Mount Pleasant, Mariner Mews, Landmark Caprice, and Windsor Park are by the Broadway campus at 1155 East Broadway, and Studio at 518 Beatty, 33 Living, and The Cosmo are by the Downtown campus at 250 West Pender Street. Each campus teaches different programs, so we’ve treated this as a trade-off, not one ranking, and we cover the rent math for sharing a three-bedroom.

Broadway campus or Downtown campus: which one should decide where you rent?

Your program decides, because VCC teaches different programs at each campus. VCC’s campus tours page lists Health Care, University Transfer, and Transportation Trades at the Broadway campus, and Dental, Design, Culinary, and Hairstyling at the Downtown campus. VCC’s 2026/27 program guide adds that the college serves 13,000 students a year across its two campuses.

The two campuses sit at different SkyTrain stations too. VCC’s transit page puts the Broadway campus just steps from VCC-Clark Station on the Millennium Line, and the Downtown campus a short walk from Stadium-Chinatown Station on the Expo Line. If you’ll attend both, TransLink’s SkyTrain page says you can ride the Expo Line to Commercial-Broadway Station and transfer to the Millennium Line. Our guide to apartments near Commercial-Broadway Station covers the blocks around that interchange.

What does it cost to split a three-bedroom near VCC in 2026?

Splitting a three-bedroom would run about $1,383 a month each three ways, or about $1,038 a month each four ways, before utilities. We worked that out from Statistics Canada’s average asking rent for a three-or-more-bedroom apartment in the Vancouver census metropolitan area, $4,150 a month in the second quarter of 2026. The source is table 46-10-0092-01, released September 9, 2026. Asking rent is what listings advertise, and the table publishes no paid-rent figure for three-bedroom apartments in Vancouver.

That $4,150 average is down about 4.2% from $4,330 in the second quarter of 2025, though Statistics Canada flags that year-earlier figure for cautious use (we worked out the percentage ourselves). The average covers the whole metropolitan area, so it can’t tell you anything about either campus, and no source we could cite publishes rent by campus or by building. We also couldn’t find a source that says how many three-bedroom suites any of the seven buildings below contain.

For a second yardstick, liv.rent’s October 2026 Metro Vancouver rent report, published October 2, 2026, puts the average asking rent for an unfurnished one-bedroom in the City of Vancouver’s Downtown neighbourhood at $2,496. In the text we could read, the report shows no figure for the blocks near the Broadway campus, so it can’t rank the two sides.

On the budget side, VCC’s guide for international students says VCC has no on-campus housing or dormitory. It advises budgeting a minimum of $2,000 to $2,500 per month, with housing alone ranging from $1,000 to $3,000 per month as of 2025 (the page itself is undated).

Which seven rental buildings are near VCC’s two campuses?

Four of the seven suit the Broadway campus and three suit the Downtown campus. We couldn’t find walking times in any source, so the table places each building by street address only. Here’s how to read those numbers: under the City of Vancouver’s address assignment guidelines, East addresses count up going east and West addresses count up going west, starting from Ontario Street (Carrall Street downtown). So on the same street, a lower number sits closer to that starting point. All seven are strata-titled: each suite has its own owner who may rent it out. The facts below come from the buildings’ strata listing summaries on BC Condos and Homes and, for Studio, from the heritage register. Each building name links to its liv.rent page, so you can look at any of them yourself.

Building

Campus

Address

Position by address

One confirmed fact

Mount Pleasant

Broadway

1099 East Broadway

Same street as the campus (1155 East Broadway), 56 street numbers lower

32 suites over four storeys, built in 1994

Mariner Mews

Broadway

1040 and 1060 East Broadway

Same street as the campus, 95 to 115 street numbers lower

80 suites over four storeys, built in 1984

Landmark Caprice

Broadway

1066 East 8th Avenue

East 8th Avenue, a parallel street, 89 street numbers lower than the campus’s 1155

Four storeys, 47 suites, with an elevator

Windsor Park

Broadway

930 East 7th Avenue

East 7th Avenue, 190 street numbers lower than the campus entrance at 1120 East 7th Avenue

44 suites over three storeys, built in 1974

Studio

Downtown

518 Beatty Street

Beatty Street, the station’s own street (the station is at 590 Beatty Street)

1911 warehouse designated a City of Vancouver heritage site in 1994

33 Living

Downtown

33 West Pender Street

Same street as the campus (250 West Pender Street), 217 street numbers lower

Nine storeys, built in 2009

The Cosmo

Downtown

161 West Georgia Street

Corner of Georgia and Beatty streets

253 suites, completed in 2012, with an indoor pool and bowling alley

Which four rental buildings suit the Broadway campus?

