal?

It’s a busy station. Wikipedia’s station entry lists 3,620,000 passengers at the station in 2025, 15th among 54 stations, and Pacific Central Station sits next door with its own traffic.

The City’s Southeast False Creek Official Development Plan (document dated July 2026) says frontages on Main Street and Quebec Street should be designed “to provide a buffer from traffic and noise on these busy streets.” On either street, you’re living on what the City itself calls a busy street. VIA Rail’s January 30, 2026 release says Pacific Central has had more than $8 million in upgrades over two years. The Urbanist reported that U.S. customs preclearance for Amtrak Cascades began there on June 8, 2026.

How much does a one-bedroom cost around the station?

In liv.rent’s October 2026 Metro Vancouver rent report, published October 2, 2026, the City of Vancouver’s average unfurnished one-bedroom asking rent was $2,329, which is 2.6% below October 2025. The Metro Vancouver average was $2,083, so the city runs about $246 higher. Both figures are asking rents, not what existing tenants pay.

The same October 2026 report puts Downtown at $2,496 for an unfurnished one-bedroom, and unfurnished two-bedrooms in the City of Vancouver at $3,125, up 5.2% from $2,970. The public text doesn’t break out Mount Pleasant or Southeast False Creek, where liv.rent’s building pages place these addresses, so we haven’t quoted a neighbourhood figure or stated any building’s rent. If you want more neighbourhood context, it sits in liv.rent’s Neighbourhoods guides and the Rent Reports archive.

What should renters and owner-landlords know about renting a condo suite in B.C.?

In a strata building, the landlord is the suite’s owner and the strata corporation sets the building rules, so a B.C. tenancy comes with two sets of paperwork. The Residential Tenancy Branch (RTB) rules cover the lease and rent; the strata’s bylaws cover how you live in the building. This is general information, not legal advice.

If you rent

You have to follow the strata’s bylaws and rules even if your landlord never gave you a copy, the Government of B.C. says. Your landlord must still provide the bylaws and a Form K, the Notice of Tenant’s Responsibilities, as its tenants in stratas page (publication date April 22, 2025) explains. If your landlord doesn’t provide them, you may be able to end the tenancy without penalty by acting within 90 days of learning of it.

On rent, the Government of B.C.’s rent increases page (last updated August 27, 2026) sets the 2026 limit at 2.3% and the 2027 limit at 2.2%, effective January 1, 2027. Your landlord must give at least three full months’ written notice on Form RTB-7, with the exact dollar amount and effective date, and may raise rent only once every 12 months. If a notice goes over the limit, you don’t have to pay the unlawful part. Raise it with your landlord first, apply to the RTB for dispute resolution if that doesn’t settle it, or deduct an overpayment from future rent with a written explanation.

If you are a landlord

The Province’s landlord and strata guidance (last updated November 26, 2022) says stratas aren’t allowed to have rental-restriction bylaws, though they can restrict or ban short-term rentals. You must give each tenant the bylaws, rules and Form K, and give the strata a copy of the Form K signed by the tenant within two weeks of renting. If a tenant incurs a fine, the strata can require you to pay it. You can collect that amount from the tenant, but the Province says you can’t hand the responsibility itself to the tenant.

The rent rules bind you equally: 2.3% for 2026, 2.2% for 2027, three full months’ notice on Form RTB-7, once every 12 months, and no rounding up or carrying over unused increases. You can go above the limit only with the tenant’s written agreement or through an RTB application. The Province announced the 2027 limit in a news release dated August 27, 2026. Providence Health Care’s project page (last reviewed June 22, 2026) says the new St. Paul’s Hospital opens in 2027 and is bordered by Station Street, Prior Street, Trillium Park and National Avenue.

The second is rental housing. City Council approved a rezoning on February 10, 2026 for 42-storey and 25-storey towers with 780 rental homes at 1405 Main Street and 1510 Quebec Street, the City’s Shape Your City page says. The City’s presentation to Council describes the site as directly across from the station. The page lists no construction start, so these aren’t homes you can rent yet.

The third is transit. The Broadway Subway extension of the Millennium Line is scheduled to open in fall 2027, says the Province’s September 21, 2026 release, and riders from this Expo Line station would change at Commercial-Broadway.
