Seven buildings along the Cambie Street corridor could work if you’re renting near Langara, but only one of them, Langara Gardens, is a long-running purpose-built rental complex. Five are strata buildings, where individual owners rent out their own suites. One is a furnished student residence. Where a source gives a walking time, we’ve included it. Park Station, Forty Nine West at Oakridge, and Cambria are the closest to the station on Cambie Street by address. That’s going by Wikipedia’s station entry<\/a>, which gives the station itself as 6488 Cambie Street. No source gives a walking time for these three.<\/p>\n

Park Station at 6328 Cambie Street<\/h3>\n

Park Station<\/a> stands at Cambie Street and West 48th Avenue, one block north of the station’s West 49th Avenue corner. VADA Property Management’s building data page<\/a> lists an eight-storey concrete building completed in 2022 with 50 strata units, a bike room, a club house, and a recreation centre, and says rentals are allowed. VADA rents individual owners’ suites but doesn’t manage the strata.<\/p>\n

Forty Nine West at Oakridge, 6383 Cambie Street<\/h3>\n

<\/p>\n

Forty Nine West at Oakridge<\/a> is an eight-storey strata building that Wanson Development completed in 2015, BC Condos and Homes<\/a> reports. The same page describes nine-foot ceilings, air conditioning, an interior courtyard, and an indoor lounge. Its 6383 Cambie address is just north of the station’s 6488 Cambie address, so you’d walk to the platform along one street.<\/p>\n

Cambria at 6633 and 6677 Cambie Street<\/h3>\n

<\/p>\n

Cambria has two liv.rent building pages: 6633 Cambie Street<\/a> and 6677 Cambie Street<\/a>. BC Condos and Homes<\/a> lists 126 suites completed in 2016, with rentals allowed under the strata bylaws. Both addresses are higher than the station’s 6488 Cambie, so the building sits south of the station along the same street.<\/p>\n

Which buildings sit farther south along Cambie Street?<\/h2>\n

<\/p>\n

If you don’t mind a longer walk to Langara-49th Avenue Station, Cambria Park and Langara Gardens sit farther south on Cambie Street, beside Cambie Park and across from Langara Golf Course. A source gives walking times only for Langara Gardens, and none gives one for Cambria Park.<\/p>\n

Cambria Park at 6933 Cambie Street<\/h3>\n

<\/p>\n

Cambria Park<\/a> is a six-storey building by Mosaic Homes, completed in 2019, with 69 one-, two-, and three-bedroom homes. Vancouver New Condos<\/a> places it on the edge of Cambie Park across from Langara Golf Course. Concert Properties<\/a> (article dated September 20, 2023) measures about a 10-minute walk from the station to the northeast corner of the neighbouring Langara Gardens site at Cambie Park. Cambria Park stands beside the same park, but no source gives a walking time for the building. Vancouver New Condos also says long-term rentals may be possible, subject to City rules and strata bylaws, so confirm the rental rules for the specific suite.<\/p>\n

Langara Gardens at 591 and 621 West 57th Avenue<\/h3>\n

<\/p>\n

Langara Gardens<\/a> is the one long-running rental complex on this list. The City of Vancouver’s Langara Gardens policy statement<\/a> says it was designed in 1968 on a site west of Cambie Street between West 54th and West 57th avenues, and that every home there is rental. The same statement puts the site 800 metres from Langara-49th Avenue Station. The City’s February 12, 2026 public hearing presentation<\/a> counts 605 rental homes: 335 in four towers and 270 in low-rise buildings. Peterson, which rents out the homes, lists indoor and outdoor pools, a fitness centre, and a sauna on its Langara Gardens page<\/a>. It also puts both the station and the college at about a 15-minute walk. The second liv.rent page is 621 West 57th Avenue<\/a>.<\/p>\n

The site is changing. The City says on its rezoning page<\/a> that council approved the application at a public hearing on February 12, 2026. The four towers stay, and the 270 low-rise homes are planned for phased redevelopment over an estimated 15 to 20 years. Existing tenants would be offered options such as moving into vacant tower units at current rents or into new units at a 20% discount to starting market rent. The owners say on their resident information page<\/a> that no notice to end tenancy based on redevelopment will be issued until the required permits are in place.<\/p>\n

Which buildings are one Canada Line stop south, at Marine Drive?<\/h2>\n

<\/p>\n

If you’d rather take the train one stop, GEC Pearson and Marine Gateway lean toward Marine Drive Station, the next stop south of Langara-49th Avenue. TransLink’s table lists that ride at three minutes. GEC lists Marine Drive among its nearby stations, and Marine Gateway is built into the station. You’re trading a short train ride for a different kind of home: one is a student residence and the other is a mixed-use tower.<\/p>\n

GEC Pearson at 7655 and 7657 Cambie Street<\/h3>\n

<\/p>\n

GEC Living<\/a> describes GEC Pearson as a furnished student residence in two buildings, with 129 units and up to 330 beds, and calls it the largest off-campus student residence in Vancouver. Langara partners with GEC and describes the residence as a 10-minute bus ride from campus, and GEC lists Marine Drive and Langara-49th Avenue stations as nearby. It’s a student residence rather than a general-market rental. GEC says friends, partners, or family of residents who aren’t students must live in a private apartment, and it offers leases of three to seven months or eight months or longer. Marine Gateway at 488 SW Marine Drive<\/h3>\n