If you’re at the Broadway campus, you have four low-rise strata buildings to choose from. They’re three or four storeys, built between 1974 and 1994, and sit on East Broadway and East 7th and 8th avenues near 1155 East Broadway. VCC-Clark Station opened on January 6, 2006 as the western end of the Millennium Line, Wikipedia says, and VCC’s transit page adds that the 99 B-Line and the number 9 bus also serve the campus.

Mount Pleasant

Mount Pleasant, at 1099 East Broadway, is on the same street as the campus, 56 numbers below the campus’s 1155. Its strata listing shows 32 suites over four storeys, built in 1994, with in-suite laundry, secured parking, storage, and wheelchair access. The listing’s description calls the location “across Vancouver Community College”, but that’s the listing’s wording, not a measured distance.

Mariner Mews

Mariner Mews, at 1040 and 1060 East Broadway, is the largest of the four. It has 80 suites over four storeys, built in 1984, and its listing shows an elevator, shared laundry, secured parking, and storage. The listing places it near the crossroads of East Broadway and Windsor Street. liv.rent files the building under 1040 East Broadway and holds a second row for 1060, so our link goes to the 1040 page. We couldn’t find a source that counts how many of its suites are rented out.

Landmark Caprice

Landmark Caprice, at 1066 East 8th Avenue, is a four-storey building with 47 suites, an elevator, shared laundry, and secured parking, its strata listing says. The listing describes the area as Mount Pleasant, and its bylaw summary says rentals are not allowed. The Government of B.C. says stratas cannot have rental-restriction bylaws (see the strata section below), though, so that note is a question for the owner or strata, not a final answer. The listing also has some inconsistencies, so confirm the year, suite count, and rental status before you rely on them.

Windsor Park

Windsor Park, at 930 East 7th Avenue, is the only three-storey building of the four. It was built in 1974 and has 44 suites, an elevator, shared laundry, storage, parking, and a bike room. Its listing describes it as across from China Creek Park. East 7th Avenue is also where the campus has an entrance, at 1120 East 7th Avenue, VCC’s campus tours page says.

Which three rental buildings suit the Downtown campus?

If you’re at the Downtown campus at 250 West Pender Street, you have three strata buildings from three different eras to compare: a 1911 warehouse, a 2009 mid-rise, and a 2012 amenity tower. Stadium-Chinatown Station sits at 590 Beatty Street. It opened on December 11, 1985 as Stadium and has been called Stadium-Chinatown since 2004, Wikipedia says.

Studio

Studio, at 518 Beatty Street, is the heritage pick. It occupies the Storey and Campbell Warehouse, an eight-storey brick building erected in 1911 and designated a municipal heritage site by the City of Vancouver on December 1, 1994, the Canada’s Historic Places register says. The register calls it “one of the best planned for its purpose in all of Canada”. BC Condos and Homes lists 50 suites, a conversion to residential use in 1996, an elevator, in-suite laundry, and a shared rooftop garden. Its address is on the same street as the station, 72 street numbers below the station’s 590.

Pender Street: 33 Living

33 Living is on West Pender Street at number 33, in the first block west of Carrall Street, while the campus’s 250 is in the 200 block of the same street. Its strata listing shows nine storeys, a 2009 build by Georgia Laine Developments, and an elevator, in-suite laundry, and a bike room. The homes are one- and two-bedroom suites and two-level penthouse lofts. The listing gives conflicting suite counts, so we’ve left the count out.

The Cosmo

The Cosmo, at 161 West Georgia Street, is the amenity tower of the three. Concord Pacific built it, James K.M. Cheng designed it, and it was completed in 2012, with 253 suites, its strata listing says. The listing shows an indoor pool, sauna, fitness centre, bowling alley, concierge, and roof terrace. It also places the building at the corner of Georgia and Beatty streets, the same Beatty Street as Stadium-Chinatown Station. If you’d rather live in the middle of downtown, compare these three with our guide to apartments near Granville Station.

