Over 25 years the gap can close, depending on the price path and on whether the comparison is a one-bedroom or a two-bedroom.<\/p>\n<p><\/p>\n<br><h2 id=\"first-last-rent\">How we compared owning and renting in North Vancouver<\/h2>\n<p><\/p>\n<p>The comparison sets the monthly cost of owning a typical North Vancouver apartment against the October 2026 unfurnished asking rent, then follows each side&#8217;s net worth for 25 years. Whoever spends less in a given month invests the difference at the assumed return. The owner&#8217;s net worth is the home&#8217;s value after selling costs, minus the mortgage balance, plus any investments. The renter&#8217;s net worth is their investments, which start with the down payment and closing costs the owner would have spent. Break-even is the first year-end, counting from year one to year 25, at which the owner&#8217;s net worth catches up with the renter&#8217;s.<\/p>\n<p><\/p>\n<p>Every city in this series runs the same method on the same assumptions, so only the local inputs change. These are modelling assumptions, not forecasts, and the results are an illustration under them, not a prediction. The 4.50% rate is a round figure chosen for the whole series; real rates vary by lender, term, down payment and insured status. A higher rate would raise the owner&#8217;s payment and a lower one would cut it, but this post does not compute by how much. Each comes from a named source, set out below.<\/p>\n<p><\/p>\n<br><h3 style=\"color: #fe5f55\">Price: what the $769,000 measures<\/h3>\n<p><\/p>\n<p>Greater Vancouver REALTORS (GVR) reported a North Vancouver apartment price of $769,000 for September 2026, down 3.2% from a year earlier, in its <a href=\"https:\/\/members.gvrealtors.ca\/news\/GVR-Stats-Package-September-2026.pdf\" target=\"_blank\" rel=\"noopener\">September 2026 stats package<\/a> published October 2, 2026. The figure is GVR&#8217;s MLS Home Price Index reference price, an estimate of the sale price of a typical apartment rather than an average of the sales that happened. The same package puts the Greater Vancouver apartment figure at $682,500, so North Vancouver sits above the regional number. The row is for the apartment type, not for a particular bedroom count, and GVR reports North Vancouver as one area.<\/p>\n<p><\/p>\n<br><h3 style=\"color: #fe5f55\">Rent: the October 2026 liv.rent report<\/h3>\n<p><\/p>\n<p>The <a href=\"https:\/\/liv.rent\/blog\/rent-reports\/october-2026-metro-vancouver-rent-report\/\">October 2026 Metro Vancouver rent report<\/a> from liv.rent puts the North Vancouver unfurnished one-bedroom at $2,452, down 5.29% from a year earlier, and the unfurnished two-bedroom at $3,333. Rent per square foot is $3.49, and North Vancouver is the second most expensive city in Canada for a one-bedroom in that report, behind West Vancouver at $2,532. The report counts asking rents only and leaves out units listed above $5,000 and rooms, so it differs from CMHC&#8217;s whole-building data. It does not say whether its North Vancouver rents cover the City of North Vancouver, the District or both, which matters for the property tax pairing below.<\/p>\n<p><\/p>\n<br><h3 style=\"color: #fe5f55\">Property tax: the District&#8217;s 2026 rate<\/h3>\n<p><\/p>\n<p>The model uses the District of North Vancouver&#8217;s 2026 Class 1 residential rate of 3.28195 per $1,000 of assessed value, taken from the District&#8217;s <a href=\"https:\/\/docs.dnv.org\/documents\/2026-tax-rates.pdf\" target=\"_blank\" rel=\"noopener\">2026 tax rates schedule<\/a>. That total adds six levies: municipal 1.83419, school 0.99580, TransLink 0.35860, Metro Vancouver 0.05506, BC Assessment 0.03810 and the Municipal Finance Authority 0.00020. We used the District because its full per-$1,000 schedule was the one we could open and check line by line. The City of North Vancouver sets its own rate, which this post does not use. The calculator applies the rate to the $769,000 price as if it were the assessed value, and it adds no flat charges or utility fees.