Unfurnished 1-bedrooms were the only segment to see a slight increase, rising (+0.18%).<\/li>\n\n\n\n<li><strong>Despite July dip, Montreal rents are still up year-over-year<\/strong><br>Although rents did cool off month-to-month, Montreal still shows year-over-year increase &#8211; in contrast to cities like Vancouver and Toronto, where rents have fallen. The biggest YoY increase was seen in 1-bedroom unfurnished units (+3.55%).<\/li>\n\n\n\n<li><strong>Verdun sees rising rents for larger units<\/strong><br>Rent prices for larger units in Verdun are on the rise, with 2-bedroom unfurnished units up (+16.14%) and 3-bedroom furnished units up (+15.42%) year-over-year. Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\r\n\r\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices. Investing in manual data collection means that we only consider the current month\u2019s listing, since we can filter out duplicate listings and older ads that haven\u2019t been removed. <\/p>\r\n\r\n<p>Another key difference between our data collection methods and some government agencies like the CMHC is that we only include current asking rent prices.