What do you trade by renting near one VCC campus instead of the other?

You trade building type and access. In the listings we looked at, the Broadway campus side offers older, smaller, low-rise buildings, three or four storeys and built between 1974 and 1994, with shared laundry in three of the four. The Downtown campus side offers a 1911 heritage conversion, a nine-storey mid-rise, and a tower with a pool, so there’s more variety and more amenities to compare.

VCC names a SkyTrain station for each campus and lists the 99 B-Line and the number 9 bus for the Broadway campus. If you attend both campuses, a home near Commercial-Broadway Station puts you at the transfer point between the Expo and Millennium lines. And if you’re also weighing Langara College’s Canada Line campus, our guide to student housing near Langara College covers that side of the city.

Could VCC’s redevelopment plans change where you want to rent?

Yes, but in the long term. The City of Vancouver’s VCC Broadway Campus planning page, last updated July 28, 2026, says the City held public engagement from May 19 to June 12, 2026. It plans a second round in fall 2026 and expects a City Council decision in early 2027. Any specific development would go through a separate rezoning process.

On the college’s side, VCC’s president wrote on August 26, 2026 that construction on the Centre for Clean Energy and Automotive Innovation at the Broadway campus is progressing. The message places the centre along the Great Northern Way corridor.

The Broadway Subway is a separate project that affects VCC-Clark Station. The B.C. news release of September 21, 2026 says passenger service is scheduled for fall 2027 on a 5.7-kilometre extension of the Millennium Line from VCC-Clark Station to Arbutus Street, with six stations. That means VCC-Clark will stop being the end of the line, TransLink says.

The Downtown campus has a long-range plan too. VCC’s campus plan, approved by its board in 2019, proposes in its last phases to move Downtown programs to buildings on Great Northern Way and redevelop the Downtown site. The page doesn’t give dates, so it can’t tell you when.

Can you rent in a strata building near VCC, and which B.C. rules apply?

Yes. All seven buildings are strata-titled, and a strata cannot ban long-term rentals. Both renters and landlords do have duties that a plain apartment lease doesn’t. The rules below are general information, not legal advice.

If you rent

Your landlord must give you the strata’s bylaws and a Form K, says the Government of B.C.’s page for tenants in stratas (dated April 22, 2025). If they don’t, you have 90 days from learning of it to end the tenancy without penalty. If a listing’s summary says “rentals not allowed”, as the one for Landmark Caprice does, that note may predate the current rule. The Government of B.C.’s page for landlords and stratas (last updated November 26, 2022) says stratas are not allowed to have rental-restriction bylaws, although they can limit short-term rentals.

If you share a place, the Tenant Resource and Advisory Centre (page modified September 15, 2026) says co-tenants on one agreement are jointly responsible. So one roommate’s unpaid rent can put every roommate’s tenancy at risk.

On rent increases, the Government of B.C.’s rent increases page (last updated August 27, 2026) caps increases at 2.3% for 2026 and 2.2% for 2027. Your landlord must give you three full months’ written notice on Form RTB-7, and your rent can go up only once every 12 months. If a notice breaks those rules, you don’t have to pay the unlawful part, and you can raise it with your landlord and apply to the Residential Tenancy Branch for dispute resolution.

If you are a landlord

You must give your tenants the strata’s current bylaws and a Form K. You must also send the strata a copy signed by the tenant within two weeks, the Government of B.C.’s page for landlords and stratas says. Because a strata can’t screen tenants, the screening is yours, so see our guide to how to screen tenants. If you rent to roommates, one agreement together or separate ones changes who is responsible for the full rent.

The same Government of B.C. rent increases page limits you too. The province’s August 27, 2026 news release says the 2027 cap of 2.2% takes effect on January 1, 2027. For example, a $4,150 rent (the second-quarter 2026 Vancouver average above) could rise by at most $91.30 to $4,241.30, with three full months’ written notice on Form RTB-7, once every 12 months. That’s illustrative arithmetic, not a quote for any suite. The rent increases page also says a landlord can’t round up or carry over unused increase from a prior year. To see what comparable suites ask, liv.rent’s landlord dashboard shows the average rent for a comparable property. You can also browse the Neighbourhoods section for other parts of the city, or read our Rental Laws guides for more on B.C. rules.

What are the best rental buildings near Vancouver Community College?

It depends on which campus you’re at.
