This post ranks the seven by starting price against the $1,254 city average in <a href=\"https:\/\/liv.rent\/blog\/wp-content\/uploads\/2026\/09\/Downloadable_Alberta_Rent_Report_September_2026_liv.rent_.pdf\">liv.rent&#8217;s September 2026 Calgary and Edmonton rent report<\/a> and shows what each one leaves out.<\/p>\n<p><\/p>\n<br><h2 id=\"first-last-rent\">What makes a rental building affordable in Edmonton?<\/h2>\n<p><\/p>\n<p>In this post, an Edmonton building counts as affordable when an owner lists a one-bedroom well under the $1,254 September 2026 average for an unfurnished one-bedroom in <a href=\"https:\/\/liv.rent\/blog\/wp-content\/uploads\/2026\/09\/Downloadable_Alberta_Rent_Report_September_2026_liv.rent_.pdf\">liv.rent&#8217;s September 2026 Calgary and Edmonton rent report<\/a>. That average was down 3.0% from a year earlier, and August 2026 stood at $1,264. The report counts current asking rents and leaves out listings over $5,000 and rooms or shared accommodation.<\/p>\n<p><\/p>\n<p>Citywide asking rents have been flat to soft. <a href=\"https:\/\/www.cmhc-schl.gc.ca\/observer\/2026\/2026-mid-year-rental-market-update\" target=\"_blank\" rel=\"noopener\">CMHC&#8217;s 2026 Mid-Year Rental Market Update<\/a>, published June 9, 2026, says Edmonton showed little change in asking rents through the fourth quarter of 2025, with high vacancy and turnover across all rent quartiles. That gives budget renters room to compare buildings, but it does not lower any single building&#8217;s price.<\/p>\n<p><\/p>\n<p>Every starting price here is the lowest one-bedroom asking rent shown on a Mainstreet Equity building page on September 28, 2026 (start from <a href=\"https:\/\/www.mainst.biz\/apartments\/edmonton\" target=\"_blank\" rel=\"noopener\">Mainstreet&#8217;s Edmonton listings<\/a>). We read Mainstreet&#8217;s Edmonton building pages to find the lowest starting prices, and all seven are Mainstreet buildings. Boardwalk&#8217;s Edmonton listings page showed only part of its portfolio, and the Boardwalk one-bedroom we checked, at Northridge Estates in Rundle Heights, listed at $1,091 on October 1, 2026, above the top of this ladder. We did not check every landlord in Edmonton, so this is a ladder of verified owner-listed prices, not a ranking of the whole city. A starting price is one building&#8217;s cheapest suite, so a larger or renovated one-bedroom costs more.<\/p>\n<p><\/p>\n<br><h2 id=\"first-last-rent\">What does heat and water included actually save?<\/h2>\n<p><\/p>\n<p>Heat and water included means the landlord pays those two bills, so they never land on your own utility accounts. <a href=\"https:\/\/www.epcor.com\/ca\/en\/ab\/edmonton\/account\/rates\/current-and-historical-rates\/water-and-wastewater.html\" target=\"_blank\" rel=\"noopener\">EPCOR<\/a> reports that most customers pay about $74 a month for water use on an average single-family household bill, before fixed fees, at rates effective April 1, 2026. That is a household figure that leaves out fixed fees, so it shows the scale of the bill, not what a one-bedroom renter would save.<\/p>\n<p><\/p>\n<p>Heat is a seasonal cost. The <a href=\"https:\/\/ucahelps.alberta.ca\/residential\/rates\/default-rates\" target=\"_blank\" rel=\"noopener\">Utilities Consumer Advocate<\/a> lists the default natural gas rate for ATCO Gas customers in Alberta at $3.331 per gigajoule in January 2026, $0.936 in May 2026, and $1.124 in September 2026, before billing and delivery costs. A building that includes heat takes that seasonal swing out of your budget.<\/p>\n<p><\/p>\n<p>Cheap does not mean all-in. None of the seven owner pages lists electricity as included, so confirm in your lease who pays for it. Boardwalk&#8217;s Riverview Plaza page names heat only as included (checked October 1, 2026), so read exactly what each page includes.<\/p>\n<p><\/p>\n<br><h2 id=\"first-last-rent\">Which seven Edmonton buildings list the lowest one-bedroom starting prices?<\/h2>\n<p><\/p>\n<p>Seven Mainstreet Equity buildings list a one-bedroom from $919 to $970 a month, all at least $284 below the $1,254 September 2026 city average. They run from Sunshine Mills at $919 to Hansen House at $970, and none of the seven owner pages mentions a waitlist. Cypress Manor and Julliard South tie at $949 and are listed alphabetically.<\/p>\n<p><\/p>\n<p>Six of the seven pages advertise a $250 move-in credit on new 12-month leases signed by October 1, 2026, so that offer may have ended by the time you read this; confirm it before you sign. Julliard South instead advertises a limited-time $499 deposit special with no end date, and the Palmont Place, Cypress Manor, Julliard South, Pine Manor, and Byron Apartments pages say the $499 deposit may vary with credit and rental history. Heat and water are included, and the owner states a two-minute walk to Element Fit YEG, transit described as just around the corner, and schools within an 11- to 20-minute walk. The trade-off is space, since its one-bedrooms run 526 to 588 square feet, and parking is on-site surface parking with no cost listed. Suites run 575 to 648 square feet with heat and water included, and the owner lists ample onsite parking without a price and a $25 pet fee. The owner states a six-minute walk to MacEwan University, a six-minute walk to Edmonton Catholic School, and a seven-minute walk to Safeway.<\/p>\n<p><\/p>\n<br><h2 id=\"first-last-rent\">How much cheaper is the Northeast than the Southwest?<\/h2>\n<p><\/p>\n<p>Northeast Edmonton is the most affordable quadrant, with an unfurnished one-bedroom averaging $1,183 in September 2026, against $1,345 in the Southwest. That is a $162 gap in the <a href=\"https:\/\/liv.rent\/blog\/wp-content\/uploads\/2026\/09\/Downloadable_Alberta_Rent_Report_September_2026_liv.rent_.pdf\">September 2026 Calgary and Edmonton rent report<\/a>, and the Northeast also posted the largest month-over-month decrease in unfurnished one-bedrooms while the Northwest posted the largest increase.<\/p>\n<p><\/p>\n<p>Six of the seven ladder buildings are described by their owner pages as sitting in Queen Mary Park or Central McDougall, and the report does not assign individual buildings to quadrants, so this ladder is not a Northeast list. Quadrant averages count every asking rent, while a starting price is one suite: Sunshine Mills at $919 is $264 under the Northeast average of $1,183 (September 2026), but the two figures measure different things.
