Unfurnished two-bedroom rents also eased in most areas, including Calgary Southwest and City Centre, confirming a broad market cooling.<br><\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Edmonton shows deeper softening in one-, two-bedroom units<\/strong>\n<ul>\n<li>The largest declines are in Edmonton\u2019s unfurnished one-bedroom segment. Downtown fell from $1,353\/month in February 2025 to $1,249\/month (\u22128%), while Edmonton Southwest dropped from $1,387\/month to $1,298\/month (\u22126%) and Southeast from $1,373\/month to $1,294\/month (\u22126%). Two-bedroom unfurnished rents also edged lower across most districts, indicating continued pressure on entry-level demand.<br><\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Family-sized units are still adjusting downward across both cities<\/strong>\n<ul>\n<li>Unfurnished three-bedroom rents declined in most Alberta markets. Calgary Northwest fell from $2,592\/month to $2,278\/month (\u221212%), Calgary Southwest from $2,583\/month to $2,566\/month (\u22121%), and Edmonton Downtown from $2,235\/month to $2,176\/month (\u22123%). The average monthly rent for an unfurnished one-bedroom unit increased (0.27%) to an average of $1,490\/month this month. Prices for furnished one-bedroom units decreased this month (-4.49%), to a new average cost of $1,592\/month.<\/p>\n\n\n\n<p>At present, furnished units cost an average of $102 more per month to rent than unfurnished units. Prices for unfurnished one-bedroom units in Southeast (1.53%) and Northeast Edmonton (1.35%) increased. As of February 2026, furnished units in Edmonton rent for an average of $243 more than unfurnished units.
