You’ll find entrances on Granville Street, Seymour Street, and Dunsmuir Street. TransLink’s Buzzer counted 5,861,000 boardings there in 2025, fifth among SkyTrain stations and down from 6,149,000 and fourth place in 2024. TransLink counts a boarding each time a customer taps in at a fare gate or gets on a bus.

The platforms sit about 25 metres underground, the deepest on the Expo Line, says Wikipedia’s station page. TransLink’s SkyTrain page lists the wheelchair-equipped Dunsmuir Street access as one of the ways in, and the Hudson is the building above it. Before you count on any one entrance, check TransLink’s alerts page, because the Granville Street side connects through the former Hudson’s Bay store.

Because the station is in zone one, you’ll pay the one-zone price if you stay in Vancouver: TransLink’s fare table lists an adult monthly pass at $117.20, which reflects the July 1, 2026 fare increase. If you commute out of Vancouver, Waterfront Station, two stops away, is the better base, as our guide to rental buildings near Waterfront Station explains. Stadium-Chinatown is one stop east, and our guide covers apartments near Stadium-Chinatown Station. The BCIT Downtown campus at 555 Seymour Street is on the same street as the station’s Seymour entrance, and our BCIT Downtown renter’s guide covers that too.

Is Granville Street okay to live on?

It depends on how much you mind noise. Granville Street is Vancouver’s entertainment district, so if you live on or beside it, expect evening and weekend noise, and the City has said so in writing. In its May 3, 2010 report on the rezoning of 1142 Granville Street, City staff attached a draft by-law. It says dwelling units there are in an “activity zone” under the Noise Control By-law and are “subject to noise from surrounding land uses and street activities.” The same report placed the Entertainment District “in the 600 to 900 blocks of Granville Street.”

The Hudson’s address, 610 Granville Street, falls inside the 600 to 900 blocks the report calls the Entertainment District. The Standard, at 1142 Granville Street, sits just south of that stretch, and the same report says the Entertainment District lies north of the site.

What is changing on and around Granville Street in 2026?

City Council approved the Granville Street Plan on June 4, 2025, a 20-year plan for the street, and the summer of 2026 brought a pedestrian zone. The City of Vancouver says Granville Street between West Georgia and Davie streets was closed to vehicles from June 11 to September 7, 2026. Buses were re-routed to Howe and Seymour streets from June 8 to September 11, with dedicated bus lanes installed on both. The City’s page says Granville will reopen to vehicles and transit from September 12, 2026, and that staff will report back in early 2027.

That matters most if you’re eyeing a building on Howe or Seymour. The June 4, 2025 committee minutes record the plan’s policy to seasonally re-route bus service to Howe and Seymour streets during pedestrian zone pilots. A suite on either street may see more bus traffic in future summers. The City’s June 4, 2025 release adds that the plan treats Georgia to Smithe as a City Centre area for new mixed-use development. The Entertainment Core from Smithe to Davie restricts residential use to preserve nightlife.

The former Hudson’s Bay flagship at 674 Granville Street, which connects to the station, is also changing hands. Daily Hive reported on April 29, 2026 that Onni had signed a purchase agreement with the court-appointed receiver on April 23. Lee & Associates’ second-quarter 2026 retail report says Onni acquired the site through a court-ordered sale at a reported $112.5 million. Neither source describes a redevelopment plan.

What does rent look like in the downtown core in 2026?

In its September 9, 2026 release, Statistics Canada put the average asking rent for a two-bedroom apartment in the Vancouver census metropolitan area at $3,030 a month in the second quarter of 2026. That’s down 4.1% from the second quarter of 2025. The same release put average paid rent for a two-bedroom, which is what existing tenants pay, at $2,470. Asking rent covers advertised suites, and paid rent covers sitting tenancies. The 2025 base is flagged for use with caution, so don’t read the two as one rent when you compare.

In the Downtown neighbourhood, an unfurnished one-bedroom averaged $2,496 in asking rent, against $2,329 for the City of Vancouver as a whole. Both figures come from liv.rent’s October 2026 Metro Vancouver rent report, published October 2, 2026. Those are asking rents for one-bedroom suites, a different measure from the Statistics Canada two-bedroom figure. We don’t quote a rent for any single building, because rents are set suite by suite.

Should you rent a condo suite or a purpose-built studio here?

The choice comes down to who your landlord is. In a condo tower such as the Hudson or Capitol Residences, you’ll rent from the suite’s individual owner, so the landlord and the terms can differ from one suite to the next. The Standard is a single rental building run by one manager. liv.rent describes its homes as studios, so couples and roommates may need a condo tower.

The Canada Mortgage and Housing Corporation’s Fall 2025 Rental Market Report, published December 11, 2025, shows how the market splits. In the Vancouver area in October 2025, CMHC counted a 1.5% vacancy rate and a $2,900 average two-bedroom rent in rented condominium apartments. Purpose-built apartments had 3.7% vacancy and a $2,363 average two-bedroom rent. Those figures are about 10 months old, and CMHC’s calendar lists the next report for December 8, 2026.

What do strata bylaws say about noise?

In a strata building, noise comes with a rule as well as a feeling. The Government of B.C.’s page on tenants in stratas, published April 22, 2025, says the Standard Bylaws bar unreasonable noise and nuisance. It also says tenants must follow the strata’s bylaws even if the landlord never handed them over. Read the bylaws before you sign.

What do the cap, Form RTB-7, and strata Form K mean for a downtown tenancy?

Whichever type of suite you rent or own, the same Residential Tenancy Branch rules apply. The Government of B.C.’s rent increases page, last updated August 27, 2026, limits a yearly increase to 2.3% for 2026 and 2.2% for 2027. That page also requires Form RTB-7 and three full months of written notice, and it allows one increase in any 12-month period. A strata building adds one more document, Form K, which the sections below explain. General information, not legal advice.

If you rent

An increase above the limit, or one given without proper notice, is not one you have to pay. The Government of B.C. says to raise it with your landlord first, then apply to the Residential Tenancy Branch for dispute resolution. It also says you may deduct an overpayment from future rent with a written explanation. In a strata building, the Government of B.C.’s tenants-in-stratas page says your landlord must also give you a copy of the bylaws and rules and a Form K, the Notice of Tenant’s Responsibilities. Our Rental Laws section covers the wider rules, and the Neighbourhoods section compares other parts of Vancouver.

If you are a landlord

If you own a suite in one of these towers, the cap binds you too: 2.3% for 2026 and 2.2% from January 1, 2027, with Form RTB-7 and three full months of notice. The Government of B.C.’s page for landlords and strata corporations, last updated November 26, 2022, says the strata needs a copy of Form K signed by your tenant within two weeks of renting. It also says the strata can require you to pay a fine your tenant earns, which you can then collect from the tenant.
