Northeast dropped from $1,483\/month in April 2025 to $1,320\/month in April 2026 (\u221211%), while Northwest declined from $1,604\/month to $1,439\/month (\u221210%). Two-bedroom unfurnished rents also decreased in most areas, confirming a broad market correction.<br><\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Edmonton rents remain relatively stable with only small monthly shifts<\/strong>\n<ul>\n<li>Month-over-month changes across Edmonton were limited. Downtown one-bedroom unfurnished moved from $1,246\/month in March to $1,238\/month in April (\u22121%), while Southwest increased slightly from $1,314\/month to $1,334\/month (+2%). Most areas stayed within a \u00b12\u20133% range, indicating a steady market.<br><\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Larger units are still trending lower, especially in Calgary<\/strong>\n<ul>\n<li>Unfurnished three-bedroom rents remain below last year in many Calgary areas. Northwest fell from $2,513\/month in April 2025 to $2,413\/month (\u22124%), while Northeast dropped from $2,176\/month to $2,000\/month (\u22128%). The average monthly rent for an unfurnished one-bedroom unit decreased (-1.31%) to an average of $1,440\/month this month. Prices for furnished one-bedroom units decreased this month (-5.12%), to a new average cost of $1,587\/month.<\/p>\n\n\n\n<p>At present, furnished units cost an average of $147 more per month to rent than unfurnished units. Prices for unfurnished one-bedroom units in Northwest Edmonton (2.31%) increased, as did Southwest Edmonton (1.49%). As of April 2026, furnished units in Edmonton rent for an average of $182 more than unfurnished units.