<\/p>\n

Marine Gateway<\/a> is a 36-storey concrete tower completed in 2014 with 418 strata units where rentals are allowed, VADA Property Management<\/a> reports. Real Estate News Exchange<\/a> reported at the April 2016 opening that the development connects directly to Marine Drive Station and includes 46 dedicated rental units among its 461 homes. The two sources count units differently.<\/p>\n

Is it worth living near Langara, or should you commute from somewhere cheaper?<\/h2>\n

<\/p>\n

Many Langara students commute rather than live nearby. Langara’s accommodations page<\/a> says the college has no student residence on campus and lists homestay, partner GEC Living, and guidance on renting your own place. The Langara Voice<\/a> (page last updated November 6, 2024) reports that Langara’s 2023 transportation survey found 41% of students lived in Vancouver and 59% commuted from cheaper areas outside the city.<\/p>\n

One second-year computer science student told the paper, “You’re spending three hours every single day to get to school.” An international student said he still had doubts about rents in the Marine Drive area. What does a two-bedroom cost near Langara, and how old is that data?<\/h2>\n

<\/p>\n

The average purpose-built two-bedroom in the Vancouver census metropolitan area rented for $2,363 in CMHC’s October 2025 survey, published in its Rental Market Report on December 11, 2025. The same report found a 3.7% vacancy rate across purpose-built apartments. That’s about ten months old, and CMHC’s next report is scheduled for December 8, 2026. CMHC averages what existing tenants pay in purpose-built buildings, so it sits below what you’ll see asked on a new listing.<\/p>\n

Asking rents are a separate measure. Statistics Canada’s Quarterly Rent Statistics<\/a>, released September 9, 2026, put the Vancouver CMA average two-bedroom asking rent at $3,030 in the second quarter of 2026, down 4.1% from the second quarter of 2025. Asking rent measures advertised vacancies and CMHC measures existing tenancies, so the two figures don’t contradict each other. For a city-level one-bedroom, liv.rent’s October 2026 Metro Vancouver rent report<\/a>, published October 2, 2026, puts the City of Vancouver’s average unfurnished one-bedroom asking rent at $2,329, which is 2.6% below October 2025. None of these figures is a rent for the seven buildings above, so check each building’s liv.rent page for current asking rents.<\/p>\n

What is being built around Langara-49th Avenue Station?<\/h2>\n

<\/p>\n

Three projects near the station could add rental supply later, and none of them has an opening date we can point you to. Global Education Communities said on January 14, 2026<\/a> that the City had approved rezoning for a 26-storey rental tower at Cambie Street and West 49th Avenue. The company says the tower would have about 650 occupants, with 20% of units planned as below-market rental. The Langara YMCA site at 282 West 49th Avenue is the second. Council approved it in principle on February 25, 2025 for buildings of eight, 33, and 37 storeys, with 308 rental, 269 strata, and 88 social housing units as submitted, says the City’s application page<\/a>. The City’s revision page<\/a> also shows a minor increase in building heights approved on July 14, 2026.<\/p>\n

Farther south, ConnectCRE<\/a> reported on September 10, 2025 that PCI Developments had applied for a second Marine Gateway phase. ConnectCRE says the plan has two 43-storey rental towers and 1,000 rental homes, 200 of them priced 10% below CMHC’s city-wide average rent. These are a pipeline, not options you can rent this year.<\/p>\n

What should renters check before signing a lease in a Cambie Street strata building?<\/h2>\n

<\/p>\n

If you’re renting a strata suite in B.C., your landlord must give you the strata’s bylaws and rules and a Form K, the Notice of Tenant’s Responsibilities. The Province of B.C.’s strata renting page<\/a> (last updated November 26, 2022) says the landlord must send the strata the signed Form K within two weeks. If a landlord breaks these rules, they may have to pay your reasonable moving costs, up to one month’s rent, if you end the tenancy within 90 days of learning of the problem. The same page says stratas can’t have rental-restriction bylaws but can restrict or ban short-term rentals.<\/p>\n

On rent increases, the Residential Tenancy Branch’s rent increases page<\/a> (last updated August 27, 2026) sets the limit at 2.3% for 2026 and 2.2% for 2027. It requires three full months’ written notice on Form RTB-7 and allows one increase every 12 months. The page says you don’t have to pay an increase above the limit, or one without proper notice. You can raise it with your landlord, apply for dispute resolution, or deduct an overpayment from future rent with a written explanation. Our rental laws section<\/a> covers related rules. What do owners renting a suite near Langara need to do in 2027?<\/h2>\n

<\/p>\n

If you own a strata suite and rent it out, hand your tenant the bylaws and a Form K, and send the strata the signed copy within two weeks, as the same Province of B.C. strata page says. The Province’s August 27, 2026 news release<\/a> says the 2.2% limit takes effect January 1, 2027. The Residential Tenancy Branch’s rent increases page<\/a> adds that a landlord can’t round the amount up. Because notice must cover three full months, a notice given in late October 2026 can’t take effect on January 1, 2027.<\/p>\n