<\/p>\n<p><\/p>\n<br><h3 style=\"color: #fe5f55\">Similar price to Vancouver West, higher rent<\/h3>\n<p><\/p>\n<p>North Vancouver and Vancouver West have similar apartment prices but different rents. GVR&#8217;s September 2026 apartment prices are $769,000 in North Vancouver and $761,800 in Vancouver West, a gap of $7,200. In liv.rent&#8217;s October 2026 report, unfurnished asking rents for a one-bedroom and a two-bedroom are $2,452 and $3,333 in North Vancouver against $2,329 and $3,125 in Vancouver, which is $123 and $208 a month more. The pairing is rough: Vancouver West is one part of the city, the rent report&#8217;s Vancouver figures cover all of it, and the price is an index estimate while the rent is an asking rent, so they are different measures. It still shows that a similar purchase price sits beside a higher rent in North Vancouver. Prices also moved differently over the year, down 3.2% in North Vancouver and down 5.2% in Vancouver West.<\/p>\n<p><\/p>\n<br><h2 id=\"first-last-rent\">Monthly cost: owning in North Vancouver costs $4,115 against $2,452 or $3,333 in rent<\/h2>\n<p><\/p>\n<p>In month one, owning the $769,000 apartment costs $4,115 a month under the frozen assumptions. Buying also needs a $153,800 down payment (20%) and $16,380 in closing costs: $13,380 of B.C. property transfer tax, which is 1% to $200,000, 2% to $2,000,000 and 3% above that, plus a further 2% on residential value over $3,000,000 that does not apply here (<a href=\"https:\/\/www2.gov.bc.ca\/gov\/content\/taxes\/property-taxes\/property-transfer-tax\" target=\"_blank\" rel=\"noopener\">gov.bc.ca, page updated December 3, 2025<\/a>), plus the $3,000 for legal and inspection. In the model, the renter invests the down payment and closing costs on day one instead.<\/p>\n<p><\/p>\n<p>Both pairings are rough, because GVR&#8217;s price is for a typical apartment and is not specific to a bedroom count, so it may sit closer to one rent than to the other. The B.C. rent increase limit is <a href=\"https:\/\/www2.gov.bc.ca\/gov\/content\/housing-tenancy\/residential-tenancies\/rent-rtb\/rent-increases\" target=\"_blank\" rel=\"noopener\">2.3% for 2026 and 2.2% for 2027<\/a> (gov.bc.ca, page updated August 27, 2026), and the model&#8217;s rent growth of 2.2% a year matches the 2027 figure.<\/p>\n<p><\/p>\n<br><h2 id=\"first-last-rent\">Break-even in North Vancouver: when owning catches up with renting<\/h2>\n<p><\/p>\n<p>With flat prices, owning a North Vancouver apartment does not catch up with renting a one-bedroom within 25 years, and it catches up with renting a two-bedroom in the 15th year. Two percentage points of yearly price growth move the one-bedroom answer from never to the 13th year. Against the two-bedroom, the smaller monthly gap means the renter invests less, so the owner is ahead after 25 years in both scenarios (October 2026 rents, September 2026 price). All of this is an illustration under the stated assumptions, not a prediction.<\/p>\n<p><\/p>\n<br><h2 id=\"first-last-rent\">What the North Vancouver results show, and what would change them<\/h2>\n<p><\/p>\n<p>In this illustration, owning pulls ahead of renting only after a long hold in most cases: in three of the four pairings above, break-even takes 13 years or more or does not arrive within 25 years, and the exception is the two-bedroom with prices rising 2% a year. Renting costs less in month one in every pairing, and the $1,663 monthly difference against the one-bedroom (October 2026 rent) is what the model invests at the assumed 4.0%. Buying also needs $153,800 for the down payment and $16,380 for closing costs up front.<\/p>\n<p><\/p>\n<p>Several inputs could shift the result. The price path matters most in these results: the flat and 2% scenarios above give very different one-bedroom answers. Rents matter too, since North Vancouver&#8217;s one-bedroom asking rent is down 5.29% over a year (October 2026), and continued falls would make renting cheaper than the model&#8217;s 2.2% growth assumes. A different mortgage rate, a different building with a strata fee other than $500, a purchase in the City rather than the District, an assessed value that differs from the price, and the costs the model leaves out (tenant insurance, maintenance beyond strata, tax on investment returns) would each move the numbers.
